Investiční politiky států EU a čínské investice / EU member states FDI policies and Chinese investments

The topic of this master thesis are the EU FDI policies and their development specifically in the period 1999 - 2019. The aim of this master thesis is to answer the research question: "Why the European FDI policies have changed during 1999-2019?" In April 2019, a new regulation regarding a framework for screening of foreign direct investment in the European Union has passed. The process of screening should be applied in case a foreign direct investment would pose a threat to security or public order. The EU has been traditionally a promoter of the liberal trade and free movement of capital. Yet, the proposal presents a new tool in the FDI policy that can be seen as restrictive. In this thesis author analyzes what processes led to the introduction of this new framework. Following the theoretical framework regarding security concepts and evolution of new threats, the author elaborates on the first hypothesis that "It is possible to identify strengthening of the concept of security and more restrictive approach in the FDI policies of EU member states during 1999-2019" by analyzing the evolution of EU FDI policy and policies of Germany and France as ones of the biggest recipients of FDI in the EU. The principal objective of the work is to determine particularities of global FDI flows during the current economic crisis vis-a-vis preceding years. It is divided into four main parts and at first starts with a general description of FDIs. Then a description of behaviour of FDIs during 2000-2006 is provided and several indicators used by UNCTAD in its WIRs are also presented. After that, as soon as the development of FDIs at the beginning of the present century is known, a detailed text revealing the evolution of global FDI flows since the beginning of the crisis till the end of 2009 comes. The last important chapter is dedicated to the detection of particularitites of global FDI flows, whereas findings gained in previous parts have been also used.

Presented thesis is focused on the nature of Korean direct investments in European Union, especially in the new central European member states (The Czech Republic, Hungary, Poland, and Slovakia). The major task of thesis is to clarify, which Korean companies invest in central Europe and why do these companies locate their investments in new member states. Additionally, character of existing investments is analyzed. Thesis is divided into three main parts. Firstly, the explanation of development of Korean multinationals is provided. The main question of second part is why Korean multinationals invest in Europe and what the impact of European economic integration is. In the third part, distribution of Korean investments in central Europe is demonstrated. Both the nature of foreign direct investments and the effect of economic integration are analyzed from theoretical perspective first. Subsequently, theoretical concepts are applied on real data. Answer to all three main questions (which, why and how) will provide insight into future development of Korean direct investments in central Europe (middle- and long-term perspective).

To evaluate the effectiveness of the investment plan the static and dynamic methods are applied. The financial analysis represented by relative indicators is performed in the work. According to the resulting values of these indicators the proposals to improve the weaknesses are identified. Using the methods of evaluating the economic efficiency of the investment recommendations on the implementation and proposed recommendations for the further development of agricultural cooperatives is formulated.

Thesis deals with appreciation of real estate investment before sale. Theoretical part of the thesis is describing basic concepts from the field of valuation of property and basic concepts of investment. There were also summarized basic types of investments, evaluation methods and financial expenses related to investment. Practical part of the thesis is focused on specific property, where were realized construction work. First of all were researched financial expenses of construction work, i.e. investment cost. The property was evaluated by three hypothetical variants of investment. Calculation of expenses related to borrowed capital followed. At the end of the thesis, the survey data were evaluated and compared.

The aim of the present thesis is to introduce the topic of foreign direct investment (FDI) from the multiscience (multidiscipline) perspective. FDI is a phenomena that cuts across many fields of human activity. It is of major significance for the national economies and an important factor for the global economic growth. Although these characteristics of FDI are widely known today, it was not always the case in the past. Since the sixties, it has been a focus of deeper studies and an object of interest especially for the international organizations that supervise the global economy. As each socio-economic phenomena, the issue of FDI has its historical background and this thesis seeks to comprehend this subject and further tracks the emergence of the business climate and economical processes that show the characteristics of later defined FDI. The historical formation of FDI is related to qualitative and quantitative development of the phenomena, and to its temporal and geopolitical context. The thesis presents the most relevant factors and causes of the present state of FDI, and monitors the crucial moments of the elements contributing to the evolution of the international investment environment.
