Stanovení variantní ceny pro veřejnou stavební zakázku / Determination of variant price for public construction contract

This master thesis deals with the determination of the variant prices for the public construction contract. The thesis is divided into the theoretical and practical part. The theoretical part analyses prices, construction contracts and budgets in general. Public construction contract for the residential building in Štěpánov was selected for this thesis. In the practical part the construction contract and the supplier company are briefly described. The price of the construction contract is analysed in the price analysis, where the budgets of the contracting authority and the selected supplier are compared. Based on this analysis, alternatives of material usage are suggested. At the end of the thesis the overall economic evaluation is carried out and the variant price of the contract is determined.

In the diploma thesis, Supporting Tools for Creation and Pursue of Chosen Key Performance Indicators, the aim was to find the new KPI which would support purchasing department in selected production company in field of automotive. The main aim of definition of this KPI and mainly its follow-up and development is to support purchasing management for right and appropriate decisions. Within definition of KPI also methodology for follow up had to be defined. Based on existing tools and systems the methodology was created, tested and the best one was implemented. The sustainability was tested together with purchasing management who confirmed decision for successful implementation.

Zjišťování a specifikace víceprací a méněprací u stavebních dodávek a prací / Determined and Specification of Auxiliary Work in Construction Supplies and Work

The thesis deals with extra work and unrealized work that originate at construction projects and further on during realizing the construction, both at new constructions, and at reconstructions and other construction activities. It mainly focuses on their origination and optimizing their amount in individual construction phases, from preparing the project through entering into an agreement with the supplier, to carrying out the project itself. The theoretical part outlines used basic concepts according to valid laws and regulations, and introduces individual construction phases including defining extra work and unrealized work. The practical part shows a real-world example of the negative influence of such work on the investor-supplier relationships and the analysis of failures by individual participants. The result of the thesis is processing a suggestion for reducing the frequent failures caused by the extra work and unrealized work, and a consistent evidence for better argumentation and invoicing between the investor and the supplier. The main aim is to prevent conflicts between the parties that arise because of admitting the extra work and unrealized work.

Структура магистерской диссертации включает в себя введение, три главы, заключение, список использованной литературы, приложения. В работе рассматриваются культовые объекты в качестве бренда территории, а также изучение степени влияния гражданской активности горожан на градостроительные решения. Выявлены социально – экономические проблемы развития выбранной территории, отличающиеся для города миллионника острым дефицитом свободных для строительства земельных участков и необходимости включения механизма редевелопмента. На основе анализа вариантов развития территории предложен девелоперский проект, включающий в себя храм, отличающийся грамотным расположением, что повышает комфортность проживания жителей города. Рассмотрен анализ окружения, варианты размещения. Приводится оценка эффективности проекта по строительству храма, формируется социальная нацеленность проекта, включающая в себя ряд социальных эффектов, а также затронут вопрос самоокупаемости текущей деятельности объекта как некоммерческой организации. В заключении сформулированы основные выводы и обобщены результаты исследования. / The structure of the master's thesis includes an introduction, three chapters, conclusion, bibliography, applications. The work examines cult objects as a brand of the territory, as well as the study of the degree of influence of citizens' civic engagement on urban planning decisions. The socio-economic problems of the development of the selected territory, which are distinguished for the city of a million with an acute shortage of free land plots for construction and the need to include a redevelopment mechanism. Based on the analysis of the options for the development of the territory, a development project has been proposed, which includes a temple, which is distinguished by a competent location, which increases the comfort of living for residents of the city. The analysis of the environment, placement options are considered. An assessment of the effectiveness of the project for the construction of the temple is given, the social orientation of the project is formed, which includes a number of social effects, and the question of the self-sufficiency of the current activity of the object as a non-profit organization is raised. In the conclusion, the main conclusions are formulated and the results of the study are summarized.

Implications of Performance-Based Contracting on Logistics and Supply Chain Management: A Multi-Method Approach

Performance-based contracting (PBC) redefines the relationships between suppliers and buyers and differs from traditional contracting approaches with its reward/payment scheme, emphasis on the performance outcomes, increased supplier autonomy, and transfer of risk and responsibilities to suppliers. Given the 70% of life cycle costs of products/systems reside in sustainment, PBC has led to substantial improvements in availability, maintainability, reliability, and thus total cost of ownership of systems/products. Though PBC has changed the way of doing business and its presence has increased across multiple industry, private and public sectors, for profit and not-for-profit, its implications on various aspects of logistics and supply chain management have been understudied. It is important to explore and establish evidence regarding these implications through academic rigor. Therefore, this three-essay dissertation aims to give some insight regarding structural and behavioral implications of PBC using a multi-method approach. Specifically, it (1) explores the relationship between PBC and supply chain resilience (SCRES), (2) examines the supplier goal commitment (i.e., motivation) in PBC, (3) proposes a mathematical model to find optimal contract length, periodic contract price and investment that concurrently maximizing supplier profit and satisfying buyer requirements. This dissertation offers theoretical and managerial contributions as well.
