AVALIAÇÃO PÓS-OCUPAÇÃO DO NÚCLEO HABITACIONAL SANTA MARTA SM / SANTA MARTA HABITACIONAL NUCLEUS (SM) POSTOCCUPANCY EVALUATION

This work has as a main objective to perform a Post-Occupancy Evaluation of the Housing Nucleus of Saint Marta (COHAB - Santa Marta), after twenty eight years of its implantation, comprehending two approaches. The first one evaluated the level of satisfaction of the users through a detailed questionnaire that pointed positive and negative aspects, emphasizing the deficient quality of some components of the housing units that presented deterioration within a short period of existence. As a consequence, court processes were judged to the reparation of the insurance prizes in almost six hundred houses, from the total of eight hundred and seventy two. The second approach was the technical evaluation of the project and of the found pathologies. The conclusion points to a project with housing area and internal dimensions smaller than the necessity of the users, and to little pathologies resultant to the residents intervention. As a positive aspect, the adopted constructive system - hollow bricks masonry reinforced with concrete braces - resulted in constructive stability throughout the dwellings existence. It was also detected the evolution of the land division, which is being directed to the decharacterization of the initial aesthetics, with the execution of reforms and increases in constructions, according to the demand of the families and the real estate market dynamics. Was included suggestions to enlargement in units of two and three bedrooms, and to futures projects. / Este trabalho tem com objetivo principal fazer uma Avaliação Pós-Ocupação do Núcleo Habitacional Santa Marta (COHAB - Santa Marta), após vinte e oito anos de sua implantação, compreendendo dois enfoques. O primeiro, avaliou o nível de satisfação dos usuários através de um detalhado questionário que apontou pontos positivos e negativos, com ênfase para a qualidade deficiente de alguns componentes das unidades habitacionais que apresentaram deterioração com pouco tempo de existência. Como conseqüência, foram ajuizados processos judiciais para ressarcimentos dos prêmios dos seguros em quase seiscentas casas, do total de oitocentas e setenta e duas. O segundo enfoque foi a avaliação técnica do projeto e de patologias encontradas. A conclusão aponta para um projeto com área e dimensões internas das moradias aquém da necessidade dos usuários e poucas patologias resultantes, após a intervenção dos moradores. Como aspecto positivo, o sistema construtivo adotado alvenaria de tijolos vazados com reforço de cintas de concreto - resultou em estabilidade construtiva no decurso da existência das habitações. Também foi constatada a evolução do loteamento, que está se dirigindo para a descaracterização da estética inicial, com efetivação de reformas e aumentos nas edificações, de acordo com a demanda das famílias e com a dinâmica do mercado imobiliário. Ainda, foram incluídas sugestões para melhorias nas unidades de dois e três dormitórios e para futuros empreendimentos habitacionais similares.

The concept of the house respects the territorial plan of the city and complements the existing buildings. The house has a basement and three floors with a hipped roof. In the basement there is a cellar and technical background for the object in the 1st floor are 2 establishments , hairdressing salon and a cafe and 2nd floor and 3rd floor are designed for housing.

Quantifying the environmental dimension of sustainability for the built environment : with a focus on low-cost housing in South Africa

