海地僑民之不動產開發計畫 / This business plan aims to demonstrate that the overseas Haitians particularly those over 45 years old in the United States represent a potential big market for a successful real estate business in Gressier which is located 20 km from Port-au-Prince, the capital of Haiti. Despite the country’s economical and political matters, some important factors such as the dual citizenship and the political integration from the overseas will continue to boost the demand for modern and luxurious houses in the metropolitan area of Port-au-Prince. To take advantage of these big changes, our three years old start-up company will be incorporated to construct an urban village on 3.09 acres in Gressier. High price and relatively high expenses, comfort, safety and good services are the essence of the company’s business plan. The project requires a total investment of US$ 2,765,848 where 80% will be financed by a 20 years mortgage loan from local commercial banks. Based on the current market conditions in Haiti and the overseas’ purchasing power, a total of 150 dwelling units will be available for rent by the end of the fifth year; the single houses are planning to be built and sold in the long run as well as commercial buildings.
