Hållbar utveckling handlar om samspelet mellan tre dimensioner av hållbarhet; social, ekologisk och ekonomisk. Enligt Boverkets vision för 2025 ska allt byggande vara hållbart med fokus på livskvalitet, god hälsa, hushållning med resurser och flexibilitet. Allt husbyggande och allt boende innebär ingrepp i naturens kretslopp. Genom medvetna val av material och metoder kan dessa ingrepp minskas och gynna utvecklingen för hållbart byggande. LEVA Husfabrik tillverkar nyckelfärdiga koncepthus hus i massivträ. Företaget har en uttalad vilja om att mot kund tydliggöra hur deras materialval påverkar hållbarhet. För att gå LEVAs vilja till mötes utreder rapporten begreppet hållbarhet, företagets materialval samt materialets betydelse för en generell husköpare. Ett hus från LEVA sätts också i jämförelse med ett traditionellt träregelhus för att identifiera skillnader gällande hållbarhet. Litteraturstudier, intervjuer samt en enkätundersökning ligger till grund för rapportens arbete. Hållbarhet har visat sig vara ett komplext begrepp som är svårt att mäta och bedöma. Utifrån de aspekter av hållbarhet som i rapporten behandlas, anses ett LEVA-hus vara en bra produkt. Enkätundersökningen visar att materialval har stor betydelse för många kunder, men är för de flesta inte en avgörande faktor. Enkäten visar också att kunderna förväntar sig att husleverantören gör bra materialval med hänsyn till miljöaspekter, snarare än att kunden själv ska göra valen. Jämförelsen visar att ett hus från LEVA är bättre än ett träregelhus gällande aspekter som kopplas till social och ekologisk hållbarhet. Ett träregelhus är billigare än ett LEVA-hus, men då priset endast är en del av den ekonomiska hållbarheten, bedöms de lika ur ett ekonomiskt perspektiv. Förbättringsmöjligheter gällande material och miljömärkning har identifierats och presenteras i rapporten. / Sustainable development is about the interaction between the three dimensions of sustainability; social, ecological and economic. Swedish Building Authority “Boverket”, has a vision for 2025, saying that all construction will be sustainable with a focus on quality of life, good health, conservation of resources and flexibility. All building construction and accommodation has impact on nature. A conscious choice of building materials and methods, can reduce the impact and promote sustainable construction.   LEVA house factory is a manufacturer of pre-fabricated houses made of solid wood. The company has a stated will to make clear to the customer how their materials are doing regarding sustainability. This report is investigating the concept of sustainability, the company´s building materials and the material´s importance for a general customer. A house from LEVA is also compared to a traditional wooden house to identify differences regarding sustainability. Literature studies, interviews, and a web based survey are the basis for this report. Sustainability has turned out to be a complex concept and is difficult to assess. According to the aspects we have analyzed in the report, a LEVA house is considered a good product. The results from the survey shows that building materials is of great importance for many customers, but for most people not a decisive factor. The survey also shows that customers expect the construction company to make good choices regarding environmental aspects, rather than making the decisions themselves. The comparison shows that a LEVA house is better than a regular wooden house regarding aspects linked to social and ecological sustainability. A wooden house is considerably cheaper than a LEVA house, but as the price only is a part of the economic sustainability, the two houses are judged equally from an economic perspective.  The report presents improvement opportunities within building materials and eco labeling.
