The web-based graphic service request system for facility management of apartments

This research investigates the feasibility of web technology as a means of handling service requests for delivering high quality service in building operation and maintenance. This research proposes a web-based graphic service request (WGSR) system as a pragmatic solution to the limitations of current computerized maintenance management system (CMMS) processes. Service request process in CMMS was developed as text-based, so that it is hard for ordinary tenants to use. Therefore, when tenants have a problem in a facility, they prefer calling in service requests or going to the office instead of using the internet service request application. In practice, work orders and records are often misplaced - resulting in lower efficiency and customer satisfaction. This may be overcome by a system that states information digitally and provides a web-based Graphic Service Request (WGSR) interface. The interface allow customers to report environmental problems in the facility, trace their work order progress, view schedules for maintenance, and provide feedback for service online. The WGSR system is an end-user point-and-click graphical interface that allows residents to request service by selecting a problem fixture on a floor plan image. By using HTML image map tags and combination of location, part, and types of problem identification number, the resident's input produces a text-based problem report for Facility Management (FM) departments that allows them to service requests on the fly. To solve the complexity and inefficiency issues of CMMS, the user interface for the WGRS system consists of a perspective drawing or isometric drawing of each unit's plan. An empirical test of the system and post-task survey was conducted to determine the efficiency and usefulness of the system. The analysis of the results shows the system to be efficient and convenient in several fields, including comprehensibility, navigability, simplicity, clarity, compatibility, and graphic appeal. This result shows that residents prefer to use the WGSR system and could reduce the effort needed to make and receive service request phone calls and input information into a database. The labor and time for daily work could be saved to recognize problems correctly and set the right schedule so that this could be used for preventive work and project work.

Theorists have shown that continuous improvements of the organization are a requirement in today’s global market. The nature of the required improvements can vary from business to business. This study is conducted within a business where the marked demand is higher than the average production rate of the product. Improvements in this case will be referred to in-crease the production rate by assessing the bottleneck section of the plant. In order to increase the production rate, the unplanned stoppages of the bottleneck section needs to be reduced. By reducing the unplanned stoppages of the bottleneck section the profitability of the business will increase, since the bottleneck section is regulating the output of the plant. The angle from which the availability will be increased is through maintenance. A model is developed and implementation example is presented in order to show the increase in the availability of the bottleneck section. The model will provide a systematic approach to define market demand, bottlenecks, severity of assets, criticality of failures and a maintenance decision making pro-cess regarding the profitability of maintenance investments. The result of the model is in-creased availability of the bottleneck section, leading to a higher profit. The study is conduct-ed on Cementa AB, owned by Heidelberg Cement Group. / Teoretiker har visat att ständiga förbättringar inom organisationer är ett måste i dagens globala marknad. Karaktären av de ständiga förbättringarna kan variera från organisation till organisation. Denna studie är genomförd på ett företag där efterfrågan av produkten är högre än den genomsnittliga produktionen av produkten. Förbättringar i detta fall kommer innebära att öka produktionen genom att angripa flaskhalsen i fabriken. För att kunna öka produktionen måste den oplanerade stopptiden av flaskhalsen reduceras. Genom att reducera den oplanerade stopptiden av flaskhalsen kommer vinsterna i organisationen öka, detta eftersom flaskhalsen reglerar produktionsvolymen av fabriken. Tillgängligheten skall ökas genom underhåll av flaskhalsen. En modell är utvecklad och kommer implementeras som ett exempel för att öka tillgängligheten genom underhåll. Modellen kommer ge ett systematiskt arbetssätt för att identifiera efterfrågan, flaskhalsar, allvarlighetsgraden av tillgångar (maskiner/objekt), kritikalitetet av potentiella fel och en grund för en beslutsprocess gällande lönsamheten av underhållsinvesteringar. Resultatet av modellen är ökad tillgänglighet av flaskhalsen som leder till ökad vinst. Studien är gjort på Cementa AB, ägd av Heidelberg Cement Group.

Strategic Maintenance Management in Lean Environment

In recent decades, by introducing the concept of lean production within manufacturing companies the vulnerability to system disturbances has increased and so, the demand for dependable production equipment. The need for having high production equipment availability causes companies to have a more effective and efficient maintenance strategy in order to reach a competitive production system. Despite the increasing demand on reliable production equipment, few manufacturing companies work with strategic maintenance development and a large part of the manufacturing industry lack clear maintenance strategies. One reason for that may be that the existing methods and concepts for maintenance development are quite resource demanding. It is therefore difficult to develop the maintenance work in accordance with the strategic goals of the manufacturing companies. The main objective of this project is to define a process of formulating maintenance strategy as a tool for the maintenance managers in order to formulate and have further development of maintenance strategy in a strategic way. The problem has been solved by literature review and through case study at the manufacturing company to investigate the company’s view on strategic maintenance development. As a result, formulated maintenance strategy has been provided and presented.

In order to produce products and services, companies are using various tangible assets such as production equipment and facilities. The goal of the maintenance function is to maintain these assets so they operate safely, efficiently and economically. This function includes technical, administrative and management activities, carried out in order to keep company’s assets in a state, or restore these to a state, in which they can perform the required functions. The activities should be planned and carried out in a way that allows for obtaining the required technical condition, availability, meets the safety requirements for humans and the environment, ensures quality of delivered products and services, and secures the anticipated service life of individual devices. Both effectiveness and efficiency of the maintenance function are very important to each company trying to operate with profit. As follows from the recent research, the performance of maintenance functions in most of the studied companies around the world is in general unsatisfactory, and the underlying reasons of the subnormal behavior are not sufficiently identified, understood and described.   The result of research presented in this thesis is an improvement support system based on an explanatory model of the maintenance function. This model shows the mechanisms interconnecting the motivations, intents and rationale behind the involved actors, entities and maintenance activities, and in this way gains understanding of how, and in what way the total performance of the maintenance function is affected, thereby supporting improvement decisions. As maintenance cost is a sharply increasing part of the operational costs, it is an evident target for operational and managerial improvement. M. Tech. Electrical Engineering. / Discusses the appearance of partial discharge (PDs) is a problem of insulation failure in high voltage equipment used in power plants. As the insulation of equipment has a sensitive zone, therefore the quality of insulation plays an important role in such power equipment. PDs in power transformers are capable of leading to corrosion on solid insulating materials, thereby in the long term, causing a breakdown of the particular operating component. It follows that the real challenge is to identify the most appropriate method for the measurement and/or detection of PDs.
