The Master’s thesis deals a project documentation of a new multifunctional building. The building is a detached. It is the three-storeyed build with attic and cellared. There are 12 flats, 2 surgeries and 6 garages. The surgeries are in the ground floor. The building is built from a Heluz system and walls are isolated by a contact thermal insulation system ETICS. Roof is a cross roof.

Theme of this master´s thesis is the project documentation of a multifunctional building. It is a four-storey basement building covered with flat roofs. The object consists of two parts. One part is residential, consisting of 17 flats, one of which is designed as a flat with disability facilities. The other part is designated for public and includes a cafe with a rear. To the residential part belongs an underground collective garage, one parking lot for each flat.

The aim of the diploma work is a design of the Municipal House in the municipality of Habrovany u Vyškova. The building is designed in a gentle slope, the ground plan is irregular, the height of the object is different in the individual parts. The model of the building is a linear wall system.The building consists of three work sets which are the municipal authority, a fire station, and a cultural social hall. The municipal authority is a two-floor structure, the other rooms are one-floor ones. The fire station has a garage for two vehicles.

The goal of the project is development of a project documentation for a building: Low energy block of apartments. The documentation was processed in the depressed for construction realization. It solves a four floor block of apartments with flat warm roof and partially depressed parking garage. The structure is designed with risen requirements on thermal properties. The project also solves a concept of heating system. Its energy efficiency was analysed using precise calculation acc. ČSN 73 0540 and processed statement of energy efficiency. The result energy consumption of the structure is B – very efficient.

There are important places of intersts without a direct connection to public transport. Included are three designs that were proposed depending on local conditions. Another part is the vision of a new layout Björnsen's orchard with a little precious trees and unpaved footpath, which is located in the center of academic institutions and therefore should perform representative function. The thesis also addresses the transport connection of the planned undereground garage next tu Björnsen's park.

This thesis compares the selected type of property valuation methods in the garage area of the Czech Budejovice. Selected garages were awarded cost method, comparative method and comparison method from the database. At the beginning of the thesis describes the basic concepts of real estate valuation. The following describes the operators occurring in the real estate market, a general description of the garage. To conclude the theoretical part describes selected methods of evaluation of existing garage, according to the rules and regulations according to previous regulations. For the purpose of this thesis was awarded with 10 garages, of which 8 are terraced and 2 detached. Learning rates are compared and statistically analyzed.

Method of Valuation is set to cost type, comparison by decree and comparsion from database. Based on the data obtained are evaluated differences at the end of work and their causes between given methods of valuation.
