I Sverige och Uppsala råder det bostadsbrist. Främst är det hyresrätter för personer med låg inkomst som saknas. Samhällsidealet har genom tiderna sett olika ut och det har skett ombyggnader i många äldre bostäder. Ytor i form av gamla butikslokaler, samlingslokaler och vindsförråd står idag ofta tomma. Ett sätt att bidra med nya billiga boenden är att förtäta det befintliga bostadsbeståndet genom att konvertera dessa outnyttjade ytor till bostäder. Examensarbetet inom högskoleingenjörsprogrammet i byggteknik har utförts i uppdrag av Uppsalahem. Syftet med arbetet är att undersöka vilket utrymme som finns inom det befintliga regelverk att omvandla outnyttjade ytor i bostadshus till bostäder. Tre typlokaler i Uppsalahems bestånd med olika funktioner och med byggnadsår från ett brett tidsspann valdes ut för att konverteras till bostäder. I studien användes kvalitativa metoder för att studera tidigare genomförda konverteringar. Genom att genomföra en litteraturstudie identifierades vanliga problem i konverteringsprocessen som sedan bekräftades vid omvandlingen av de tre typlokalerna. Resultatet av studien har identifierat de hinder och möjligheter som finns för en fastighetsägare kring konvertering av outnyttjade ytor till bostäder. Vilken typ av ytor som lämpar sig bäst har utretts och presenteras i en lathund. För att kunna utföra en kostnadseffektiv konvertering bör dessa aspekter, som ger olika förutsättningar, beaktas: · Ytans placering på fastigheten · Tekniska egenskaper · Rätt projektering Det finns många fördelar med att utnyttja det befintliga bostadsbeståndet. Konverteringar av outnyttjade ytor har utförts en längre tid men ett återkommande problem är de regler för avsteg som får göras. Byggregler för avsteg tolkas ofta olika från kommun till kommun. Därför avslutas arbetet med rekommendationer om fortsatta studier inom det ämnet. / There is a housing shortage in Sweden and Uppsala. Primarily, housing for low-income people are missing. The social ideal has looked different over time and there have been redevelopments in many older homes. Spaces in the form of old retail premises, assembly rooms and attics are often empty today. One way of contributing to new cheap housing is to densify the existing housing stock by converting these unused spaces into apartments. The purpose of the study is to investigate what room exists within the existing regulations for converting unused space in residential buildings into accommodations. Three types of unused spaces in Uppsalahem's residential area with different functions and with construction years from a wide span of time were selected to be converted to apartments. The study used qualitative methods to study previous conversions. By conducting a literature study, common problems were identified in the conversion process which were then confirmed in the conversion of the three types of unused space. The result of the study has identified the obstacles and opportunities that exist for a property owner regarding the conversion of unused space into housing. The type of surface that is most suitable has been investigated and presented in a folder. These aspects should be considered to perform a cost-effective conversion: · Surface location on the property · Technical characteristics · Proper planning There are many benefits to utilizing the existing housing stock. Conversions of unused surfaces have been carried out for a long time, but a recurring problem is the rules for deviations that may be made. Building rules for deviations are often interpreted differently from town to town. Therefore, the report ends with recommendations on further studies in this subject.
