Syfte: Samhällets befolkning tenderar att bli allt äldre. För bostadsbolagen resulterar denna förändring i demografin i en ökad efterfrågan på bostäder som är anpassade till de äldres behov. I Gävle är trycket stort på anpassade bostäder och boendealternativ då staden har en äldre befolkning. Gavlegårdarna vill uppfylla denna efterfråga och tillhandahålla anpassade bostäder till denna kundgrupp. I dagsläget erbjuder företaget ett seniorboende eller +50 boende som heter Tryggbo. Syftet med denna uppsats är att på uppdrag av Gavlegårdarna kartlägga vad äldre människor värdesätter i sitt boende och vilka faktorer som får de äldre att känna sig trygga i sin bostad, samt att utreda vad Gavlegårdarna ska prioritera i sin expandering och utveckling av sitt Tryggbo (+50 boende). Metod: I vår studie har vi använt oss av en kvantitativ metod och genomfört en enkätundersökning, riktad till hälften av de boende i dagens Tryggbo bestånd. Vi har även genomfört litteraturstudier, intervjuer samt en studie över vad andra fastighetsbolag erbjuder denna kundkategori. Resultaten från vår datainsamling har diskuterats och redovisats i diagram, tabeller samt i löpande text. Resultat & slutsats: Genom vår enkätundersökning har vi kartlagt ett antal faktorer som Gavlegårdarnas äldre kunder prioriterar och värdesätter högst. Vår enkät sammanställning visar tydligt att de äldre kunderna känner sig trygga och trivs i sin bostad, men trots detta finns det väldigt mycket Gavlegårdarna kan göra för att utveckla och förbättra detta boendealternativ. Förslag till fortsattforskning: Det kan vara av intresse för fortsatt forskning att genomföra en utvärdering av Gavlegårdarnas utveckling av Tryggbo konceptet om ett antal år, samt att utföra en liknande enkätundersökning för att se om resultatet förändrats något. För att komplettera vår undersökning kan man även genomföra intervjuer med de boende för att få en bredare bild av deras åsikter och önskemål. Uppsatsens bidrag: Vi har bidragit med trovärdig och värdefull information till Gavlegårdarnas utvecklingsarbete inom detta område, där vårt resultat kan användas för att förbättra Tryggbo konceptet. Vi har även kartlagt de nuvarande kundernas åsikter och önskemål, vilket kan användas för en framgångsrik förbättring av anpassade bostäder för äldre. / Aim: The average age of citizens is increasing more then ever before, resulting in increased demand for suitable housing for the elderly. This trend is providing an increased market which property companies need to fill. In Gävle the demand for specially arranged houses for the elderly is great as there is a concentration of elderly people in the area. This demand is something Gavlegårdarna wants to address by increasing the number of suitable properties available to its elderly tenants. Gavlegårdarna currently offers houses for the elderly, called Tryggbo (+50 houses). The purpose of this study, by order of Gavlegårdarna, is to discover the features elderly tenants seek when choosing accommodation. In addition this study will investigate what makes aged tenants feel safe in their homes and provide recommendations on the key features Gavlegårdarna should prioritise in the development of this growing property market. Method: In our study we have used a quantitative method of data collection. This has primarily been done through the questionnaire we sent to every second person living in the present Tryggbo houses. We also studied current literature related to the subject and carried out an interview. In addition to this we examined how ten different property companies chose to develop their specially arranged housing for the elderly. The results of our research and analysis of this topic has been presented in the form of diagrams, table charts and text. Result & Conclusions: Using the results from our questionnaire we have been able to identify the key features which elderly people value when looking for accommodation. Our study showed that whilst Gavlegårdarnas older tenants feel safe and happy with their present living situation, there are a number of design features which can be incorporated in future housing projects of this nature, which would greatly increase tenant satisfaction. Suggestions for future research: It could be of interest to evaluate the progress Gavlegårdarnas has made in the development of this special housing market in 2 years time. In addition it would be pertinent to re-issue the questionnaire once more and assess whether the changes are making a difference with tenants. Contribution of the thesis: We have contributed information to Gavlegårdarna that is of high credibility and importance in their future development in this matter. The results of our study can be used to improve and expand their Tryggbo housing market. In addition we have constructed a map detailing the opinions and requests of their older tenants, enabling Gavlegårdarna to improve the housing services they provide to the elderly population.