Thesis (MScEng)--Stellenbosch University, 2012. / ENGLISH ABSTRACT: Sustainability is difficult to achieve in a world where population and economic growth leads to increased production of greenhouse gases, resource depletion and waste generation. Today, the environmental dimension of sustainability, which is more commonly known as the natural environment, and the construction industry are two terms often mentioned together. In Europe, 12.4 % of greenhouse gas emissions are induced by the construction and manufacturing industry (Maydl, 2004). Also, 50 % of the resources extracted are used in the construction industry and more than 25 % of waste generated is construction and demolition waste. In South Africa, the building sector accounts for approximately 23 % of the total greenhouse gas emissions (Milford, 2009). Furthermore, 60 % of investment is made in the residential sector where 33 % of the building stock is the focus of the government’s Housing Programme. It is seen that the construction industry significantly impacts the natural environment and the aim should be to reduce this negative impact. Within the local residential sector, the low-cost housing sector presents potential when it comes to sustainable improvements. Each of the three spheres of sustainability, namely economy, natural environment and society, plays a crucial role in this sector. Various studies have been done on the economical and social fields, but little information exists on the impact low-cost houses have on the environment. A need arises to scientifically quantify the environmental impact hereof, therefore it is chosen as the focus of this study. Various methods in order to determine the environmental impact of the built environment exist globally, but they tend to be complex, are used in conjunction with difficult to understand databases and require expensive software. A need for a local quantification method with which to determine the environmental impact of the built environment, more specifically low-cost housing, has been identified. A simple and easy-to-use analysis-orientated quantification method is proposed in this study. The quantification method is compiled with indicators related to the local conditions; these include Emissions, Resource Depletion and Waste Generation. The end objective is to provide the user with an aggregated total value called the Environmental Impact Index to ease comparison of possible alternatives. The quantification method is developed as a mathematical tool in the form of a partial Life Cycle Assessment which can aid in objective decision making during the conception and design phase of a specific project. Note that only the Pre-Use Phase of the building life cycle is considered during the assessment, but can be extended to include the Use Phase and End-of-Life Phase. The proposed method has the capability of calculating and optimising the environmental impact of a building. Regarding low-cost housing, different housing unit designs can be compared in order to select the best alternative. The quantification method is implemented for two low-cost house design types in this study. Firstly, the conventional brick and mortar design is considered whereafter a Light Steel Frame Building is viewed as an alternative. The model implementation demonstrates that the model operates in its supposed manner. Also, Light Steel Frame Building housing units are shown to be worth investigating as an alternative to the conventional brick and mortar design but should be confirmed with a more accurate Life Cycle Assessment. / AFRIKAANSE OPSOMMING: In ’n wêreld waar toenemende ekonomiese en bevolkingsgroei veroorsaak dat al hoe meer kweekhuisgasse voortgebring word, hulpbronne uitgeput word en groter hoeveelhede rommel geproduseer word, is dit ’n bykans onbegonne taak om volhoubaarheid te probeer bereik. Volhoubaarheid rakende die natuurlike omgewing en konstruksie is twee terme wat vandag dikwels saam genoem word. Ongeveer 12.4 % van die kweekhuisgasse wat in Europa vrygestel word kom uit die konstruksie- en vervaardigingbedrywe (Maydl, 2004). Die konstruksiebedryf gebruik ook bykans die helfte van hulpbronne wat ontgin word en meer as 25 % van rommel word deur konstruksie of sloping produseer. Die Suid-Afrikaaanse boubedryf is verantwoordelik vir 23 % van die totale hoeveelheid kweekhuisgasse wat die land vrystel. Volhoubaarheid bestaan uit drie sfere: ekonomie, natuurlike omgewing en sosiaal, en al drie speel ’n betekenisvolle rol in lae-koste-behuising. Daar is reeds verskeie studies aangepak om die ekonomiese en sosiale sfere te beskryf, maar daar is steeds min inligting beskikbaar oor die omgewingsimpak van ’n lae-koste-huis. Dit laat die behoefte ontstaan om hierdie impak te kwantifiseer. Bestaande metodes wat wêreldwyd gebruik word om ʼn omgewingsimpak te bepaal is dikwels besonder kompleks en benodig duur sagteware tesame met ingewikkelde databasisse om dit te implementeer. ’n Behoefte aan ’n plaaslike kwantifiseringsmetode is geïdentifiseer. Hierdie studie stel ’n eenvoudige, gebruikersvriendelike kwantifiseringsmetode bekend. Dit word saamgestel uit faktore wat verband hou met die plaaslike omgewing: Uitlaatgasse, Hulpbronuitputting en Rommelvervaardiging. Uiteindelik word ’n saamgestelde waarde, wat die Omgewingsimpak-indeks genoem word, bereken om vergelyking te vergemaklik. Hierdie kwantifiseringsmetode word aan die hand van ’n gedeeltelike lewenssiklus-analise as ’n wiskundige hulpmiddel ontwikkel. Slegs die eerste fase van ’n gebou se lewenssiklus word beskou tydens hierdie studie, maar dit is moontlik om die ander twee fases in te sluit. Die voorgestelde metode het die vermoë om die omgewingsimpak te bereken en ook te optimeer. Tydens die ontwerpsfase, wanneer belangrike besluite geneem moet word, kan so ’n hulpmiddel van enorme waarde wees om die beste opsie uit verskillende alternatiewe te help identifiseer. Die studie beskou twee tipes behuisingseenhede vir die doel van implementering van die kwantifiseringsmetode: die konvensionele baksteen en mortel metode en alternatiewelik ’n ligte staalraamwerk-gebou. Tydens implementering van die voorgestelde metode, demonstreer die model dat dit werk soos dit veronderstel is om te funksioneer. Verder is getoon dat ’n ligte staalraamwerk-gebou ’n waardevolle alternatief is om te ondersoek, maar dit moet liefs met ’n meer akkurate lewenssiklus-analise bevestig word.

