El presente artículo jurídico analizará la situación actual de la Conformidad de
Obra como procedimiento administrativo como base para la identificación de
problemas de metraje en edificaciones multifamiliares.
En este sentido, el desarrollo del presente trabajo está conformado por dos
secciones, siendo la primera sección referente a la definición de Conformidad de
Obra como tal, considerando su marco normativo y el concepto dado por el
legislador peruano, indicando sus tipos o modalidades.
Asimismo, en la segunda sección, se presentará el desarrollo de un caso, en el
cual se analizará la importancia y fiscalización de la Conformidad de Obra de
cara como base ante el correcto o preciso metraje de un departamento dentro
de una edificación multifamiliar en la Municipalidad de Surquillo.
Finalmente, el presente artículo concluirá con unas reflexiones de cara a las
recomendaciones necesarias al papel de las Municipalidades Distritales respecto
de la fiscalización del correcto otorgamiento de la Conformidad de Obra.
De esta manera, el lector podrá observar y cuestionar el análisis de la
importancia de la Conformidad de Obra como procedimiento administrativo
dentro de las responsabilidades de supervisión o fiscalización, según
corresponda, de las Municipalidades Distritales en el país. / This legal article will analyze the current situation of Construction Conformity as
an administrative procedure as a basis for the identification of footage problems
in multifamily buildings.
In this sense, the development of this work is made up of two sections, the first
section referring to the definition of Work Conformity as such, considering its
regulatory framework and the concept given by the Peruvian legislator, indicating
its types or modalities.
Likewise, in the second section, the development of a case will be presented, in
which the importance and supervision of the Conformity of Work will be analyzed
as a basis for the correct or precise footage of an apartment within a multifamily
building in the Municipality from Surquillo.
Finally, this article will conclude with some reflections regarding the necessary
recommendations for the role of the District Municipalities regarding the
supervision of the correct granting of the Conformity of Work.
In this way, the reader will be able to observe and question the analysis of the
importance of Work Conformity as an administrative procedure within the
supervision or inspection responsibilities, as appropriate, of the District
