Fastighetsutveckling - En studie i möjligheten till aktivering av dolda ytor i befintliga fastigheter

Property development - A study of potential to activate unused areas in existing properties. The purpose of this study is to identify whether it is possible to increase revenues by activating unused areas. The study is based on a combination of substance relevant theories, empirical material and the writers’ experiences. The empirical material has been obtained from interviews with both property owners and authorities. There are many measures that can be implemented to improve property performance by activating any unused areas. It is not obvious that properties have undeveloped areas, but as various conditions, requirements and trends change, areas may become under-utilized. In this study, we have calculated unused areas in an attic, a basement and arcade in Malmö's real estate market. The results show that the reactivation of unused areas is viable when the conditions are right. In this study, we also show the problems with activating unused areas. To succeed with an activation, it is important that external factors, such as economic trends, are right, but also which property is being activated and for whom the activation is taking place. It is also important who the owner is. Real estate holders must work actively with all stakeholders. The owner must be present and work to maintain relations with the parties involved. By cooperating with all parties, the potential to implement activations successfully increases.

Fastighetsutveckling – En studie i möjligheten till aktivering av dolda ytor i befintliga fastigheter. Syftet med denna uppsats är att utreda om fastighetsägare kan öka lönsamheten genom att aktivera dolda ytor i befintliga fastigheter.Uppsatsen är genomförd på ett induktivt vis. Uppsatsen baseras mycket på empiriska och egenupplevda observationer. Det empiriska materialet är inhämtat genom kvalitativa intervjuer från både fastighetsägare och myndigheter Det finns många åtgärder som kan göras för att förbättra fastigheters resultat och aktivt höja lönsamheten i dag. Alla fastigheter bär inte dolda ytor idag men allt eftersom förutsättningar, krav och mode förändras blir ytor outnyttjade. Lönsamheten har räknats på aktivering av vind, källare och arkad på Malmös fastighetsmarknad. Vi har i uppsatsen visat att det går att aktivera outnyttjade ytor när förutsättningarna är de rätta. I uppsatsen har vi också visat på problemen med aktiveringar. För att lyckas med en aktivering räcker det inte med att de externa faktorerna så som konjunktur, vilken fastighet det är och till vem man aktiverar ytor, är de rätta. Det är också viktigt vem som är ägaren. I många fall är det inte tillräckligt att agera medelmåttigt. Fastighetsägaren måste arbeta aktivt med samtliga berörda parter. Fastighetsägaren måste vara närvarande och arbeta för att upprätthålla relationer tillsammans med de inblandade parterna. Ett gott samarbete ökar möjligheten att genomföra aktiveringar av dolda ytor. / Property development - A study of potential to activate unused areas in existing properties.
