Previous issue date: 2011-10-07 / Many have sought to understand the spatial processes, which originate from land
development and real estate dynamics, seeking also to build new categories of
analysis to put some light on the less evident aspects of this process. The discussion
about production of space has been adopted in this study, but has proved insufficient
to explain this complex urban reality. Here, it is analysed the ways that, in Natal, the
market fosters the material basis for capital accumulation. The research had as
methodological basis, the analysis of discourse, having full interviews with institutional
agents as background. It aimed at understanding the complex, material configuration
in urban space. It thus investigates the theory of practices of existing (private and
public) agents towards the real estate market, using several concepts, like production
of space (Lef?bvre and Harvey); habitus (Bourdieu); spatial fix (Harvey); and
territoriality (Haesbaert). Evidence shows that there has been a process of
‗naturalization of certain practices in the market that has had implications for the
production of an urban space that is both segmented and segregated, giving rise also
to complex material configurations, including different forms of heterotopies
(Foucault). These spaces result from capital s own creative dynamics and of the reach
for social realization for different groups of people making a living under different
economic conditions of income. / A busca pela compreens?o dos processos espaciais, originados a partir da din?mica
imobili?ria, tem levado pesquisadores a buscar novas categorias de an?lise, que
possam dar conta de esclarecer os aspectos menos evidentes destes processos. A
discuss?o da produ??o do espa?o tem sido o caminho mais perseguido nessa
investiga??o. Por considerar que somente esse vi?s n?o d? conta de explicar a
complexa realidade imobili?ria urbana, buscou-se analisar, nesse trabalho, como o
mercado imobili?rio engendra, em Natal/RN, os meios materiais para a sua
acumula??o. A pesquisa teve por base metodol?gica a an?lise do discurso, visando
compreender, a partir das posturas dos agentes institucionais entrevistados, as
materialidades complexas configuradas no espa?o urbano da cidade. Essa an?lise
tem por base a busca por investigar a teoria da pr?tica dos agentes envolvidos no
processo, a partir de categorias como produ??o do espa?o (Lef?bvre e Harvey);
habitus (Bourdieu); ajuste espacial (Harvey); e territorialidade (Haesbaert). As
aprecia??es iniciais indicam que os processos de ―naturaliza??o‖ das pr?ticas t?m
implicado na produ??o de um espa?o segregado, marcado por complexas
materialidades, que podem ser pensadas a partir da ideia de heterotopias (Foucault).
Esses espa?os s?o resultados da pr?pria din?mica inventiva do capital e da
necessidade de realiza??o social das popula??es de diferentes classes de renda na
cidade.
