Institutional Real Investments : Real Estate in a Multi-Asset Portfolio

The purpose of this thesis is to analyze real estate investments from the vantage point of an institutional multi asset investor perspective, both in terms of the potential benefits real estate can bring as well as the challenges it can pose. The thesis consists of six papers and approaches the research question from three distinct perspectives. The quantitative papers consists of paper 1 and 5. Paper 1 analyses the portfolio characteristics of domestic and international real estate in a mean variance framework over seven investor domiciles. It is found that the optimal allocation to real estate is in the range of 15-25 percent depending on domicile of the investor. The fifth paper expands the analysis in paper one by expanding the data. Furthermore, the analysis is extended to investigate how the structure of the real estate portfolio can support a diversification objectives best. Papers 2, 3 and 4 are the market related papers. Paper 2 compares the suggested allocation weights with the allocation to real estate of institutions in four countries, and finds that the actual allocation is significantly lower and that all investor domiciles have a significant home bias. The third paper discusses changes in the institutional framework of real estate markets and the size of the investment universe. Paper 4 discusses various entry points to the real estate market, and how an investor can utilize these in order to adjust the characteristics of the real estate portfolio. Assessing the attractiveness of cryptocurrencies in relation to traditional investments in South Africa

The dissertation examined the effect of cryptocurrencies on the portfolio risk-adjusted returns of traditional and alternative investments using daily arithmetic returns from August 2015 to October 2018 of traditional assets (South African stocks, bonds, currencies), alternative assets (commodities, South African real estate) and cryptocurrencies (Cryptocurrency index (CRIX) and ten other individual cryptocurrencies). This is worth investigating as cryptocurrencies have been performing well while the listed equities in South Africa and most alternative investments have been underperforming (Srilakshmi &amp; Karpagam, 2017). The mean-variance analysis, the Sharpe ratio, the conditional value-at-risk (CVaR) and the mean-variance spanning techniques were employed to analyse the data. The spanning test carried out was the multivariate ordinary least squares (OLS) regression Wald test. The research findings showed that the inclusion of cryptocurrencies in a portfolio of investments improves the efficient frontier of the portfolio of investments and the portfolio of investments risk-adjusted returns. Moreover, the findings suggested that cryptocurrencies are good portfolio diversification assets. However, investments in cryptocurrencies should be made with caution as the risks of investments are high in relation to traditional and alternative investments. The findings of this study advocate for individual and institutional investors to include cryptocurrencies within their South African portfolio of traditional and alternative investments.

Řízení fondu alternativních aktiv / Management of the fund of alternative assets

This thesis deals with the management of the fund of alternative investments with an emphasis on photovoltaic projects in the Czech Republic. The main objective is to evaluate whether, after numerous legislative changes, these projects continue to be an attractive investment alternative. The impact of legislative changes on the economy and efficiency of the projects were analyzed for fictitious projects using static and dynamic methods of investment evaluation. The analysis showed that if there was knowledge of the additional cost burden resulting from changes in legislation, then none of the evaluated projects would have been implemented. In general, changes have had the most significant impact on projects that initially appeared to be most effective. In terms of size, restrictions affected mainly smaller projects. Overall, there was a relative alignment of return. For projects with higher levels of debt, an additional cost burden could be liquidational. Then the portfolio of alternative investment fund was created, which consists of assets of two alternative projects evaluated before. This led to evaluation, whether, despite charged fees but a lower tax rate, the investment through the fund is more favorable compared to an own special purpose company. Due to the small size of the fund the hypothesis of fund being more effective mean of administration, was not confirmed.

Tick-Tock: Time to invest? : A Study of the Investment Performance of Luxury Watches versus Traditional Assets / Tick-Tack: Dags att investera?

