Äldre fastigheter ger staden ett mångfacetterat uttryck och skapar fysiska kopplingar tillhistorien. De är dock ofta energislukande med dåligt värmeisolerade klimatskal och omodernainstallationer. Går det att renovera äldre byggnader så att de blir energisnåla och uppfyllersamtidens byggnormer? Innebär en sådan renovering att dess arkitektoniska kvaliteter gårförlorade?Uppsatsen utgår ifrån kvarteret Oket som består av olika byggnadsdelar uppförda 1910, 1927,1938, 1945 och 1970. Byggnaderna inventeras med avseende på konstruktion ocharkitektonisk stil. Med detta som utgångspunkt föreslås lämpliga renoveringsåtgärder som kanresultera i minskad energianvändning utan att förändra byggnadens stil. Dessa vägs mot deåtgärder som är planerade av fastighetsägaren.I uppsatsen förs främst kvalitativa resonemang kring renovering och byggnadsvård medutgångspunkt i inventeringen av fastigheten, litteratur och intervjuer med aktörer kringrenoveringsprojektet. Uppsatsen beskriver också hur installationer kan uppgraderas vid enrenovering och hur aktörerna i projekteringsprocessen med kvarteret Oket resonerat kring sinaplanerade renoveringsåtgärder.Resultaten av studien visar att isolering av klimatskalet inte prioriteras av byggherren, medundantag av byggnadernas tak. Istället beräknar byggherren att en uppgradering avbyggnadens ventilationssystem och en omdisponering av byggnadens funktioner kommer attmedföra en total energieffektivisering tillräckligt stor för att klara reglerna. Renoveringen avkvarteret Oket kommer därför inte att på något avgörande sätt förändra byggnadens exteriör.I uppsatsen förs kvalitativa resonemang kring byggnadsvård. Dessa resulterar i slutsatsen atten förutsättning för att en byggnads karaktär ska kunna bevaras i samband med en renoveringär dels en aktiv, kunnig och engagerad myndighet, dels en kompetent och ekonomisktlångsiktig fastighetsägare. / Old buildings give the city a varied expression, and create physical connections to thepast. They are, however, often energy-guzzling with poorly insulated shells and obsoleteinstallations. Is it possible to renovate old buildings to make them energy efficient and to meetthe regulations for contemporary building? Does such a renovation mean that the building´sarchitectural qualities are lost?The essay is based on kvarteret Oket consisting of various building components constructed in1910, 1927, 1938, 1945 and 1970. An inventory is made considering constructional designand architectural style. On this basis, the essay proposes appropriate restoration actions thatcan result in reduced energy use without changing the buildings´ style. These actions will beweighed against the measures planned by the property owner.The study discusses mainly qualitative aspects on the renovation of the buildings based on theinventory, literature and interviews with persons involved with the renovation project. Theessay also describes how installations can be upgraded during a renovation and how theplanning process deals with different renovation options.The results of this study show that actions resulting in insulation of the buildings´ shell are notgiven priority to by the owner and his consultants, with the exception of one of the buildingsroof. Instead, the developer estimates that an upgrade of the buildings ventilation system anda reconfiguration of the building's features will result in an overall energy savings sufficientenough to meet the rules. The renovation of kvarteret Oket will not result in any significantchange in the buildings exterior.The qualitative discussions of the preserving of old buildings´ style also results in theconclusion that in order to preserve a buildings character when renovating, an active,knowledgeable and committed authority and a competent and financially long-term propertyowner is required.
