Ombyggnad från kontorslokaler till bostäder : Förslag på planlösningar för Villa Fannalund i Enköping

The population in Enköping is expected to increase, which means that more housing needs to be built. On behalf of S&E Johanssons fastigheter AB, floor plans for a possible apartment redevelopment in Villa Fannalund will be designed to meet parts of the current housing shortage. Today, Villa Fannalund is an office building and a redevelopment that must comply with the regulations set by Boverket (The Swedish National Board of Housing, Building and Planning). In order to write this work/degree project, a literature review has been conducted where several examples of student reports regarding redevelopment have been analyzed. In addition, articles and reports relating to laws and regulations regarding redevelopment have also been processed in the literature review. To get a more detailed picture of Villa Fannalund, a case study was conducted through a study visit to the building itself and an interview with the property owner Sven Johansson. This paper presents two potential floor plans for Villa Fannalund's apartment project. These floor plan proposals are explained and then compared where the pros and cons of the two are evaluated. The two proposals cover 12 apartments each, where all apartments have a unique floor plan. The apartments in the proposals are of varying size, from one and a half room and kitchen to three rooms and kitchen with living areas ranging from 32m2 to 95m2. The work leads to the conclusion that Villa Fannalund shows great potential in becoming successfully redeveloped into an apartment building. During the work with this degree project, some challenges arose with the floor plans where, among other things, the common areas became far too large. There was also a problem with insufficient daylight in the common hall spaces.