Background: This study discusses the phenomenon of luxury goods as investment assets,focusing on luxury watches in particular. The rise of globalization and increased wealth,particularly among the middle and high-income groups in developing countries, hascreated a larger potential customer base for luxury items. This has led to an increasing interest in luxury goods as investment assets, including collectibles such as cars, art, andwine. The recent development of online niche marketplaces for luxury goods has enabledthe systematic collection of data, facilitating research on Veblen goods as alternativeinvestment assets. Therefore, it is interesting to analyze the financial performance ofinvestments in luxury watches as compared to traditional assets. Purpose: The purpose of this study is to analyze the comparative performance ofinvesting in luxury watches versus traditional assets such as equities and bonds. Methodology: This study collects data on luxury watch prices and characteristics. Thehedonic pricing method is used to regress the price of the watches on their characteristics.The regression results are used to analyze the price impact of the characteristics, as well asto create a watch price index. In order to evaluate the index performance, data is collectedfor the MSCI World Index and the Bloomberg U.S. Aggregate Bond Index. For all the indices, the financial metrics of the Sharpe ratio, Treynor ratio, CAPM, and Jensen’s alphaare calculated. Conclusion: This study suggests that luxury watches, with their wide price ranges and high resale value, have been a viable option for portfolio diversification during thestudied five-year period between 2018 and 2023. The watch index yields an averagereturn of 2.01 % and a cumulative return of 49.35 %, outperforming the MSCI World Indexwith average returns of 1.38 % and the Bloomberg U.S. Aggregate Bond Index with -0.01%, and cumulative returns of 31.90 % and -0.15 %, respectively. The watch index alsooutperforms the compared indices in terms of the financial metrics Sharpe ratio, Treynorratio, CAPM, and Jensen’s alpha. The results suggest that the most important valuedrivers for luxury watches are: Brand (Audemars Piguet, Patek Philippe, and VacheronConstantin), Features (Chronograph, tourbillon, and rotating bezel) and Case Material(bronze, rose gold, and yellow gold).

Allocation of Alternative Investments in Portfolio Management. : A Quantitative Study Considering Investors' Liquidity Preferences / Allokering av alternativa investeringar i portföljförvaltning : En kvantitativ studie med hänsyn till investerarnas likviditetspreferenser

Despite the fact that illiquid assets pose several difficulties regarding portfolio allocation problems for investors, more investors are increasing their allocation towards them. Alternative assets are characterized as being harder to value and trade because of their illiquidity which raises the question of how they should be managed from an allocation optimization perspective. In an attempt to demystify the illiquidity conundrum, shadow allocations are attached to the classical mean-variance framework to account for liquidity activities. The framework is further improved by replacing the variance for the coherent risk measure conditional value at risk (CVaR). This framework is then used to first stress test and optimize a theoretical portfolio and then analyze real-world data in a case study. The investors’ liquidity preferences are based on common institutional investors such as Foundations &amp; Charities, Pension Funds, and Unions. The theoretical results support previous findings of the shadow allocations framework and decrease the allocation towards illiquid assets, while the results of the case study do not support the shadow allocations framework. / Trots det faktum att illikvida tillgångar medför flera svårigheter när det gäller portföljallokeringsproblem för investerare, så ökar allt fler investerare sin allokering mot dem. Alternativa tillgångar kännetecknas av att de är svårare att värdera och handla på grund av sin illikviditet, vilket väcker frågan om hur de ska hanteras ur ett allokeringsoptimeringsperspektiv. I ett försök att avmystifiera illikviditetsproblemet adderas skuggallokeringar till det klassiska ramverket för modern portföljteori för att ta hänsyn till likviditetsaktiviteter. Ramverket förbättras ytterligare genom att ersätta variansen mot det koherenta riskmåttet CVaR. Detta ramverk används sedan för att först stresstesta och optimera en teoretisk portfölj, och sedan analysera verkliga data i en fallstudie. Investerarnas likviditetspreferenser baseras på vanliga institutionella investerare såsom stiftelser &amp; välgörenhetsorganisationer, pensionsfonder samt fackföreningar. De teoretiska resultaten stödjer tidigare forskning om ramverket för skuggallokeringer och sänker allokeringen mot illikvida tillgångar, samtidigt som resultaten från fallstudien inte stödjer ramverket för skuggallokeringar.
