The Empirical of Regional Disparities and Housing Price: Evidenced from TaiwanKang, Zhe-wei 17 July 2012 (has links)
The history of Taiwan has formed the developed structure of Taiwan cities, policies of industry development caused the main markets focusing in north Taiwan, generating the problem of uneven development between regions. This article adopts ¡§New Economic Geography¡¨ proposed by Krugman to discuss the differences between north region and south region in Taiwan. Moreover, this article extends the issue to real estate market and researches the influence of industrial clusters, transportation construction, labor market and migration of employed population. The empirical results indicate that money supply, industrial cluster and the construction of transportation will affect the development of regional house prices.

The Analysis of Urban Costs and AgglomerationChen, Chih-yang 26 July 2006 (has links)
Base on Krugman¡¦s NEG model, we subsume urban cost in this study. Referring to study procedure of Murata and Thisse, make few changes of the model. Then, we get 3 conclusions of this study:
(1) Due to the difference between commuting costs of each region, the symmetric distribution of workers will no longer make the largest total mass of varieties. While a region attend to traffic construction in order to drop people¡¦s commuting cost, agglomeration economic will not certainly make a negative impact on urban cost or effect people¡¦s variety consumption behavior.
(2) In the case of an agglomeration, if the transportation costs are sufficiently large, the agglomeration equilibrium will be stable. The larger the transportation costs between regions, the larger cost of consuming other regions¡¦ commodity. Thus, chose to agglomerate in a bigger region can get cheaper and variety manufacturing commodities easily. And the agglomeration equilibrium will be stable.
(3) Any change of commuting cost of the other region will not influence the stable of agglomeration equilibrium.

Orientador: Auro Aparecido Mendes / Banca: Paulo Roberto Joia / Banca: Pierre Alves costa / Banca: Samuel Frederico / Banca: Silvia Aparecida Guarnieri Ortigosa / Resumo: A atividade industrial, especialmente no setor automotivo, a partir da década de 1970, passou a apresentar desintegração vertical da produção, que pode ser feita por meio de relações interindustriais - linkages - esses consistem nas conexões de insumo-produto entre as indústrias, são oriundos da externalização de etapas produtivas, por meio de processos de subcontratação de outras fábricas ou de trabalhadores, expandindo a produção. Além disso, as unidades produtivas contratam serviços, desde atividades mais comuns, tais como: segurança, limpeza, alimentação, por exemplo, até serviços mais sofisticados, quais sejam: marketing, design, informática, etc. Tais serviços envolvem uma gama de atividades que podem ser intensivas em capitais, tecnologias e mão de obra altamente especializada. Para operar na economia global, as indústrias tiveram que se tornar principalmente mais "flexíveis". Dessa forma, fica evidente que há circuitos espaciais da produção desde a extração da matéria-prima até os serviços pós-venda, em nível local, nacional e global. Ademais, existem círculos de cooperação entre empresas, indústrias, fornecedores e clientes, havendo interação entre os agentes e, quanto maior for a troca de informações ou conhecimentos, maior será a vantagem competitiva de uma unidade produtiva, em um processo de divisão do trabalho e da produção. A análise dos processos e das estratégias empregadas pelas empresas automotivas selecionadas, nas relações interindustriais e nos serviços ... (Resumo completo, clicar acesso eletrônico abaixo) / Abstract: The industry, mainly the automotive manufacturing, since 1970, has revealed vertical disintegration of production, it may be done through linkages, they connect input and output among the factories, from the externalization of productive stages, by means of subcontracting processes both another firms and employees, expanding the production. Furthermore, the productive units have hired service businesses, from simple activities, such as: security, cleaning, feeding, for instance, to sophisticated ones, which are: marketing, design, computer, etc. These service businesses involve a group of activities that can be intensive in capital, technology and highly specialized labour force. To operate in global economy, industries have been especially more flexible. In this way, surely, there are spatial circuits of production since raw material extraction until after sales service businesses, in local, national and global levels. Besides, there are cooperation circles among companies, factories and customers and how much more is the exchange of information or knowledge, the competitive advantage of a productive unit will be higher, in a production and labour division process. This process reflects the current phase global of territorial expansion of the capitalist relations, with accented transformation of the innovations social techniques and of production and of the organization modes standards of the local space. The insertion of the Economic Group in a new territory obeys a new organization mode dynamics and of relations where the place also if detaches, constructing strategical agreements that provoke significant changes in the relations between Group and territory. The thematic central office of this work is to understand and to analyze the relation between the sector (automobile - Grupo Renault) and the territory (AMC - Agglomerated Metropolitan of Curitiba), its construction dynamic and crumbling dynamic.
