Sustainable housing for residential-industrial neighbourhoods in Malaysia : a study on the elements of indoor environmental quality improvements

Economic development brings about urbanisation which may result in rapid housing expansion. The health and well-being of communities is often not considered as a priority of urbanisation with the pressure for developing better economies. Sustainability principles in housing developments are perceived to be able to enhance and to improve the quality of living. The approach to sustainability can, however, be interpreted and prioritised differently. Many developing countries such as Malaysia are depending upon industrialisation for the development of their economies. Continuing urbanisation and industrialisation in these countries indirectly creates tensions between the need for a better built environment, and the push for economic growth. One specific phenomena in Malaysia is the introduction of the mixed-use urban neighbourhood, whereby residential development is netsled within the industrial establishments. On one hand, this helps to create job opportunities and improve the local economy. On the other, it creates concerns in the relations to the house planning, and to the well-being of the residents. These have potential exposures to industrial activities that are associated with environmental problems, such as, poor air quality, local temperature increases, and excessive noise levels. This research applied the current international trends of sustainability practices in housing development in searching for the most appropriate strategies for developing sustainable residential-industrial neighborhoods. Cross reference to other countries strategies and experiences can be adaptation for Malaysian conditions. A residential-industrial community in the city of Pasir Gudang Johor, Malaysia, has been selected as a case study in order to examine the perceived problems of indoor environmental quality in such environments. The result of a questionnaire survey and in-situ measurement indicates that they are facing indoor environmental problems. A set of recommendations for housing guidelines which are tailored for local Malaysians conditions have been identified, and have potential for improving the housing development guidelines and policies for mixed-use community living. Comprehensive strategies will need to be developed to achieve housing development sustainability goals. The development of Master Planned Communities (MPC's) is suggested to be appropriate mechanism to developing planning controls. This will ensure the improvement of indoor environmental quality of living in residential-industrial housing developments in Malaysia. It is anticipated that this research will make a positive contribution to developing decision-making procedures that are appropriate to achieving the goals of sustainable housing development in relation to mixed-used residential housing, It is also expected that this research will assist in establishment of a unified national sustainable housing strategy, and in the rationalised adoption of a master planned community approach.

Mixed-use development as a strategy for urban growth, development and planning

Disadvantaged communities are cherishing high expectations of what the future will hold for them. To avoid trade-offs that can lead to the escalation of violence, more efficient management strategies are necessary to restructure the urban environment and address the problems of a rapidly urbanising population. The primary goal of this study is to examine to what extent mixed-use developments can facilitate economic development within low income communities. The results indicate that the planning of mixed-use developments, can create strong, welldefined city structures which will address the current urban deficiencies experienced in metropolitan areas. Mixed-use developments offer a means to integrate those parts of the metropolitan area with no coherent and integrated structure into the larger urban environment. An increase in densities, land use intensification and passing traffic can create the necessary market thresholds to sustain a wide range of economic and social activities and facilities that are typically not found in inwardly turned, peripheral communities. This can increase the standard of living of these communities by improving their access to economic opportunities, providing employment and supporting the fulfilment of their economic and social needs. The informal sector plays an important role in the urban economy. The creation of multi-functional markets within mixed-use development will stimulate groWth and employment creation within the informal sector. The higher economic thresholds and better access to markets and supplies can improve the viability of small -scale informal enterprises. These markets will benefit the local communities by providing a variety of economic activities and services within the same location. The stimulation of economic activity within the low income communities can improve the circulation of money and assist in the prevention of income leakage to other centres. The implementation of mixed-use development has the potential of addressing the problems currently inhibiting economic development of low-income communities. / AFRIKAANSE OPSOMMING: Suid-Afrika het 'n nuwe politieke era betree, waarin alle burgers op toegang tot gelyke geleenthede geregtig is. Die agtergeblewe gemeenskappe koester hoë verwagtinge vir die nuwe toekoms. Om te verhoed dat uitruiling ly tot 'n toename in geweld, is 'n meer doeltreffende stedelike bestuurstrategieë noodsaaklik om die snelgroeiende bevolking aan te spreek. Die studie het ten doel om die ekonomiese ontwikkelingskapasiteit van gemengde grondgebruiksontwikkeling, te ondersoek. Die gevolgtrekking van die studie is dat gemengde grondgebruiksontwikkeling 'n goed ontwikkelde stadstruktuur tot stand kan bring, waardeur die bestaande tekortkominge van stedelike gebiede aangespreek kan word. Fabric hybrid building : a renovation hypothesis for Vancouver’s downtown eastside

