Hemlösheten i Malmö har blivit ett stort problem, antalet hemlösa har under år 2011 ökat med 15 %. Fastighetskontorets Lägenhetsenhet som förvaltar bostadssociala kontrakt, har inte möjlighet att klara av den ökade hemlösheten utan utomstående hjälp. Det krävs att fler fastighetsföretag är med och samarbetar. Syftet med uppsatsen är att kartlägga hur fem fastighetsföretag i Malmö arbetar med kommunens Lägenhetsenhet. Studien undersöker vilka för- och nackdelar det finns i samarbetsprocessen. I studien används en kvalitativ metod, totalt har nio intervjuer genomförts med representanter från Malmö kommun och fem fastighetsföretag. Studien visar att kommunens organisationsstruktur är otydlig för fastighetsägarna och en fastighetsägares vilja att engagera sig i den sociala problematiken påverkas av den företagskultur som råder inom företaget. Resultatet visar också att kommunikationen mellan Malmö kommun (LE) och fastighetsägarna brister, det råder missförstånd mellan dem. I grund och botten är det kommunikationen mellan fastighetsägare och Malmö stad som utgör basen för att relationen mellan dem ska fungera och för att de ska kunna arbeta mot ett gemensamt mål. För att åstadkomma en god kommunikation krävs att informationen är tydlig mellan involverade parter, att ansvarförhållanden tydliggörs och att gemensamma fördelar identifieras. / Homelessness has become a major problem in Malmoe. In one year, during year 2011, the number of homeless people increased by 15 %. The municipality department of social housing, called Lägenhetsenheten, manages social contracts and will not be able to manage the increased number of homeless people without the help from property owners. The municipality’s work depends on the collaboration. The purpose of this study is to examine how five property owners collaborate with the department of social housing in Malmoe. The study will show the advantages and disadvantages of the collaborations between the property owners and the municipality. It becomes evident that the organizational structure of the municipality in Malmoe is unclear to the property owners in this study, and a property owner’s willingness to collaborate with the municipality regarding homelessness is influenced by the corporate culture that exists within the company. The results show that communication between the parties involved is not as efficient as it could be and communication is a keystone for successful work between the parties. Thus, the conclusion is that good communication requires information to be apparent, that the responsibilities are clarified and the mutual benefits need to be identified, creating a clear-cut working relation and striving towards a common goal.
