Property development - A study of potential to activate unused areas in existing properties. The purpose of this study is to identify whether it is possible to increase revenues by activating unused areas. The study is based on a combination of substance relevant theories, empirical material and the writers’ experiences. The empirical material has been obtained from interviews with both property owners and authorities. There are many measures that can be implemented to improve property performance by activating any unused areas. It is not obvious that properties have undeveloped areas, but as various conditions, requirements and trends change, areas may become under-utilized. In this study, we have calculated unused areas in an attic, a basement and arcade in Malmö's real estate market. The results show that the reactivation of unused areas is viable when the conditions are right. In this study, we also show the problems with activating unused areas. To succeed with an activation, it is important that external factors, such as economic trends, are right, but also which property is being activated and for whom the activation is taking place. It is also important who the owner is. Real estate holders must work actively with all stakeholders. The owner must be present and work to maintain relations with the parties involved. By cooperating with all parties, the potential to implement activations successfully increases.
