The thesis in theoretical part deals with factors affecting the real estate market in the Czech Republic and their development. It also describes the various phases of a development project and possible ways of financing. The aim is to develop a feasibility study for a residential housing project and a description of all the stages from birth thoughts in my head developer to the final investment. The paper examines the strengths and weaknesses of the business plan and describes all the tasks associated with it. At the end of the examination investor should find a clear answer whether it is appropriate to implement the project or terminate it at an early stage.

This master thesis is focused on financial management of commercial innovative project in Plzensky Prazdroj, a.s. Introduction of the thesis is dedicated to the theoretical and methodological background of project management. The company, its general and financial management are presented in following parts. The authoress of the thesis presents project management and related processes using real business case and compares theoretical and methodological background with company's approach. Conclusion of the thesis focus on proposal of processes related to the implementation of new innovative products to standard portfolio in perspective of financial management and financial tools.

This Master's thesis aims to perform a post-project appraisal of investment project under which it characterizes the quality of preparation, project evaluation and risk analysis in the form of feasibility study and specifies the objectives and content of post-project appraisal of investment project as a tool for learning from past mistakes and successes of investment projects. Within the achievement of the basic objective the thesis deals with the finding causes of variance between planned and actual project results through the usage of knowledge gained from the post-project appraisal and verification of benefits of its implementation. The thesis also processes through the gained knowledge of the post-project appraisal recommendations for improving the quality of the preparation, evaluation and risk analysis of similar projects in the future.

El producto de harina de frutas deshidratadas viene creciendo considerablemente y es que solo en el periodo 2021-2022 creció cerca del 35,3% ya que aporta diferentes beneficios que influyen de forma positiva para la salud de los consumidores; por ende, está presente investigación se basa en determinar la viabilidad de instalar una planta de producción de chirimoya deshidratada con calidad de exportación. En contexto, se realizó un estudio de mercado en el que se estimó que el país destino es China. La adquisición de la materia prima será del 25% a un 40% de la chirimoya de primera calidad que queda en el mercado nacional, para cubrir la demanda, siendo partícipes de un 72,21% (año 1) hasta un 81,42% (año 10). La presentación del producto será de 500 gr con la humedad no mayor al 14% y en función al margen de beneficio (60%) el precio de venta inicial será de $50 y en el año 10 será de $58. La planta estará ubicada en Lima-Cumbe teniendo un área total de 555,89 𝑚2. Para el deshidratado de la fruta se utilizará el método de liofilización. Se trabajará en dos turnos y se contará con 25 operarios para los próximos 10 años. La capacidad de la planta de producción por hora es de 796,7 kg teniendo un rendimiento de la materia prima del 4,86% y se obtienen 77 bolsitas de producto terminado. La inversión total del proyecto es de S/ 22 989 569,15 y respecto a los criterios de inversión, el proyecto obtiene un VAN de S/ 58,095,805.79 con una TIR del 74%, un B/C de 1,91 y el Payback en 1,7 años; es decir, el proyecto será viable. / The product of dehydrated fruit meal has been growing considerably and is that only in the period 2021-2022 grew about 35.3% as it provides different benefits that positively influence the health of consumers; therefore, this investigation is based on determining the feasibility of installing a dehydrated chirimoya production plant with export quality. The capacity of the production plant per hour is 796,7 kg, having a raw material yield of 4,86% and 77 bags of finished product are obtained. The total investment of the project is S/ 22 989 569,15 and with respect to the investment criteria, the project obtains an NPV of S/ 58,095,805.79 with an IRR of 74% a B/C of 1,91 and Payback in 1,7 years; That is, the project will be viable.

En el presente existe una tendencia por el cuidado de la alimentación, debido a que el consumo excesivo de los alimentos procesados hoy en día es una de las principales causas del sobrepeso. En nuestro país el consumo de pasta se encuentra ubicado en el cuarto lugar, los habitantes están acostumbrados a este consumo dado que cuenta con un precio asequible, tiene una preparación fácil y por eso se encuentra dentro de la canasta básica. Por lo que surge la necesidad de cambiar los componentes de los fideos para aportar los nutrientes necesarios y así reducir el riesgo de sobrepeso y sus consecuencias. Sin embargo, en la ciudad de Chiclayo no se ha implementado una fábrica de producción de fideos a base de quinoa. El propósito de este estudio es determinar la viabilidad del proyecto para la construcción de una planta de fabricación de fideos de quinoa. Como objetivos específicos se tiene, desarrollar el modelo de negocio del proyecto, determinar la viabilidad estratégica del proyecto de inversión, determinar la viabilidad del mercado para la construcción del proyecto, determinar la viabilidad técnica del proyecto de inversión, determinar la viabilidad organizacional del proyecto de inversión, determinar la viabilidad económica y financiera del proyecto de inversión. Como resultados de la presente investigación se obtuvo que, existe una tendencia creciente del sector farináceo, además se pudo evidenciar que diversas instituciones promueven el consumo de una dieta a base de cereales andinos por sus valiosas cualidades con aportes nutritivos, es así que se evidencia una oportunidad para el desarrollo del proyecto aprovechando el dinamismo del sector, dada la preferencia del consumidor por un producto nacional con un alto valor nutritivo. / At present there is a tendency to care for food, because the excessive consumption of processed foods today is one of the main causes of overweight. In our country, pasta consumption is located in fourth place, the inhabitants are accustomed to this consumption since it has an affordable price, it is easy to prepare and that is why it is within the basic basket. Therefore, the need arises to change the components of the noodles to provide the necessary nutrients and thus reduce the risk of overweight and its consequences. However, in the city of Chiclayo, a quinoa based noodle production factory has not been implemented. The purpose of this study is to determine the feasibility of the project for the construction of a quinoa noodle manufacturing plant. The specific objectives are to develop the business model of the project, determine the strategic viability of the investment project, determine the viability of the market for the construction of the project, determine the technical feasibility of the investment project, determine the organizational viability of the investment project. investment, determine the economic and financial viability of the investment project. As results of the present investigation, it was obtained that there is a growing trend in the farinaceous sector, it was also possible to show that various institutions promote the consumption of a diet based on Andean cereals due to their valuable qualities with nutritional contributions, thus, a opportunity for the development of the project taking advantage of the dynamism of the sector, given the preference of the consumer for a national product with a high nutritional value.

The subject of the diploma thesis is to acquaint the reader with the issue of a public investment project and then apply the information found to the case study in the form of a financial and economic evaluation of the selected investment plan. The evaluated investment project is the reconstruction of a cinema in the village of Hustopeče in the South Moravian Region, while the identified outputs were achieved using the cost method of cost-benefit analysis using the eCBA application. Part of the evaluation also includes a risk analysis in the form of a sensitivity and qualitative analysis.

The diploma thesis deals with an issue of assessment economic effectiveness of public project which is realized municipality. This thesis is divided into theoretical and practical part. The theoretical part describes a cost-benefit analysis and another methodology for economic assessment of the project. In the practical part is processed case study on a particular public project.
