En studie om EU-taxonomins påverkan på kommersiella fastigheters värde / A study about the EU-taxonomy´s impact on commercial property values

In today's society, we are facing challenges such as rising sea levels and increased average temperatures, which have heightened awareness and social responsibility regarding climate and sustainability issues. The EU taxonomy is a response to these challenges and aims to limit emissions and promote sustainable investments. It regulates companies' environmental work and investments to reduce climate impact, which has direct implications for various sectors and financial transactions. Within the real estate industry, which is a significant contributor to carbon emissions, companies are expected to undergo changes to comply with EU regulations. The purpose of this study is to investigate how the implementation of the EU taxonomy affects the value of commercial properties in Sweden. We formulate the research question: "How does the EU taxonomy's regulatory framework affect the value of commercial properties?" To answer this question, we employ a qualitative and empirical analysis method. The empirical material consists of six semi-structured interviews with transaction managers and transaction directors within the real estate industry. Subsequently, the interviews are analyzed together with previous research and the theoretical framework, enriched by value and price theory. The results indicate an increase in value for commercial office properties that meet the EU taxonomy's requirements and are located in the country's metropolitan regions, while office properties that do not meet these requirements are expected to decrease in value. On the other hand, the values of commercial residential properties are not affected by this trend. Within the logistics property sector, there is observed growth in new constructions that meet the taxonomy's criteria, which is believed to anticipate a future increase in value, especially for large new logistics properties leased to financially significant companies.
