Análisis económico de la duración del proceso de ejecución de garantíahipotecaria y las consecuencias en el comportamiento del consumidor

En las últimas décadas, nuestro país ha venido experimentando un alza en la colocación
de créditos hipotecarios, por ello requiere atención el proceso de recuperación de crédito
de las entidades financieras, ya que resulta inevitable el incremento también de los
potenciales deudores. El presente trabajo de investigación se enfoca en el Efecto
Peltzman que genera la duración del proceso de ejecución de garantía hipotecaria en el
comportamiento del consumidor del sistema financiero tomando en cuenta el modelo de
la banca múltiple que lo rige. Para ello, se deberá determinar si se está cumpliendo el
objetivo del proceso de ejecución de garantía hipotecaria en el tiempo legal establecido
o si, por el contrario, el plazo real puede estar modelando perniciosamente la conducta
de quien adquiere este tipo de crédito, incentivándolo a que deje de pagar puesto que
no hay una sanción efectiva. / In recent decades, our country has been experiencing an increase in the placement of
mortgage loans, which is why the process of recovery of the credit of financial institutions
requires attention, since it is inevitable the increase of potential debtors. This research
paper focuses on the Peltzman Effect that generates the duration of the foreclosure
process in the behavior of the consumer of the financial system taking into account the
they are under the multiple banking concept. To do so, it must be determined whether
the objective of the foreclosure process is being met within the prescribed legal time or
whether, on the contrary, the actual term may be adversely shaping the conduct of the
acquirer.
