Магистерская диссертация состоит из введения, трех глав, заключения, библиографического списка и приложений. В работе проведен анализ состояния и перспектив развития сектора креативных кластеров, включающий в себя их анализ по различным территориям и городам Российской Федерации. Проведен анализ места расположения территории будущего креативного кластера в городе Сысерть, разработана маркетинговая концепция создания и развития креативного кластера с учетом потребности разных возрастных групп населения. Разработано финансово – экономическое обоснование девелоперского проекта создания креативного кластера на территории бывшего чугунолитейного железоделательного завода Турчаниновых-Соломирских в городе Сысерть, рассчитаны показатели экономической эффективности проекта. В заключении сформулированы основные выводы и обобщены результаты исследования. / The Master's thesis consists of an introduction, three chapters, a conclusion, a bibliographic list and appendices. The paper analyzes the state and prospects of the development of the creative clusters sector, including their analysis for various territories and cities of the Russian Federation. The analysis of the location of the territory of the future creative cluster in the city of Sysert was carried out, a marketing concept for the creation and development of a creative cluster was developed, taking into account the needs of different age groups of the population. The financial and economic justification of the development project for the creation of a creative cluster on the territory of the former Turchaninov–Solomirsky iron foundry in the city of Sysert has been developed, the indicators of the economic efficiency of the project have been calculated. In conclusion, the main conclusions are formulated and the results of the study are summarized.

В работе рассмотрен финансово-экономический проект по созданию гостиничного комплекса, включающего отель для проживания с рестораном и конференц-здание. На территории располагаются объекты для людей разных целевых аудиторий: отель для туристов, беседки для местных жителей, конференц-залы для студентов, людей, приехавших в командировку или на обучение, и в целом представителей творческой индустрии. Изучен опыт развития креативных кластеров и реализации успешных примеров редевелопмента; проведен социально-экономический анализ выбранной для реализации проекта территории; продуман брендинг исследуемой территории и созданы логотип и слоган; сформирована концепция девелоперского проекта по созданию гостиницы на территории креативного кластера в г. Сысерть с учетом реализованных на территории креативного кластера проектов, потребностей и предпочтений целевой аудитории, характеристик земельного участка и технико-экономических параметров проекта; проведены финансово-экономическое обоснование и оценка эффективности девелоперского проекта по созданию гостиницы на территории креативного кластера в г. Сысерть; проведен имитационно-математическое моделирование интегральный показателей эффективности собственного капитала. / The master's thesis consists of an introduction, three chapters, a conclusion, a list of references and applications. The work examines a financial and economic project for the creation of a hotel complex, including a hotel for accommodation with a restaurant and a conference building. On the territory there are facilities for people of different target audiences: a hotel for tourists, gazebos for local residents, conference rooms for students, people who come on a business trip or for training, and representatives of the creative industry in general. The experience of developing creative clusters and implementing successful examples of redevelopment was studied; a socio-economic analysis of the territory chosen for the project was carried out; the branding of the study area was thought out and a logo and slogan were created; the concept of a development project to create a hotel on the territory of the creative cluster in the city of Sysert was formed, taking into account the projects implemented on the territory of the creative cluster, the needs and preferences of the target audience, characteristics of the land plot and technical and economic parameters of the project; a financial and economic feasibility study and assessment of the effectiveness of a development project to create a hotel on the territory of a creative cluster in the city of Sysert were carried out; Simulation and mathematical modeling of integral indicators of the efficiency of equity capital was carried out.

The dissertation is devoted to the study of the communicative potential of industrial heritage. The subject of the study is the methods of forming the communicative potential in the cultural cluster "Summer at the Factory" in the city of Sysert. The purpose of the dissertation is to identify the techniques and methods of design for the development of design support for the festival. Part of the study is devoted to the problems of rethinking the functions of the territories and buildings of abandoned factories. The world and domestic experience of rethinking the industrial heritage, examples of creative centers, creative clusters, exhibition galleries located in such objects are studied. The methods and techniques of design support in creative clusters are identified. Graphic and environmental objects for the design support of the festival "Summer at the Factory" are developed. / Диссертационная работа посвящена исследованию коммуникативного потенциала индустриального наследия. Предметом исследования являются методы формирования коммуникативного потенциала в культурном кластере «Лето на заводе» в городе Сысерть. Цель диссертационной работы — выявить приемы и методы дизайна для разработки дизайн-сопровождение фестиваля. Часть исследования посвящена проблемам переосмысления функций территорий и зданий заброшенных заводов. Изучен мировой и отечественный опыт переосмысления индустриального наследия, примеры творческих центров, креативных кластеров, выставочных галерей, размещенных в подобных объектах. Выявлены методы и приемы дизайн-сопровождения в креативных кластерах. Разработаны графические и средовые объекты для дизайн-сопровождения фестиваля «Лето на заводе».
