This study examines Swedish households' decisions when choosing between adjustable-rate and fixed-rate mortgages based on different factors relating to interest rate levels and rate expectations. The study utilizes multiple regression analysis and data from various sources to examine the relationship. The results indicate that both the current difference between the average adjustable and fixed mortgage rate, the level of the fixed mortgage rate and the expected rate difference over one as well as a two-year period have a significant impact on households' decisions. However, inflation and the policy rate, in relation to their average levels have minimal influence on households' choices. These findings suggest that households primarily prioritize the current difference in rates, the level of the fixed-rate mortgage rate and the expected difference over a one as well as a two-year period, rather than considering broader macroeconomic factors. Understanding these dynamics is crucial for managing households' interest rate sensitivity and promoting economic stability.
