Gentrification always happened when the urban regeneration is property-led. The private sectors are mainly focus on the profit on redevelopment the old dilapidated areas and always ignore the needs of local neighbourhood. As such, this dissertation aims at studying the gentrification effects in terms of social and economic aspects. The positive impacts are obvious that it will bring economic benefits to the neighbourhood. However, in the social aspects, gentrification will inevitably bring loss to the community. Urban regeneration in Tsuen Wan Centre is quite interesting that although the economic benefits are boosted up, but the social capital between community is not lost and the social capital level in is proved to be very high. The Tsuen Wan Centre redevelopment has been public sector driven and represents primarily one very large residential-commercial complex project. While some level of gentrification is represented by the Citywalk and Vision City development, which has clearly had some impact on the surrounding area, there appears to have been economic benefits and little social change as well as little acceleration of redevelopment in the surrounding neighbourhood. / published_or_final_version / Housing Management / Master / Master of Housing Management

Urban redevelopment is a land redevelopment process which helps to regenerate an aging area. This process often involves demolition of old building structures relocation of businesses and people. It also brings new urban designs and new concepts to the target redevelopment zones; it redefines what “Up-to-standard” means to both the general public and the people living in the redevelopment zones.
Urban redevelopment also helps to maintain a suitable balance among the social, environmental, economic and cultural aspects to make sure all these dimensions are working harmoniously to enhance the sustainability of the redevelopment zones.
Every move made during the redevelopment process of a zone brings about positive and negative impacts on the people, environment, economy and existing social linkage. Frequent reviews should be done to ensure everything is on the right track and appropriate plan adjustments should be applied to fill up any loophole spotted.
The spotlight of this paper is on one of the on-going redevelopment projects in Hong Kong, that is, the Kwun Tong Town Centre Redevelopment Project, which is the largest single project undertaken by the Urban Renewal Authority (URA) since its establishment in 2001. This paper focuses on the social, environmental and economic impacts of the Kwun Tong Town Centre Redevelopment Project on this redevelopment zone and places nearby.
Both conceptual and empirical literature reviews regarding issues related to urban redevelopment will be done to provide a foundation of this research. Comments and opinions of affected stakeholders will also be gathered through interviews, discussed and analyzed in the following sections.
This study is expected to provide an up-to-date picture of the redevelopment zone and a true reflection of stakeholders affected since the commencement of the project, which may help people to have better understanding of the impact of a redevelopment project on a district and help planners to make relevant adjustments whenever necessary. / published_or_final_version / Housing Management / Master / Master of Housing Management

Conceived of and established as a fortified city, Halifax developed a naval and industrial relationship with its harbour. The waterfront was seen as a strategic area for military defense, not for public amenities. In an effort to streamline the movement of goods, an imposing rail line corridor was developed along the peninsula’s waterfront. This industrialization effectively dislocated Point Pleasant Park from the rest of its urban fabric. The severing of this vital and historic artery symbolized the evolution of Halifax’s harbour from being fortified to industrialized. As a result, todays waterfront is largely privatized for the military, large industry and high-end single family residential. The focus of this investigation is to explore a methodology that recognizes the potential of the decaying rail line corridor and surrounding industrial environment. The intent of this intervention is to graft new vital arteries between Halifax’s urban fabric and its industrial waterfront.
