The multi-family rental housing industry has faced numerous challenges in the past decade. Increased competition, declining occupancy rates and higher operating expenses have forced management companies to re-examine their organizational strategies, particularly as it applies to its human capital. Employee engagement has become an emerging topic and shows that engaged employees perform better, put in extra effort to help get the job done, show a strong level of commitment to the organization, and are more motivated and optimistic about their work goals. Companies now recognize the value in fostering a climate in which engaged employees drive sales by creating loyal customers. However, despite documented support identifying the link between engaged employees and more impressive business outcomes, little research has concentrated on the special needs and challenges of the multi-family rental housing industry. Further, there are limited tools available to assist owners and managers with the task of identifying the drivers affecting employee engagement.
An Employee Engagement Model (EEM) was developed to allow multi-family apartment rental property owners and managers to determine the percentage of satisfied residents for a given average level of engagement score. This research utilized statistical analysis, neural network techniques, and probabilistic modeling to develop the Employee Engagement Model.
The Employee Engagement Model (EEM) offers new knowledge in the relationship between employee engagement and resident satisfaction in the multi-family rental housing industry. New knowledge may also be derived in correlations of certain aspects of employee engagement and the likelihood of residents extending their leases or referring others to his/her community, thus improving business performance. It is expected that the Employee Engagement Model (EEM) will provide useful feedback to multi-family professionals in their process of talent management. It is also expected that further discussions toward improvements in measuring employee engagement and its impact on satisfaction will be prompted by this research.

Com essa análise, pretendeu-se ao mesmo tempo explorar mais acerca daquilo que motivou a verticalização e as mudanças no modo de morar ocasionadas pela transição da casa térrea unifamiliar para a habitação multifamiliar verticalizada, tal como a imagem do edifício de habitação perante um público leigo. A abordagem deu-se principalmente pela perspectiva do imaginário da época que associava a ideia de modernidade aos grandes edifícios, que puderam ser construídos graças aos avanços tecnológicos aproveitados pela arquitetura moderna / Abstract: This dissertation, which used the city of São Paulo as its main frame, is a study on residential buildings of the period set between the 1940's and 1970's. Through the review of advertisements from this time period, focusing on five specific issues chosen for their architectural significance, this work sought to simultaneously explore more about what motivated the vertical growth and the changes in the way of living caused by the transition from single-family houses to multifamily housing, such as the image of the vertical residential building for the lay public. This project seeks to propose an ideal model for housing in a future where it is no longer feasible at a lower density. It identifies several characteristics of good housing, primarily: individual response to site, desirability, and sustainability, then applies them in the design of an apartment building on a specific site. The project also touches on questions of what makes a living space desirable, namely the preservation of the tenant's individuality and the fostering of community, each of which is examined and applied through the architecture. The project stresses that individuality is supported through a tenant's choice of living space and, therefore, that buildings following this model should not be identical copies, but rather unique responses to their own sites following the guiding principles of this project. It addition, as a secondary objective, the project explores the intricacies of mass timber construction and building code. / Master of Architecture / As the population rises and it becomes clearer that we can no longer afford to gobble up land for low density housing, our idea of what housing should be must also grow. It's inescapable that the future of housing involves refocusing on medium density apartments so that we can house more people on less land, but making that happen would involve a paradigm shift in what we consider the ideal housing condition. Convincing people to stay in apartment buildings instead of moving into a single-family house requires buildings that respond to their individual site, provide desirable apartments, respect the environment, and preserve the sense of community that is often found in low density developments. This project seeks to propose a model for the future of housing.

“Path and Place” is the design of an ‘infill’ building, primarily residential, on a vacant site in New York City. The central concern was an attempt to satisfy the elusive criteria for a home as a special place. Secondarily, it was important enhance the community with a lively place.
Emphasis was placed on access to outdoor areas such as the courtyards, roof gardens, and balconies. ln these areas. it is possible to have a range of interaction among residents and neighbors. One may be an observer of the public scene, or a participant in a shared garden, or a shopper in a public market.
The scale of the project is compatible with mid-rise apartment buildings surrounding the site. The structure reflects that it is built over a railroad cut which runs at an angle to the street grid. Construction is of repetitive pre-cast concrete load-bearing walls and concrete slab floors. Double-thick walls are used not only to carry utilities, but to separate one residential unit from another both physically and symbolically.
There are 56 apartments varying in size from studio to large work/live units. The ground floor areas contain shops, a restaurant and a retail greenhouse. A second building is planned for the adjacent vacant site, to function as a research facility for urban agriculture. Both buildings contain courtyards—the residential one open and the research facility’s covered—which encourage pedestrian circulation from one main street to another. The roofs are used as gardens for the residents and the research facility. / Master of Architecture
