更新計劃中權利變換方式之研究

第一章緒論。指出研究動機、目的、範圍及方法。 第二章主要論述國內外都市更新時土地及地上物之各種取得方式，並分析台北市目前 都市更新所遭遇之問題。 第三章從台北市現行都市更新土地及地上物取得方式作比較，並以詔安段更新區為例 證，以確立權利變換方式之採行。 第四章以參與者意願、土地使用管制、權利價值之砰估及客觀條件等貢目作為權利變 換方式可行性分析之對象。 第五章探討權利變換方式時，所應配合的各項措施，包括法令的配合、估價制度之建 立、補助與獎勵措施之制度及金融機構之融資貸款。 第六章結論。根據上述粉析建立各項配合措施及制度，以便推展更新計劃中土地及地 上物取得方式中較理想的一種─權利變換方式。
