Analysis of Metal Plate Connected Wood Truss Assemblies under Out-of-Plane Loads

In 2012, falls from elevation in construction industry represented 36% of the total fatalities. The Occupational Safety and Health Administration requires workers to use fall protection systems where workers are 6 feet or more above a lower level. Anchors for fall protection systems attached to roof trusses may cause out-of-plane loading on these structures. Metal plate connected wood trusses (MPCWT) are not designed to carry out-of-plane loads and MPCWT performance under these loads are not evaluated in the design process. The goal of this research is to model and analyze MPCWT assemblies under out-of-plane loads. The rotational stiffness of truss-wall connections, and truss bracing elements are included in the structural component model. Previous experimental data of fall arrest anchor loading were used for model validation. A parametric study considering loading location, joint stiffness and dimension of trusses was conducted. The structural analog of the MPCWT assemblies were found to have first truss deflections within 4% difference, thereby the models were validated. From parametric study results, the load location was not changed the ultimate deflection in the truss assembly by maximum value of 9%. Out-of-plane joint stiffness was the parameter that caused a large difference in the deflection results, when the joists were assumed as either rigid or simple connections. The rotational stiffness of lateral and diagonal bracing should be included as model inputs for the accurate representation of experimental behavior. Truss lengths increased the deflection at the top chord of the first truss in the assembly as truss width increased. / Master of Science

Novel build-to-rent strategies for single family homebuilders

Following the recession of 2007-2009, conditions in the housing and finance industries favored an increase in renter occupied homes relative to owner occupied homes. With rental properties comprising an increasing share of the housing supply, the home building industry should consider housing products that meet the needs of renters. This thesis proposes a build-to-rent product for single family home builders, to be offered as a complement to the traditional built-for-sale product. The purpose of the research is to demonstrate that a build-to-rent product is financially feasible under ordinary market conditions. In order to determine the viability of a build-to-rent product under likely market conditions, a financial model has been developed for a single family build-to rent product. The research involves reviewing the literature related to similar investment product types in order to develop a business model for the proposed build-to-rent product. The proposed model utilizes financial parameters currently in the industry, respectively, in the analysis of homebuilding projects and rental property investments. Using the analytical methods used for analogous investment classes, the author calculates a projected market range of input variables for the model. Sensitivity analysis of the model was then used to test the financial feasibility of a build-to-rent product. The analysis showed that the proposed product would be feasible under ordinary market conditions. Additional recommendations for future research has been explored based on the findings of this study.

This diploma thesis is focused on the history of the construction development of the residential real estates in the locality of Brno - Komin. The locality is described in this thesis in the basic information form, range of the cadastral area and demography. In addition, the historical events which had influence on the development of this locality are outlined. Further, also the economy structure, public facility and amenities throughout the history are mentioned. Another part of this thesis outlines this locality development, changes and growth during each time period. Further, the characteristic building elements and types of the real estate are described for each time period. The final part of this work is focused on the analysis of development possibilities of construction in this locality.

The aim of the theoretical part of my Master’s thesis is to summarize the historical evolution of building construction in České Budějovice, to process the summary of residential construction in each area of the city, and to describe current construction. There is described in my thesis how was the city of České Budějovice developing, varying and ramifying over time. In the practical part I did the analysis of the future construction using the survey among residents of České Budějovice and so future builders. Analysis determines the requirements for the type and location of the future construction, builders’ own building requirements. This thesis summarizes and describes the history and current construction. Also thanks to the practical part gives awareness about the direction of residential constructions in České Budějovice in the coming years.

В первой главе рассмотрены актуальные теоретические основы девелопмента жилой недвижимости. Во второй главе разработана маркетинговая концепция таунхаусов. В третьей главе выполнено финансово-экономическое обоснование эффективности реализации девелоперского проекта для развития жилой недвижимости в качестве эффективного механизма инвестирования предложено использование рассрочки от застройщика. В заключении представлены основные выводы по выполненной магистерской диссертации. В приложениях приведены подтверждающие расчеты. / The master's thesis consists of an introduction, three chapters, a conclusion, a bibliographic list, and appendices. The purpose of the study is to develop and evaluate the financial and economic justification of the development project for the construction of townhouses that meet the requirements of a comfortable urban environment in the KP "Reserve". The first chapter discusses the current theoretical foundations of residential real estate development. In the second chapter, the marketing concept of townhouses is developed. In the third chapter, the financial and economic justification of the effectiveness of the implementation of a development project for the development of residential real estate is carried out. The use of installments from the developer is proposed as an effective investment mechanism. In conclusion, the main conclusions on the completed master's thesis are presented. The appendices provide supporting calculations.
