Vývoj nové výstavby kancelářských prostor v Praze po roce 1989 / The office spaces development in Prague after 1989

In the nineties of the twentieth century the Prague office space market looked totally different from its current situation. The demand significantly exceeded the supply on the market and there was an entire lack of high-quality office places, which were built mostly in the city centre. There were predominating small projects of office and residential reconstructions which were limited by historical monument regulation and lack of space in the city centre. As of now the supply is prevailing on the Prague office space market and the situation for developers and tenants has totally changed. The competition of developers has rapidly increased and further increase is expectable. The development of new office buildings has moved from the city centre to the inner and outer city and the developers have focused on the multifunctional complexes, conversion of brownfields and construction of large city districts instead of separate office buildings. Prague office development is comparable with the development in Budapest and Warsaw. Commercialization of the city centre and suburbanization is even typical for all four capital cities in Central and Eastern Europe.

The main objective of diploma thesis "Suburbanization in Central Bohemia Region and its impact on health" is research of non-coordinated suburbanization in Central Bohemia Region and its relation to health of inhabitants. There is used an appropriate combination of research methods according to the research objectives and questions (mental maps, actor analysis, public policy analysis, comparation, interviews). It enables understanding of all aspects of thesuburbanization process. Many theoretical concepts are used, eg. determinants of health, urbanism, sustainable development, quality of life or social transformation. The first part of diploma thesis presents health problems caused by urban sprawl. These problems are related to air quality, physical activity, traffic, water quantity and quality, mental health, social capital and health of special populations. Inguiry identifies roles, interests and behaviour of relevant actors. It proves that current suburbanization of Central Bohemia Region, similar to urban sprawl, may influence health and quality of life of its inhabitants, and brings many negative externalities. This thesis focuses on residential suburbanization within Olomouc city and its surroundings. The aim of the thesis is to determine the degree of intensity of suburbanization of individual settlemements based on the available data. Pursuant evaluation, the settlements with higher suburbanization intensity will be selected and subjected to investigation. The purpose of the investigation is to determine the extent of influence by these processes and what the settlement with higher suburbanisation intensity brings to the citizens. Subsequently, the selected sites and their newly build environement will be assessed from urbanistic and architectural point of view. In conclusion, the detailed analysis of the most suburbanized settlement will be performed.

Subject of thesis are suburban zones of cities in direct contact with willages. Their phisical urban structures as well as their development in time and processes witch affects these changes. Despite that a different european countries has different systems of spatial planning, they allwys have three main levels of planning process. These layers are: Strategic planning, regulation level and execution level. What differs is tunig of this system and wights of importance set on different „layers“. This tuning has a substential impact on way how are the cities and urban structures developer. This tuning of spatial planning systém has huge impact on physical structure and form of cities. Every setting of system brings differnt possibilities of solving problems. In both schort-term and long-term development processes. This thesis will therefore examine affects of different settings of spatial planning system in Czech Republic and Federal Republic of Germany (In specific terms – Free state of Bavaria, region of Upper Palatinate) and its long-term afffects on phisical structure of cities. With empahsis on ways in which historical village structures integrate in city structure and transform in cities districts. Goal of thesis is effort to analyse results of these two spatial planning systems. And mainly in suburban zones affected by development axes of bigger cities. Thesis will compare urban and suburban structures of two cities in two different countries. Analysed example for Czech republic is Brno. As Bavarian example stands Regensburg (as a city of comparable structure). One of important criteria is ability of systéms to effectively capture and use all of territorys development potential and possibiliteis and therefore – ability to create viable and susteinable land systems. In suburban spaces where City systems meets suburban and village systems is intensive use of existing structures and active work with subcenters crutial to susteinable development of cities.

Since the 1990s, there has been observed a significant change in the use of second homes, especially in cottage sites in city outskirts as a part of suburbanization development. The aim of this work is to evaluate the status of second housing and these changes by example of outskirts of two czech provintial cities - Hradec Králové and Pardubice, which has not yet been given sufficient attention in previous studies. This work complements extensive researches realized by the Department of social geography and regional development, which pays a long-term attention to this subject. In order to maintain compatibility with these researches, there is used similar methodology that consists of the questionnaire survey. Capacities of elementary schools in the hinterland of the big cities presents actual problem of Czech educational system and no sufficient specialized attention is paid to it, except it has significant impact to the quality of education in these localities. Moreover it can support the inequalities in education. Therefore this diploma thesis offers complex view of investigated issue. The benefits of this work lies especially in the effort to indicate discussion about this topic, which no experts pay special attention to. The main goal is to describe the research problem, to clarify all the causes and consequences of the insufficient capacities in elementary schools problem and find out what is the extent of the problem in the hinterland of Prague. Primary and secondary data was used to achieve these goals. The overall research concept is based on mixed research technique. This diploma thesis finds out what is the current status of elementary schools education system in the hinterland of the big cities and what are causes and consequences of insufficient capacity problem of elementary schools with both quantitative and qualitative methods. The main topic of the work is the interpretation of feelings related to the issue of disappearing landscape values at the expense of uncontrolled extensive development of suburban areas. It is a subjective thought product of several years of experience in architectural practice, including, among other things, one's own participation in a similar invasive construction. This empiricism has resulted in the constant questioning of ethical conduct and responsibility. The key terms are suburbanization, urban sprawl, development, satellite town, outskirts, transformation of the aura of a place in „non-aura“. An integral part of the work is represented by considerations about the general position of the object within the hierarchy of (sub)urban space. The object does not mean only positive examples in the form of aesthetic, orientation or vegetation elements. The focus is also on its averted form — waste, utilitarian technical and functional elements or, for example, the seemingly endless colonization of public space by cars. Colonization of our minds. All spatial objects are also psychotropic. Their mental impact can be beneficial, arousing affect or emotion. But what if the objects in the public space are completely missing? The urban object is not far from the position of an artifact, a prop of everyday life, which does not belong to a person physically, but mentally.

This thesis on historical development of the construction of residential buildings and its effect on market prices of dwellings currently in Liberec accompanies the issue of correlation between architectural styles and price currently. It is divided into two parts, theoretical and practical. The theoretical part is focused on explaining concepts such as housing, housing stock, housing market and its failure, which follows the historical description of the construction of residential buildings. In other chapters of this part is talking about urban planning and housing policy. The practical part looks at this issue from the perspective of a particular town, which is Liberec. For him the basic information about the local conditions, history of architecture and subsequently through the commodities market tested real estate prices mentioned correlation and era of construction. The main source of research is in the thesis comparing average prices per m2 for each building type. During and at the end, the results are commented and compared.

Srovnávací analýza nové zástavby v okolí města Brna / Comparative Analysis of New Developments Around the City of Brno

This master’s thesis deals with analysis of documents for the realization of the new buildings the wider area of Brno. It is divided into the theoretical part and the empirical part. The theoretical part describes defines and characterize different stages of implementation of building plots in the framework of utility lines and roads on agricultural land (greenfields), designated for residential housing. In the empirical part goals and methodology of the research project are mentioned and it is divided into two parts. The first part is devoted to case studies comparing and analyzing the costs and revenues of the developer selected localities of satellite towns. The second part is focused on the actual development of land prices. It points to items affecting profit or loss of the developer. In the last chapter the author of this thesis describes creating a preliminary calculation, which the developer can determine whether a satellite town of the selected project will be successful or not. In conclusion, the thesis points out important factors affecting the project success of the satellite town.
