Betalningsviljan för miljöcertifierade byggnader : En studie av hyresgästers betalningsvilja för certifierade kommersiella kontorsfastigheter / Willingness to pay for environmentally certified buildings : A Study of Tenants' Willingness to Pay for Certified Commercial office Properties

The real estate market accounts for significant emissions, with this sector representing approximately 21.7% of Sweden's total emissions in the form of greenhouse gases, which has made environmental building certifications increasingly relevant. The purpose of this study is therefore to examine the willingness to pay for environmentally certified office spaces and the characteristics that underlie this willingness. As a method for empirical data collection, a qualitative approach has been used. Eight qualitative interviews have been conducted with tenants in the form of companies and organizations renting both certified and non-certified office spaces. The interviewed companies and organizations varied in size from small to medium and large. The goal has been to capture respondents' experiences and perceptions regarding the subject to add depth to the study. As a foundation for analysis, the empirical data has been related to theory, including CSR, strategic fit, willingness to pay, and factors for tenants in green office spaces. The study shows that the willingness to pay varies among different companies and organizations, but generally, there is not an increased willingness to pay to rent an environmentally certified office space.
