Flervåningshus av trähusmoduler : Kostnadspåverkan på trähusmoduler till följd av ökade krav per våning

For more than a decade the construction of multi-storey wooden houses with more than two storeys was banned in Sweden. In 1994, regulations became function-based and multi-storey wooden houses was allowed once again. Due to the long ban, there is a lack of knowledge regarding multi-storey wooden houses. Despite this lack of knowledge there are still advantages with wooden houses, including the non-existing drying times and low weight, resulting in reduced transport and production times. In the case of wooden modules, the competitiveness increases with these reduced times, however, the technical solutions and needed material changes with the different regulations at different levels, thus affects the costs of modules. This study aims to show the change in cost of material and competitiveness due to the different regulations. The study is based of Swedish conditions and interviews with Swedish companies that work with wooden modules. Results of the study shows that the competitiveness of wooden modules mostly is affected by the change of fire restrictions and acoustics. With the use of modules, solutions such as savings in foundations is enabled. One conclusion of the study is that construction, production, transport times and environmental aspects impacts the competitiveness most. This enables modules to reduce the price by 10-15% in cases that require few detailed and architectural solutions compared to other construction alternatives.
