La presente tesis tiene un enfoque cualitativo que resuelve el problema del déficit habitacional en el país y para ello se ha trazado el objetivo de plantear un proyecto inmobiliario que beneficie a los compradores potenciales y sea viable económicamente. Para su realización se ha ejecutado el estudio de mercado correspondiente, la evaluación económica-financiera, la sensibilidad a los factores de riesgo de la investigación y se determinó que es una buena oportunidad de inversión ya que por su precio y entorno en el que se desarrollará, ofrecerá una mejor calidad de vida a sus propietarios. This thesis has a qualitative approach that solves the problem of housing shortage in the country and it has set the aim to propose a real estate project that benefits to potential buyers and economically viability. For its implementation it has executed the study of relevant market, economic and financial evaluation, sensitivity to risk factors of research and determined that it is a good investment opportunity as its price and environment to be held will offer a better quality of life to their owners.

The Diploma Thesis deals with the problem what resources are the most optimal to be used for financing if a company wants to renovate its real estate property. The core of the work is the comparative analysis of bank loans, a real estate leasing, subsidy programmes and reserves for fixed assets renovating. The thesis focuses on finding certain outputs which represent always the best option from several possibilities of financing, either from external or internal resources.
