Estimating efficiency of a South African bank using data envelopment analysis / by P.M.S. van Heerden

The greater competition and concentration in South Africa's financial sector has put South African banks under more constraints and led to questioning of their present performance. With a greater demand for financial services and more complains about the low quality of financial services and charges being too high, there has been increasing debate about how efficient South African banks really are. This study discusses performance evaluation, the traditional financial and non-financial measures used, and their limitations. The concept of bank efficiency is also briefly discussed, including scale efficiency, scope efficiency, X-efficiency, cost efficiency, standard profit efficiency, alternative profit efficiency and the risk component of bank efficiency. Data Envelopment Analysis (DEA) was chosen as the most appropriate method to estimate the scale efficiency and technical efficiency of 37 districts (and 10 provinces) of one of the largest banks in South Africa. 'DEA involves solving linear programming problems that generate a non-parametric, piecewise linear convex frontier that envelops the input and output data relative to which cost is minimized' (Fare et al., 1985b:193). The intermediation approach was used incorporating both the input- and output-orientated approach under variable returns to scale. The analyses indicated that 19 districts out of the 37 districts were not at least once fully technically efficient during the 22 months (input- and output-orientated). The same results were found with regard to scale efficiency: 17 districts out of the 37 districts were not at least once fully scale efficient (input-orientated) and 19 districts out of the 37 districts were not at least once fully scale efficient (output-orientated), during the 22 months. The particular subject assessed is badminton sports centre located at Úlehlova street in Brno. First of all the current state of the sports centre is described and assessed by using valuation methods. Subsequently various possibilities of adaptation to different forms of utilization are determined according to a popularity of indoor sports, expensiveness, technical feasibility and analysis of a real estate market. Each variant is valued by cost, income and sales comparison approach. Eventually the favourableness of each variant is considered and the most favourable one is chosen

The diploma thesis "Valuation of property type resort" deals with both the development of a comprehensive register of all immovable property, forming part of the accessories and recreational area in “Zubří” and also with the valuation of these assets, which will result in the determination of prices that should be required when its sale. The issue of valuation is not easy and extends into several areas. The first part of this work, the theoretical part, focuses on the definition and clarification of basic terms as from the field of valuation same as the terms of the law and economics. It further, various valuation methods are described in more detail and these are then used in the practical part. At the beginning of the practical part the location of the real estate same as the results of a market analysis and data obtained from the local investigation are described briefly. The results of the valuation are evaluated and analyzed in more detail in the conclusion of the thesis.

Diploma thesis “Property valuation type of summer camp” is focused on recording and valuation of all the immovable property, which are parts and outbuildings of summer camp near the Vranov dam. Theoretical part of this thesis deals with basic terminology and utilized valuation methods. Short locality characterization and relevant real estate market are described in the practical part. Main focus of the practical part is actual valuation of immovable property using methods described in theoretical part. After that, calculated and estimated prices are evaluated and analyzed.
