O uso dos fundos de consumo: dinâmica da expansão metropolitana da cidade de São Paulo / The use of funds for consumption the dynamic of the expansion of the metropolitan city of São Paulo

Com a iminência da construção de mais um trecho do Rodoanel Mário Covas, seu Trecho Norte, tem fechamento um ciclo longo de acumulação de capital na metrópole paulista, de mais de 150 anos, caracterizado pela expansão metropolitana (desigual e combinada) impulsionada pela especulação imobiliária baseada na verticalização do centro expandido e na horizontalização da cidade via loteamentos periféricos. Nesse um século e meio, seu motor foi à crescente financeirização do espaço urbano, tendo como principal conseqüência terrível, a produção de um ambiente construído agressor para sua própria população metropolitana. Como num roteiro de Tarantino, esse presente denota uma sarcástica imagem: hoje, as deseconomias metropolitanas, como as enchentes, o congestionamento e a poluição, tomam o lugar que um dia foi da garoa, de Adoniran Barbosa e dos bairros tradicionais de imigrantes, na produção da identidade paulistana. O novo ciclo de acumulação de capital em gestação não tem como objetivo resgatar essas memórias paulistanas. Ironicamente, esse novo modelo, baseado na suburbanização de alto padrão e no congelamento/urbanização das áreas de loteamento periférico precário e irregular, tem como objetivo construir uma plataforma logística metropolitana apropriada para o que Karl Manheim e tantos outros chamam de fuga do urbano. Pois, o que está em questão é a clara mudança de um padrão de urbanização brasileira (subdesenvolvimento de tipo cepalino) para o do tipo estadunidense, caracterizado por highways que ligam os luxuosos subúrbios ajardinados e as grandes aglomerações médias e populares aos centros degradados das cidades. O presente estudo tem por objetivo, apresentar três dinâmicas espaciais urbanas provisórias dessa fuga do urbano, vetorizadas por três grupos de capital urbano (proprietários da terra/intermediadores financeiros; empresas de construção/incorporação; grupos sociais em geral). The new cycle of capital accumulation in pregnancy is not meant to recover these memories from São Paulo. Ironically, this new model, based on the suburbanization of high standard and the freeze / urbanizing areas of poor and irregular peripheral housing estate, is to build a logistics hub for the metropolitan appropriate that Karl Manheim and many others call urban trail. For what is at issue is the clear shift from a pattern of urbanization in Brazil (underdevelopment CEPAL type) for the U.S. type, characterized by highways that link the luxurious surroundings and landscaped large clumps and popular medium degraded the centers of cities. This study aims to submit three spatial dynamics of urban temporary escape from the urban, vectorized by three groups of urban capital (owners of the land / financial intermediaries, companies of construction / incorporation; social groups in general). Exposure of the research part of the dialectical method and the idea of geographic space composed of form, function, structure and process.

Les études dédiées aux lampes en terre cuite en Gaule et dans l’Empire romain sont relativement abondantes. Depuis le travail fondateur de S. Loeschcke (1919), nous avons aujourd’hui une idée relativement précise des différents modèles qui sont apparus entre la période tardo-républicaine et la fin du Haut-Empire. Toutefois, le luminaire est avant tout considéré, de par la multitude des formes et des décors, comme un objet muséographique ou pédagogique car il représente le mode d’éclairage par excellence de l’Antiquité. En archéologie, il sert de moyen de datation au même titre que la terre sigillée ou les monnaies. Mais on oublie trop souvent que la lampe en terre cuite est d’abord un objet manufacturé, fruit de l’industrie humaine. À cet effet, elle peut fournir de précieuses informations sur l’artisanat antique et plus particulièrement, sur la manière dont les potiers ont réussi à produire un objet qui leur était étranger, sur les problèmes qu’ils ont rencontrés et les solutions qu’ils ont appliquées. L’étude des caractéristiques techniques d’une lampe permet aujourd’hui de tracer la production d’un atelier spécifique et en même temps, grâce à des cartes, d’en définir l’aire de diffusion à différentes échelles spatiales (région, pays). Enfin, l’adoption de cet éclairage artificiel, typiquement méditerranéen, parles populations indigènes, est l’un des facteurs de romanisation que l’on perçoit, le plus souvent, à travers les pratiques funéraires et cultuelles.Ce travail de recherche, novateur, permet de revenir sur ces différentes problématiques dans un espace confiné au Centre-Est de la Gaule. Les résultats obtenus nous ont permis d’identifier différentes entités productrices et leurs réseaux de distribution au cours de diverses phases chronologiques comprises entre le Ier s. av. J.-C. et le IVe s. apr. J.-C. et qu’accompagne une réflexion sur la consommation des lampes en terre cuite durant cette période. / There are quite many articles and monographs dedicated to terracotta lamps in Gaul and Roman Empire. Since the pioneer work done by S. Loeschcke (1919), we have been developing till today, abetter understanding of the lamps that have appeared between the post-republican to the Early Roman empire period. But very often, due to the various shapes and decorated medallions, the lamps are only considered as museum or educational items, because they represent the ultimate lighting mode during Antiquity. In archeology, they are used as a dating tool as well as the terra sigillata or the antique coins.However, we usually forget that the terracotta lamp is a manufactured product issued from the human work and therefore, is able to provide invaluable information on antique craft industry. Through their study, we are able to understand how the Gallo-roman potters have been adapting themselves to the manufacturing of a product they did not know, to new technical challenges and new processes. Also, thanks to the analysis of the technical aspects of the lamp itself we can track the products belonging to the same potters’ workshop as well as we can map the distributed market areas at various scales (regional, country-wide). Finally, the adoption by the local people of this lighting mode that is typically Mediterranean is a clear sign of Romanization, especially through the funeraland religious practices. This innovating study is focusing on these issues within a defined area, the East Central Gaul. The results have enabled the identification of several workshops and their distribution network during the different chronological phases from 1st century BC to 4th century AD and have also opened adevelopment on the way of consuming the terracotta lamps during this period

This diploma thesis is focused on assessment of methods in valuation of production area. The area will be valued according to valid price regulations and the usual price. Land will be valued separately. The individual valuation methods will be analyzed and an expert estimate of the price of the whole area will be determined after their evaluation. Using the direct comparison method, a market value estimate will be determined. The real estate market in this area will be analyzed with similar real estate and the main factors affecting price levels will be analyzed. The first part of the thesis will be devoted to theoretical knowledge, then there will be formulated individual problems and used methods, which were used for valuation. In the next part the results of individual methods will be stated and in the final part these results will be analyzed and compared with the recommended sessions for individual methods.

The main objective of this diploma thesis is to determine the usual price for a manufacturing facility, by using valuation methods. A secondary aim was to determine best possible use of the building and the development possibilities, according to the results from valuation. Diploma thesis is divided to theoretical and practical part. In theoretical part are detailed valuation methods divided to two main parts, the valuation by price regulation and the market valuation. In the beginning the pratical part describes the location and property. Furthermore I applied valuation method for manufacturing complex. At the conclusion is recapitulation and analysis of results, where are considered diferences and the usual price is set. The last chapter is devoted to the best use of complex and consideration of development possibilities.