This project attempts to break down categorization and systems of thought based on opposing qualities. Instead, disparate elements are considered to work together to increase their individual properties by creating a new property - a condition comprised of the individual elments yet also surpassing them. The word "hybrid" is appropriated to describe the nature of this investigation - the renovation of a turn-of-the-century warehouse building into a multi-use building. The project attempts to describe how a building that contains a range of disparate programmatic elements can go beyond each element's exclusivity to produce a condition in which the resultant is greater than the sum of the individual parts. The project looks at breaking down specific delimitors of adjacent programmatic elements and promotes cross-fertilization between them with the intended result of blurring the seams that separate one from the other. The intent is to investigate, through a series of minimal moves dictated by the conditions of the site and program, whether a condition of richer and more varied experience can be achieved and, as a result, provide a start for defining a condition of architectural hybridity. Due to the size of the building that is investigated, this project focuses on two areas of the building, the insertion of a courtyard and the insertion of a fissure, or crack. Housing alternatives in the single family neighbourhood

The single family neighbourhood is a favoured residential form, yet this low density residential option is unsustainable. With its high consumption of land and services, the continued development of the traditional single family neighbourhood results in urban sprawl and inefficient use of infrastructure. In addition, zoning regulations that prescribe large lot sizes, deep setbacks and singleuses, create disconnected, mono-functional residential enclaves. Residential intensification is increasingly touted by urban theorists and proponents of sustainable development as part of the solution. This involves focussing new development on underutilized land, which in turn necessitates the acceptance of new housing forms within existing neighbourhoods. However, people are often wary of higher densities and alternative housing options, believing that the qualities of livability that they identify with the single family neighbourhood are threatened. Focussing on ground-oriented residential alternatives, this project examines the key elements that comprise the residential environment and their connection to aspects of livability. A set of guidelines based on principles of sustainable development directs the design for a higher density, environmentally responsive, groundoriented residential development on an infill lot in an existing single family neighbourhood. The final design proposes the division of the single site into five developable lots, introduces four different dwelling types, and integrates into the landscape a stormwater management system. Designed building have one underground floor and four above ground floors. Diploma thesis is designed as project of Building Service, specifically that of Heating. This diploma thesis contains calculations of the design heat load, design of radiators and others heating surfaces, hydraulic balancing, generation of domestic hot water, design of heat source, calculations of safety devices and pumps design. Part of this diploma thesis is also conceptual design of regulation.

The aim of my thesis was to create a project documentation for a new mixed-use building. The building is situated in the land register of Brno. It is a four storey building without basement, designed into the shape of rectangle. The first floor will be located several shops. Between the second and the fourth floor will be dwelling units. The object is based on the concrete prefabricated beams. It is covered by flat roof with Attica. I designed the project with emphasis on disposal orientation according to the cardinal points and constructed arrangements of the building. During the process I tried to use modern methods, common materials and I tried to separate space for living and space for public.

The subject of the this thesis is newly built mixed-use building in gap site in the Brno on the Křenová street. The object will have four aboveground floors and one underground floor. First floor there are officers, specifically hairdresser, pharmacy and establishement of small office. The whole second floor consists of smaller and bigger offices (if it be necessary, it can be connected in one large office divided into two parts). On the third and fourth aboveground floor there are individually flats. There are two flats 4+kitchen, two flats 2+kitchen, four single flats with kitchen and two barrier-free flats. For these flats, there are basement cellar floor. In the underground floor, there are single cellars in the basement for single-room flats, basement for the operation of the building, a cubicle, a drying room, a bicycle room and office storage. There is an overground parking on the northern side of the object. Thanks to the passage of the building from the north to the south side saves your steps.

The project deals with design of a multifunctional house. The object is situated in the city called Hořice in Hradec Králové region. Terrain of the land is flat. The building consists of a basement and four floors and it has a rectangular plan. There are four shops and ten dwelling units in the house. Layout of the units is three rooms plus one room. Above one part of thrid floor is a flat roof which is made of concrete tiles and vegetation. It serves for relaxing.

The area has size of 10,11 ha and it is defined by the built-up area in the south, north and west and from the east street Vrchy. The area is crossed by street Filmová, which is divided into two parts, on the part of the bulit-up area of the Film Studios and the undeveloped part of gardening and unmanaged areas. The vision of the project is to revitalize the area using the new functional use, simplify transport structure and supplement the existing buildings by new buildings.

The building is designed on flat terrain. In the basement are located technical utilities of the building and three cellar cubicles. On the first floor there is a beer-shop, textile shop and design office. On the second floor there is an office space for local company. The thrid floor is designed as two large-area apartments with terraces. The fourth floor is designed as one large-area apartment with terraces.
