In this way, the present study has as objective analyse the expansion of the horizontal closed condominiums on the urban area of Natal. Emphasizing the sociogeographic changes that these ventures engender. For this, we have done a research that was based on quantitative procedures, however, preferring a qualitative approach. So, data were gathered from sources and procedures: the first, we performed a literature search and document on issues related to the relevant issues in libraries, public and privates institutions; The second, in accordance with the procedures, or the production of informations, performed enterview and implemetation of questionnaires with key stakeholders involved with the expansion of horizontal condominiums in Natal. Within this perspective, our research showed that the expansion of demand in the city, the existence of volume of land in areas suitable for the production building, the formation of capital property, the appearance of new points of modern consumption, the actions of the state and the low cost of production of these enterprises, are factors that have been decisive in the expansion of the horizontal condominiums in Natal. Also, we can observe that the process of production of the urban space from the horizontal condominiums comes in providing the redefinition of land use in areas that appear, because they expand into outlying areas of Natal, changes in its structure and its pattern of socio segregation, observing that the condominiums put the diferents social groups living side by side, but not mantaining relationships among them, the emergence of spaces to homogenization, the fragmentation of the urbanization, the privatization of the city and several environmental problems. In short, we believe that the horizontal expansion of condominiums is enabling a number of social changes to Natal city / O processo de urbaniza??o da cidade de Natal vem passando nos ?ltimos anos por altera??es substanciais, principalmente, porque presenciamos a expans?o de uma nova tipologia de moradia, os condom?nios horizontais fechados, que a partir de 1995 passaram a se expandir rapidamente no tecido da cidade. Dessa forma, o presente estudo tem como objetivo analisar a expans?o dos condom?nios horizontais fechados no espa?o urbano de Natal, dando ?nfase ?s transforma??es socioespaciais que esses empreendimentos engendram. Para tanto, fizemos uma pesquisa que teve como base os procedimentos quantitativos, por?m, privilegiando uma abordagem qualitativa. Assim, foram levantados dados a partir de fontes e procedimentos. Na etapa que diz respeito ?s fontes, realizamos uma pesquisa bibliogr?fica e documental sobre temas relacionados ? problem?tica em quest?o em bibliotecas, institui??es p?blicas e privadas; na etapa concernente aos procedimentos, ou a produ??o de informa??es, realizamos entrevistas e aplica??o de question?rios com os principais agentes sociais envolvidos com a expans?o dos condom?nios horizontais em Natal. Dentro desta perspectiva, nossa pesquisa revelou que o alargamento da demanda solv?vel na cidade, a exist?ncia de volume de terras em ?reas adequadas ? produ??o imobili?ria, a forma??o do capital imobili?rio, o surgimento de novos pontos de consumo moderno, a atua??o do Estado e o baixo de custo de produ??o desses empreendimentos, s?o fatores determinantes na expans?o dos condom?nios horizontais em Natal. Al?m disso, verificamos que o processo de produ??o do espa?o urbano a partir dos condom?nios horizontais traz em seu bojo uma s?rie de implica??es socioespaciais para a cidade de Natal, tais como: redefini??o no uso do solo nas ?reas em que surgem, uma vez que se expandem em ?reas perif?ricas de Natal; mudan?as na estrutura urbana e no padr?o de segrega??o socioespacial da cidade, tendo em vista que os condom?nios p?em os diferentes grupos sociais convivendo lado a lado, por?m n?o mantendo rela??es entre si; surgimento de espa?os tendentes homogeneiza??o; fragmenta??o do tecido urbano; privatiza??o da cidade e uma s?rie de impactos ambientais
