Arbetet uppfattar en bostadsbubbla som en dramatisk prisökning som inte stöds av fundamentala faktorer och som följs av ett dramatiskt prisfall. Undersökningen syftar sig på att undersöka om de fundamentala faktorerna stödjer dagens bostadspriser och om bostadspriserna är hållbara, det vill säga om bostadsmarknaden är övervärderad eller inte. Detta syfte uppnås med hjälp av Sekundäranalys som tillämpas på data tagna från nationella statistiska byråer. Undersökningen kommer till en slutsats att det inte finns någon bubbla på den svenska bostadsmarknaden. Prisökningen på bostäder har orsakats av den låga räntan och att utbudet inte möter den ökade efterfrågan som uppstår på bostadsmarknaden, det vill säga att prisökningen stöds av de fundamentala faktorerna. / The work perceives a residential bubble as a dramatic price increase, not supported by fundamental factors and followed by a dramatic fall in prices. In the paper a residential bubble is defined as a dramatic price increase, not supported by fundamental factors and followed by a dramatic fall in prices. The survey aims at investigating whether the fundamental factors support today's housing prices and if housing prices are sustainable, that is, whether the housing market is overvalued or not. The aim is achieved by means of Secondary Analysis applied to data taken from national statistical agencies. The survey comes to the conclusion that there is no bubble on the Swedish housing market. The rise in prices for housing has been caused by the low interest rate and that supply does not meet the increased demand that arises in the housing market, that is, the price increase is supported by the fundamental factors.
