Проводится маркетинговое исследование, которое включает в себя анализ территории размещения объекта, имиджа района, социальной инфраструктуры и транспортной доступности к объекту, а также анализируется конкурентная среда и стратегические направления деятельности. В третьей главе оценивается эффективность проекта создания объекта социальной инфраструктуры с целью создания коммерческого общежития. Представлено технико-экономическое обоснование и расчет показателей эффективности реализации предложенного проекта. / The master's thesis consists of an introduction, three chapters, a conclusion, a list of references and an Appendix. В третей главе разработан практический алгоритм управления развитием объекта нежилой недвижимости на примере административно-бытового комплекса в г. Среднеуральск. В заключении сформированы основные выводы. In the second Chapter investigated the methodological framework and control algorithm development of the object real estate. They are counting on investments in the redevelopment of the Yuzhny stadium, it is planned to use the stadium and potential revenue. В третьей главе производится расчет финансовых показателей проекта. Рассчитывают вложения в проведение редевелопмента стадиона «Южный», планируется использование стадиона и потенциальная выручка. Дается предложение по соотношению вложений частного инвестора и государства. Формируется модель государственно-частного партнерства для реализации описываемого проекта.

В работе проведен анализ состояния и перспектив развития сектора креативных кластеров, включающий в себя их анализ по различным территориям и городам Российской Федерации. Проведен анализ места расположения территории будущего креативного кластера в городе Сысерть, разработана маркетинговая концепция создания и развития креативного кластера с учетом потребности разных возрастных групп населения. Разработано финансово – экономическое обоснование девелоперского проекта создания креативного кластера на территории бывшего чугунолитейного железоделательного завода Турчаниновых-Соломирских в городе Сысерть, рассчитаны показатели экономической эффективности проекта. The paper analyzes the state and prospects of the development of the creative clusters sector, including their analysis for various territories and cities of the Russian Federation. The analysis of the location of the territory of the future creative cluster in the city of Sysert was carried out, a marketing concept for the creation and development of a creative cluster was developed, taking into account the needs of different age groups of the population. The financial and economic justification of the development project for the creation of a creative cluster on the territory of the former Turchaninov–Solomirsky iron foundry in the city of Sysert has been developed, the indicators of the economic efficiency of the project have been calculated. Екатеринбург. The Russian and foreign experience of redevelopment of irrationally used territories has been analyzed, trends in the development of retail and entertainment real estate in the prevailing conditions after the period of the pandemic and the quarantine measures taken have been studied, a financial and economic justification has been developed for the project of redevelopment of retail real estate into cultural and entertainment real estate using the example of a shopping center (hereinafter - the shopping center ) "Airship" in Yekaterinburg city. The paper considers theoretical and applied aspects of the revitalization of industrial territories in Russia and in foreign countries. Territorial and practical studies of the processes of redevelopment of industrial territories were carried out, various methods of development, the mechanism of public-private partnership were studied and compared with each other, a financial and economic justification of a development project for the revitalization of an industrial territory into a social infrastructure in Yekaterinburg was developed. As a result of the work, the indicators of the economic efficiency of the project are calculated, the main conclusions of the study are displayed.

A feasibility study and calculation of the effectiveness of the proposed project implementation are given. Во второй главе приведено методическое обеспечение механизмов реализации проектов редевелопмента промышленных территорий, рассмотрен процесс реализации проектов в США и Германии, проведен сравнительный анализ. На основе изученных материалов сформулированы рекомендации по совершенствованию процессов редевелопмента в России, направленные на активизацию процесса включения промышленных территорий в инвестиционно- строительную деятельность города. В третьей главе предложен проект по реализации редевелопмента промышленных территорий на примере промышленной площадки ОАО «Ювелиры Урала», г. Екатеринбург. Дано технико-экономическое обоснование и расчет эффективности реализации предложенного проекта. Результаты включают в себя рекомендации, направленные на совершенствование процессов редевелопмента промышленных зон в России, разработанный проект редевелопмента промышленной площадки.

В работе рассматриваются культовые объекты в качестве бренда территории, а также изучение степени влияния гражданской активности горожан на градостроительные решения. Выявлены социально – экономические проблемы развития выбранной территории, отличающиеся для города миллионника острым дефицитом свободных для строительства земельных участков и необходимости включения механизма редевелопмента. На основе анализа вариантов развития территории предложен девелоперский проект, включающий в себя храм, отличающийся грамотным расположением, что повышает комфортность проживания жителей города. Рассмотрен анализ окружения, варианты размещения. Приводится оценка эффективности проекта по строительству храма, формируется социальная нацеленность проекта, включающая в себя ряд социальных эффектов, а также затронут вопрос самоокупаемости текущей деятельности объекта как некоммерческой организации. Based on the analysis of the options for the development of the territory, a development project has been proposed, which includes a temple, which is distinguished by a competent location, which increases the comfort of living for residents of the city. The analysis of the environment, placement options are considered. An assessment of the effectiveness of the project for the construction of the temple is given, the social orientation of the project is formed, which includes a number of social effects, and the question of the self-sufficiency of the current activity of the object as a non-profit organization is raised.
