This diploma thesis deals with insulation of the house and it's costs. First part relates to the developement of the construction, the current trends in the construction of houses, prices of energy and heating options. Next part relates with insulation system Etics, the way of it's implementation and thermal assessment with basic names. Thermal insulation is designed in three variants. The work includes thermal assessment in original condition and the assessment of new condition modified by adding thermal insulation with it's economic return. In conclusion, the diploma thesis evaluates the payback period of insulation options and the effect on price of this house.

This thesis presents a comparison of the amount of the price of shares of construction of buildings for housing in the total price quoted in the Price Regulation and set an itemized budget. At the beginning of the thesis describes the methods of valuation of houses cost method and procedure for determining the price of shares and adjustment of structures and equipment. Based on itemized budgets family home, according to the chosen methodology used price shares structures and equipment that are matched with shares pricing structures and equipment by Decree No. 3/2008 Coll. The aim of this thesis is to determine whether price shares structures that correspond to the pricing rules of acquisition costs provided an itemized budget.

The topic of my diploma thesis is to compare the differences of real estate property prices before and after reconstruction with the real price of the conversion. It focuses on finding out whether the recontruction increases the value of the real estate property. The theoretical part describes the terminology being used in my diploma thesis. I also describe in more detailes price estimated family houses and their localities. The practical part contains price calculations of the family houses before and after reconstruction. As the valuation methods are used cost method in accordance with the applicable valuation regulations and method of direct comparison. In the conclusion there is a comparison between the prices before and after the reconstruction.

Target for this thesis is to describe the methods of evaluation, and with chosen evaluation methods, by the use of comparison, to highlight their difference. This thesis is focused mostly on the barrier-free houses, that require special construction alterations for the handicaped. Next target for this thesis is to compare the price difference of the regular house and the barrier - free house. Practical part of the thesis is focused mostly on estimating the price of the family houses by the chosen evaluation methods, which are cost method, comparison method and standard price. Their final prices will be compared with each other. Partial task of the thesis is to find out, how big part of the final price of the house is the aspect of the barrier-free construction.

After describing the each time periods followed by a list of most residential properties. The work is accompanied by a map of the development of the urbanistic structure of town marked with residential buildings that are being solved. The last chapter is devoted to the future development of construction and overall assessment of the location.

In this diploma work I deal with the influence of interest rates on mortgage loans for the acquisition of families houses and flats in the city of Brno. In the theoretical part I focus on the basic concepts and laws related to mortgage and real estate market. In the practical part I use the findings from previous chapters and analyze interest rate trends and related factors. In the next part, the real estate market development in the past ten years. In the end I evaluate indicators during the period of ten years from entering the real estate market in Brno and should, in my opinion, a significant influence on the marketability of houses and flats. The final part I deal with the results of my questionnaire, on which I am trying to compile current profile of the typical customer applying for a mortgage loan.
