Framework for the effective implementation of total quality management in the maintenance of tertiary instituition buildings in South Africa

Thesis (MTech (Construction Management))--Cape Peninsula University of Technology, 2018. / The standards of maintenance management of building facilities at many educational institutions, including tertiary institutions, need improvement. TQM has been proven to be effective in the improvement of quality in the maintenance of school building facilities, although many tertiary institutions are still grappling to implement TQM in the maintenance of their buildings. This particular research project investigates the extent of TQM practices; determines challenges experienced; determines success factors and establishes a framework that will ensure the effective implementation of Total Quality Management in the maintenance of tertiary institution buildings in South Africa. A quantitative research design was adopted, where a questionnaire with closed-ended questions was distributed to purposively-sampled maintenance workers in a tertiary institution. A total of 54 respondents participated in the study. The study adopted a case study approach. Five CPUT campuses were selected as the cases for the research study. Descriptive and inferential statistics were used to analyse the data. Data analysis was carried out by means of ranking; ANOVA test and Kruskal-Wallis test of association. The findings obtained indicate that all the TQM practices were implemented. Respondents perceived non-involvement of maintenance workers in decision-making as the most frequently experienced challenge during their building maintenance activities. A statistically significant different existed in the perception of workers’ affiliated campuses on TQM success factors. Findings revealed that TQM success factors were extensively practiced with respect to training and education of maintenance workers, use of statistical methods, and commitment to satisfaction to school stakeholders, as well as commitment from top management. To improve the maintenance management standard of buildings in tertiary institutions and ensure effective TQM implementation during maintenance activities, the study suggests a framework that provides interventions in situations where significant differences were found. It also suggests nine factors to the CPUT Maintenance Department to ensure effective implementation or actualisation in the maintenance of its buildings. A further study to identify new trends in the application of TQM in the maintenance of school buildings by conducting continuous studies from time to time is highly recommended.

This creative project explains the process of creating and administering a university historic resource district. Objectives of this district are protection, planning, and promotion of important campus elements, both manmade and natural. The aim of the university historic resource district is the preservation of historic structures, stimulation of pride, and the possibility of the resolution of preservation - based conflicts.The campus is first inventoried to identify the resources available. Once completed, the inventoried information is evaluated. Findings are then mapped and areas of prime concentration identified.Guidelines are then established, providing a basis to improve and protect the campus character. Preservation of the dominant characteristics and unifying elements of the campus is the main focus of the guidelines.The district would be administered by an advisory committee with broad representation. The committee would review projects that the university proposes and make recommendations based on guidelines or relevant criteria.The university district is predicated on the theory that by allowing outside involvement and arriving at decisions through consensus, university users will not feel powerless toward campus decisions. The resulting cooperative effort would be beneficial to the university users, the community at large, and the university administrators. / Department of Architecture

CAP, a case study in the wasting of energy : an analysis of energy management and consumption in the architecture building at Ball State University

This thesis investigates the structure of the College of Architecture and Planning (CAP) at Ball State University, otherwise referred to as the Architecture Building (AB). The purpose of this study was to examine the use of energy within the two wings of the building. The research focussed on the history of the decision-making process of the design. It studied the geometry of the building. It researches the issue of lighting and daylighting. It examined the behavior of the HVAC systems. It studied the current and potential use of the Solar Chimney. It analyzed the existing windows as well as possible alternatives.The study results in an experimental design for an additional wing for the Architecture Building. It also recommends specific solutions for optimizing the separate parts of the existing building with respect to their use of energy as well as their exposure to daylight. This also helps to identify the limits of rebuilding an existing structure. Therefore, the appendices show new technologies that will help future designs, from the building materials used to the change of the design process itself.With its huge south-facing atrium and the closed north wall this building communicates the idea of utilizing natural energy sources (e.g., maximizing of solar gain) and minimizing the loss of energy through the building envelope.In fact, the biggest energy consuming factor is not the loss of energy during the winter time, but the excessive gain of energy during the summer which puts an extraordinary cooling load on the A/C system of the building. Apart from that, the amount of electricity for lighting due to the unavailability of daylight as well as the very inefficient lighting system and fans of the A/C system is extensive.Recent advances in the development of high efficiency windows and lights would allow for significant savings within the building. Unfortunately, a lot of the problems of the building are "cast in concrete" and therefore cannot be changed. This leads to the realization that architects need tools that allow them to better predict the future behavior of their anticipated structures. New developments in the field of Computer Aided Design (CAD) boost this simulation ability of planned buildings to a point unthought of a few years ago. / Department of Architecture
