En el presente trabajo se ha estudiado el problema social relevante de escasez de
alternativas de viviendas en el NSE C y D del Perú; identificando que las familias no cuentan
con las condiciones básicas para poder vivir en confort, de manera digna y segura. Los factores
que determinan este déficit son principalmente financieros y una falta de opciones de materiales
para la construcción que se adapten al estilo de vida de los usuarios.
Ante las necesidades identificadas, se ha diseñado el producto denominado “Vivienda de
interés social modular auto construible con bloques de madera plástica tipo lego”, que tiene
como objetivo satisfacer las necesidades de vivienda del segmento objetivo; con una inversión
no mayor a los S/17,499 por un módulo prediseñado de 40 m2
. El modelo de negocio tiene un
enfoque de economía circular; dado que, para la elaboración de los bloques se utilizará un
producto 100% ecológico como es la madera plástica, un material que proviene del reciclaje de
plástico y fibra vegetal; por ello, generará un impacto positivo en la cadena de consumo,
contribuirá a los ODS 1,9, 11 y 13 y a la utilización racional de recursos no renovables. También
se considera un modelo con enfoque socialmente responsable; ya que, las empresas podrán
otorgar baños secos a las familias que no cuenten con sistema de saneamiento, a cambio de sus
residuos de plástico y madera.
Se ha calculado un VAN de S/ 5,795933, una TIR de 148% y un margen bruto total
S/3,695,791 al quinto año de la puesta en marcha del negocio en un escenario conservador. Estos
factores la hacen económicamente viable y con gran potencial de crecimiento.
La vivienda de interés social modular auto construible con bloques de madera plástica tipo lego,
se presenta como una solución innovadora y disruptiva, con un cuidado responsable del medio
ambiente y la sociedad. / In the present work, the relevant social problem of scarcity of housing alternatives in the
NSE C and D of Peru has been studied; identifying that families do not have the basic conditions
to be able to live in comfort, in a dignified and safe manner. The factors that determine this
deficit are mainly financial and a lack of material options for construction that adapt to the living
conditions of the users.
Faced with the problem, the product called "Self-constructible modular social interest
housing with Lego-type plastic wood blocks" has been designed, whose purpose is to satisfy the
housing needs of the target segment; with an investment of no more than S/17,499 for a 40 m2
predesigned module. The business model has a circular economy approach; since, for the
elaboration of the blocks, a 100% ecological product will be used, such as plastic wood, a
material that comes from the recycling of plastic and vegetable fiber; therefore, it will generate a
positive impact on the consumption chain, contribute to Sustainable Development Goals 1, 9, 11
and 13 and the rational use of non-renewable resources. It is also considered a model with a
socially responsible approach; since, companies will be able to grant dry toilets to families that
do not have a sanitation system, in exchange for their plastic and wood waste.
A NPV of S/ 5,795933, an IRR of 148% and a total gross margin of S/3,695,791 have been
calculated for the fifth year after the start-up of the business in a conservative scenario. These
factors make it economically viable and with great growth potential.
The self-constructing modular low-income housing with Lego-type plastic wood blocks is
presented as an innovative and disruptive solution, with responsible care for the environment and
society.
