The aim of this Master's Thesis was to find enterprise value dated 31. 12. 2012. To set the enterprise value I used method of discounted economic value added EVA. Evaluation was made in software named Evalent. It is supporting tool for valuation of companies. Part of analysis was SWOT analysis and strategy analysis. To find the value of company I made financial plan of company based on data disposable for evaluation. I compared company with its main competitors and result of the comparison is that company is above average in each evaluated field. Value of company was set to 997.959.000 CZK.

The purpose of this diploma thesis is to estimate objectivised value of company Sokolovská uhelná, právní nástupce, a.s. on valuation date 31 December 2011. Thesis starts with introduction and overview of basic information about the company. Key part, strategic analysis, deals with analysis of sectors in which company operates, defines relevant markets, indentifies company's position on the market, forecasts prices of commodities and at the end presents forecasts of sales. In part financial analysis, complex financial health is verified. In Part generators of value and financial plan prediction of financial statements is forecasted. On these bases, discounted free cash flow valuation method is used to determine the value of company.

The thesis deals with the valuation of the trademark named "VLTAVOTÝNSKÉ KREMROLE". It is divided into five main parts. The first one examines external strategic potential based on past market characteristics and the future development. The same part analyses the internal strategic potential based on the potential of trademark's owner. In the second and third part I deal with the information about current financial indicators of the owner of the trade mark and their prognosis. The fourth part provides the results of the opinion survey which was targeted at the knowledge of valuated trademark between consumers and at their attitude to the trademark. The last part describes methods for valuation of the trademark and gives the final value of the trade mark.

The thesis deals with the valuation of the company Viko s.r.o. The aim of this thesis is to set a value of the firm which refers to 30. 4. 2015 for both owners and creditors. Based on the DCF method which is proceeded from free cash flows to firm (FCFF) generated in a particular year, an internal value of private equity is determined in addition to the company value. First of all is made a theoretical part and an analytical part of the thesis comes after. Strategic analysis of the macroeconomic and microeconomic environment, financial analysis and the prognosis of a financial plan for a period of 2015--2019 are applied in the process of valuation. After delivery of the statement of the enterprise value the attention is focused on defining the impact of factors that affect the resulting value of the company. The conclusion summarizes the analytical part of the thesis and suggestions resulting in increase of the enterprise value in the future are presented.

Estimating Effects of Dividend Tax Policy Changes in China

archives@tulane.edu / The dissertation includes three chapters analyzing the effects of divided tax policy changes in China. Specifically, this study discusses how firms responded to dividend policy changes, answers the question of whether such policy changes helped the government achieve its goal of lowering stocks’ turnover rates/trading volumes to increase financial market stability and explores the relationship between dividend taxation and firms’ value. The data shows that firms reacted quickly after the 2005 dividend tax cut. The total cash values of dividend distributions, distribution activities, and the number of firms that initiated/increased dividend payouts all increased after the announcement of this policy change. The paper finds that firms’ behaviors, in this case, were tax-driven. By conducting difference-in-differences method and propensity score matching with a variety of matching algorithms, I find that, after the 2005 policy change, lowering the dividend tax decreased the turnover rate and the number of trading volumes by over 18% and 68 million shares, respectively. However, when I extend this analysis to the 2012 dividend tax policy change, I find that the differentiated dividend tax has nearly opposite effects. Moreover, by using a logit model and price variation model, I find that firms’ value went up after the 2005 policy change. Property valuation for expropriation and compensation in Zimbabwe

This thesis is primarily concerned with laws guiding valuation for expropriation and compensation in Zimbabwe. The thesis aimed to identify and close gaps in the regulatory and legislative frameworks guiding property valuation approaches when land is expropriated in line with the current international best practice. A case study approach was used based on expropriated properties whose compensation amount was approved by the Compensation Committee (CC) during the multi-currency period (2009 – 2019). Stratified random sampling was adopted, and a sample size of 146 respondents was used. The researcher collected data using a semi-structured questionnaire and literature survey. Respondents were chosen from Members of the Compensation Committee (MsCC), Designated Valuation Officers (DVOs), Private Valuers (PVs), and Former Commercial Farmers (FCFs). Documents that were reviewed include statutes, official reports, and newsletters. Questionnaires were sent to research subjects by electronic mail due to the COVID-19 pandemic induced lockdown. Two computer software packages, including Statistical Package for the Social Sciences (SPSS-26) and ATLAS.ti 8, were used for data analysis. The researcher identified gaps in the existing laws and practice of expropriation and compensation in Zimbabwe. Notable gaps include provisions which are not clear, lack of detailed guidelines, unavailability of legal provisions on property valuation for expropriated communal properties and valuation inconsistencies. Furthermore, it was noted that FCFs were dissatisfied with the expropriation and compensation process and MsCC emphasised the need to take a historical overview of the expropriation and compensation crisis in Zimbabwe. Therefore, this study contributed to knowledge and practice by proposing amendments to existing Zimbabwean statutes guiding expropriation and compensation and designed a framework for expropriation and compensation. The main objectives of this diploma thesis are to introduce the building information model as an effective tool, helping at work with the buildings throughout their lifecycle and to consider its use for real estate valuation, from the point of view of individual valuation methods, used in Czech Republic. The real estate valuation methods and the functional principles of building information model, as well as its features, are described in the first part of the thesis. In addition, the first part of the thesis also deals with the model implementation conditions in selected countries of the world. The second part of the document contains consideration for model usage in the valuation practice. A practical demonstration of working with the model is also included in this thesis.
