國人對於「有土斯有財」的觀念很重視,加上房地產也是國人重要的投資工具,所以台灣的住宅市場存在著特異的現象,空屋率較外國高出許多,加上空屋數量雖多,但是房價卻似乎沒有因為過多的供給而下跌,這樣的現象令人好奇。 國內對於空屋面的探討很多,但因為受限於資訊的取得,而對於餘屋的研究有所侷限,以往文獻定義空屋為被閒置的房屋,包括大眾和建商手中所持有的空屋,而餘屋為建商尚未售出的存貨。比起空屋,餘屋和市場的價格應更為密切關係,因此本文將空屋定義為大眾手中持有的空屋;將餘屋定義為建商手中持有的空屋,試圖去了解空、餘屋和房價間的關係,利用可取得的資料進行實證。 本文主要的研究發現為: (一) 利用房價、空屋數、餘屋數三條式子去進行三階段最小平方法,發現所有變數的符號符合預期,且餘屋數、家戶數、地價、國民生產毛額和貨幣供給對房價有顯著的影響,空屋數和台股加權指數則不顯著,這表示會直接對房價產生影響的是餘屋數而非空屋數,這也是為什麼國內的房價不會受到龐大的空屋數量影響而下跌。 (二) 透過共整合檢定,更清楚的顯示房價、餘屋、國民生產毛額和貨幣供給存在著長期的均衡關係,這表示若要了解和解決住宅市場的問題,或許應該使用餘屋來估計、了解市場的狀況。

Phytoremediation: An Interim Landscape Architecture Strategy For Canadian Municipalities

Many Canadian cities are faced with the challenge of contaminated lands that remain vacant due to high remediation costs. Redevelopment of these lots to green space enhances the character of our cities and improves human and environmental health. Phytoremediation, the process of treating contaminated soil and water with plants, was explored as a plausible design application towards the re-use of contaminated vacant lands. Based on an integrative literature review synthesis and a phytoremediation example, design guidelines were formulated and then applied to three Canadian municipal sites. An expert panel, including phytoremediation specialists and municipal staff involved with open space planning and development, provided an evaluation of the guidelines. The results demonstrated that the design guidelines are an appropriate foundation for the application of phytoremediation as an interim strategy for transforming contaminated lands into usable green space within Canadian municipalities. / LACF (Landscape Architecture Canada Foundation), Latornell Graduate Travel Scholarship

This project provides a method to improve the urban environment of Indianapolis by developing vacant lots currently used for parking lots. Redesigning vacant lots as public open spaces can enrich the downtown environment both culturally and economically.This project is comprised of four sections. The first section is the introduction of the project. The second section addresses the problems caused by vacant lots in cities and the influence of public open spaces on public life and the city environment. The third section consists of developing a plan for public open spaces by redesigning selected vacant lots in downtown Indianapolis, Indiana. The third section will present a model of development of public open spaces for the city and will legitimize the necessity for revitalization. The last section will conclude the project.The goal of the project is to present critical aspects regarding existing vacant lots in downtown areas and to develop new types of public open space that can benefit the citizens and environment of Indianapolis, Indiana. The unspecific nature of these guidelines, however, coupled by the parochial interests of constituent local municipalities, can result in development that is unfavourable in terms of the metropolitan vision. The aim of this research was to consider a more detailed basis according to which the metropolitan plan for the Cape Metropolitan Area, the Metropolitan Spatial Development Framework (MSDF), could possibly be promoted. The approach was to focus on vacant land since this will be the target of future development.

A new multipurpose town house has been designed into a vacant lot on Křížová street in Brno. Currently, Staré Brno is a territory without a clear concept, with high traffic load, and fragmented and often unsatisfactory development. The project therefore assumes and takes into account urban adjustments in this locality; in particular it anticipates traffic reduction in close proximity of the building and also decrease in noise load. The given location has some special features – its vastness allows it to form a whole street front; it shapes and closes a block which has a long history, its position is exceptional considering its closeness to Mendel square. The proposed building helps shape the appearance of Křížová street into which it opens with an urban-shaping facade. On the other hand, it distances itself from the inside yard which is unusable due to its unsatisfactory technical and aesthetic state. The building thus bears, within its own capacity, all the functional and spatial variety that the relation to the inside yard could offer. The result is a self-sufficient urban balcony-type building with a parquet circle designated to business and higher floors to living. There are 35 smaller flats projected for living, intended esp. for young families, couples or singles. The project assumes that the tenants will lead active and social lives, so it offers flexible outdoor areas that are both covered and open, surfaces that are both green and cemented and spaces that are both private and common.