Theoretical part describes the basic concepts related to valuation, individual methods of valuation and description of the region. Practical part is focused on valuation of selected housing unit’s individual methods of valuation, which are the method of valid price provision, the direct comparison method and the yield method for determining the usual price. All these methods will be evaluated and compared in the conclusion of the thesis.

This diploma thesis deals with the design of an end dwelling house with a café in Žatec (district of Louny). It is a partly basement, detached object on a slightly sloping terrain. The apartment building has one underground floor and three above-ground floors. It consists of six housing units of varying size and layout. On the ground floor there is a cafeteria, while on the second and third floor there are always 3 flats. The end house has an atypical ground plan and is roofed with honeycomb roof. The project is processed using the ArchiCAD computer program.

The aim of the thesis is to prepare a feasibility study of a multifunctional house in Humpolec and to evaluate the profitability of the project in the first 30 years of its operation. The evaluation of the project includes an initial financial analysis and two other possible situations. The theoretical part defines the basic information about the division of construction contract, the process of preparation and implementation of the project, types of financing investment projects, economic indicators and analyzes. In the practical part are given basic information multifunctional object. This is the site of construction, the character of the proposed building, including its planned use, financing and the three types of scenarios already mentioned. This is the baseline scenario, the optimistic scenario and the pessimistic scenario. At the end of the thesis there will be evaluated all investigated situations.

The aim of the thesis was to create documentation for an extensive construction modifications of sports complex including the construction of housing units near Třebíč in the small village of Třebenice in Moravia. It was necessary to cooperate with the municipality and follow its requirements for the restoration of functionality and maintenance of individual operations for which the building was intended, hence the municipality considered them necessary in the future operation of the building. The project also included the design of paved areas and fencing of the playground. The main requirement of the municipality was to build a grandstand within the already built-up area of ??the object, and therefore part of the building is being demolished. This will change the layout of the basement and move the operation of the restaurant from the basement to the first floor with a view of the playground. Football players' locker rooms will be maintained in the basement, moreover a boiler room with air conditioning, facilities for referees and a club room with hygienic facilities will be added. On the first floor, the operation of the offices will be partially maintained and separated, and there will also be more space for a hairdresser and a restaurant. The last floor will be completely removed and rebuilt with a flat roof covering only half of the area compared to the current state. Following the current state, the 2nd floor will serve for housing, but as starting apartments for young families. The risers are made of autoclaved concrete and the new masonry is made of brick blocks for precise masonry. Over the restaurant is an extensive green roof and the roof over the apartments has a classic order of layers with a stabilizing layer of gravel. The building is contact-insulated with the ETICS system using mineral wool and the final layer is made of white exterior plaster. The plinth is lined with concrete cladding. The diploma thesis deals with the issue of sale/lease of an apartment in the Královo Pole district cadastral area of Sadová. The main objective of the work was to find out the selling/rental price of the apartment unit in the new building, available 2+kk with standard equipment in Sadová. The price calculation was performed according to statutory regulations, standards and coefficients. At the same time, the price and quality levels of the offered housing units in the surrounding Brno localities were monitored and compared. The secondary objectives of the diploma thesis were the analysis of the housing market in Brno and its description including the preferences for the selection of the housing unit. The market indices used were used for the valuation of the dwelling unit and the price of the land included in the dwelling unit was included in the resulting price. The award was made by cost and comparison method. Sales/ rental pricing calculations were verified through direct comparison and Grubbs test. The rental method used to measure sales/rentals was used to determine the usual rent. In the last chapter of the analytical section, an appropriate procedure for purchasing a new dwelling unit was proposed.
