Представлен анализ внешнего экономического окружения проекта: динамика макроэкономических показателей, анализ района расположения объекта строительства, потенциальные потребители и конкуренты, транспортная и пешеходная доступность и пр. Третья глава включает в себя практический алгоритм формирования новых социально-экономических отношений в процессе реализации девелоперского проекта по созданию многофункциональной музейно-парковой зоны на примере бывшей промышленной территории, прилегающей к Верхнесалдинскому пруду в малом индустриальном городе Верхняя Салда. / The master's thesis consists of an introduction, three chapters, a conclusion, a list of references and an Appendix. Domestic and foreign experience of creating public spaces is presented. The analysis of the external economic environment of the project is presented: the dynamics of macroeconomic indicators, the analysis of the location of the construction site, potential consumers and competitors, transport and pedestrian accessibility, etc. The third Chapter includes a practical algorithm for the formation of new socio-economic relations in the process of implementing a development project to create a multifunctional Museum and Park area on the example of the former industrial area adjacent to the Verkhnesaldinsky pond in the small industrial city of Verkhnyaya Salda.

Проанализирована территория расположения рассматриваемого земельного участка, рассмотрен мировой опыт создания объектов для IT-индустрии, сформирована концепция развития территории на основе разработанного мастер-плана. Сформирован бюджет проекта, рассчитаны показатели экономической эффективности проекта. The work considers a financial and economic project to create a complex of facilities for an IT-company in the village of Patrushi (Sysert urban district, Sverdlovsk region). The location of the site has been analyzed, international experience in creating facilities for the IT-industry has been considered, a concept of territory development on the basis of the master plan has been formed. The budget of the project was formed and the indicators of economic efficiency of the project were calculated. The conclusion formulates the main conclusions and summarizes the results of the study.

In conclusion, the main conclusions are formulated and the results of the study are summarized.

Сысерть с учетом реализованных на территории креативного кластера проектов, потребностей и предпочтений целевой аудитории, характеристик земельного участка и технико-экономических параметров проекта; проведены финансово-экономическое обоснование и оценка эффективности девелоперского проекта по созданию гостиницы на территории креативного кластера в г. The experience of developing creative clusters and implementing successful examples of redevelopment was studied; a socio-economic analysis of the territory chosen for the project was carried out; the branding of the study area was thought out and a logo and slogan were created; the concept of a development project to create a hotel on the territory of the creative cluster in the city of Sysert was formed, taking into account the projects implemented on the territory of the creative cluster, the needs and preferences of the target audience, characteristics of the land plot and technical and economic parameters of the project; a financial and economic feasibility study and assessment of the effectiveness of a development project to create a hotel on the territory of a creative cluster in the city of Sysert were carried out; Simulation and mathematical modeling of integral indicators of the efficiency of equity capital was carried out.

The work examines the development of the concept and subsequent financial and economic feasibility study for the construction of a loft center in the city of Yekaterinburg. An analysis of the regulatory framework on the basis of which the state and private business is able to develop creative spaces was carried out; a socio-economic analysis of the territory selected for implementation of the project (Ekaterinburg) was carried out; concepts for the implementation of the facility on the territory allocated for the project were proposed; an analysis of the land plot was carried out from the point of view of creating a loft center; a marketing analysis of the territory was carried out, taking into account competitors and their position in the market; a financial and economic feasibility study of the project was developed, taking into account various life scenarios of the facility and the dissemination of accumulated experience in their use.

The project budget has been formed, integral indicators of the economic efficiency of the project have been calculated. In conclusion, the main conclusions are formulated and the results of the study are summarized.

Она отличается финансово-экономическим обоснованием реализации проекта, в ходе которого рассмотрено две модели финансирования проекта и проведен анализ устойчивости проекта к рискам изменения конъюнктуры рынка и удорожание стоимости строительства и приобретения основных средств на двадцать процентов посредством математического моделирования, что позволяет оценить потенциальную эффективность реализации предлагаемых мероприятий. / The master's thesis consists of an introduction, three chapters, a conclusion, a bibliographic list including 111 titles and nine appendices. В представленной работе отражены особенности влияния PR-мероприятий на формирование и развитие профессиональных сообществ, проанализирована роль профессиональных сообществ в контексте продвижения территорий среди целевой аудитории, определен функционал профессиональных сообществ, способствующий развитию социально-экономических показателей территории. In the process of regular participation of community members, their exchange of knowledge, experience, decisions complex professional tasks are developing labor resources and professional information space, which promotes the image of the territory as a platform for investment and business development, as a platform for professional growth of the workforce and as a manufacturer of reliable products for consumers. The presented work reflects the features of the influence of PR-events for the formation and development of professional societies, analyzes the role of professional societies in the context of the promotion of territories among the target audience, defines the functionality of professional societies that contribute to the development of socio-economic indicators of the territory. Based on the results of methodological and empirical research, a program of PR events was developed to form a professional society of geotechnical engineering to promote the Ural region.

Связи с общественностью в модели эффективного взаимодействия бизнеса и власти являются одной из функций менеджмента, неотъемлемой частью территориального маркетинга, процессом сознательной организации двусторонних коммуникаций. Продуктивная модель взаимодействия бизнеса и власти приносит очевидную выгоду, как самим субъектам взаимодействия, так и территории присутствия в целом. Механизмы организации и реализации коммуникациями, влияние такой деятельности на развитие территорий – актуальная для российских реалий тема. Выстроенная система коммуникаций, совместная работа и открытый диалог бизнеса и власти могут способствовать стабильному и эффективному развитию общества в целом. В представленной работе отражены теоретические аспекты связей с общественностью бизнеса с органами власти: понятие, функции, инструменты и технологии, модели. Проанализирован зарубежный и отечественный опыт взаимодействия на локальном уровне (малый бизнес и органы местного самоуправления) и в контексте развития территории города, определена и описана наиболее эффективная модель взаимодействия в коммуникационном аспекте.
