El presente proyecto buscó proponer un negocio como medida para solucionar la problemática social actual; es decir, dicha propuesta está enfocada en resolver la falta de espacios y servicios que proporcionan los lugares de estacionamiento para los distritos destacados de Lima metropolitana, tales como San Isidro y Miraflores. Cabe resaltar que los sitios mencionados no cuentan con suficientes espacios seguros; asimismo, sus tarifas son elevadas (lo que afecta la economía de los usuarios) y la accesibilidad favorece primordialmente a negocios y no a los usuarios. Lo anterior, implica la búsqueda de lugares de aparcamiento independientes. De igual modo, en dicha investigación se recalcaron los problemas que conlleva estacionar un auto en la vía pública, aun cuando este se encuentra en un sector designado para el aparcamiento de vehículos. Esto podría corresponder a una multa debido al hecho de estacionarse mal y de encontrarse en el mismo lugar más tiempo del permitido en las ordenanzas municipales. Estas últimas son cumplidas con especial rigurosidad. No obstante, llegan al decomiso mediante el servicio de grúa. A partir de ello, se propuso una alternativa con el fin de satisfacer la creciente demanda; esto es, la adecuación de un área accesible, segura, legal y cuya tarifa sea justa. De este modo, se evitará el descontento ocasionado por esta problemática, la cual se encuentra en crecimiento desde hace algunos años. Por otro lado, la inversión total considerada para este proyecto se estimó en S/318.446.00 Soles, lo que genera un VAN de S/3,860,857 Soles con una tasa interna de retorno TIR 219.04 % y un WACC de 11.00 %. Finalmente, el ODS 13 pretendió introducir el cambio climático como una cuestión fundamental para las políticas y estrategias. En esa medida, la aplicación de “Parqueate.pe” busca reducir los kilómetros de recorrido que emplea un conductor para buscar un sitio dónde estacionar. / In the present project, it is sought to propose a business which offers an option that can solve the social problem that is sought to be addressed and that is focused on the lack of spaces and services that provide parking spaces for the prominent districts of metropolitan Lima, such as San Isidro and Miraflores; taking into consideration that those mentioned do not have enough safe spaces, their rates are high (which affects the economy of users) and accessibility is focused primarily on favoring businesses and not users, which leads to the search for independent parking places. Likewise, the problems involved in parking a car on public roads are highlighted, even when it is in a sector designated for vehicle parking, it may correspond to a fine due to improper parking and being in the same place exceeding the time limit allowed in the municipal ordinances; these are fulfilled with special rigor, even reaching the confiscation of the vehicle by means of a towing service. From this, it would be necessary to focus on establishing an alternative that can satisfy the growing demand by making use of an accessible, safe, legal area and with an adequate rate. This idea is of great favor, since it will avoid the discontent created by the problem, which has been growing every day for years. Next, the total investment considered for this project is S/318.446.00 Soles, generating a NPV of S/ 3,860,857 Soles with an internal rate of return TIR 219.04%% and a WACC of 11.00%. Finally, SDG 13 intends to introduce climate change as a primary issue in policies and strategies, since "parqueate.pe" seeks to reduce the kilometers traveled by a driver to find a place to park.

El presente trabajo busca resolver un problema social relevante en el ámbito nacional referente a la necesidad de conseguir un estacionamiento de manera rápida y fácil. Por ello, se propone la solución de negocio Aquí Es, que generará un impacto económico positivo, una mejora en la salud mental y contribuirá con el medioambiente. Esta solución consiste en una aplicación para teléfonos inteligentes compatibles con IOS y Android que ayudará a los conductores a visualizar la disponibilidad de estacionamientos en tiempo real en las microplayas (playas de estacionamiento de menor área), así como gestionar la reserva y pago de éstos. Adicionalmente, permitirá gestionar diversos servicios adicionales como lavado de vehículos, servicios mecánicos, etc. Esta propuesta se sustenta a partir de un plan comercial inicial para microplayas, a las cuales se les incrementará su presencia o visibilidad en el entorno de las aplicaciones móviles, de tal manera que contribuya a que la ocupabilidad actual de 60% también se incremente. En paralelo, se emplearán diversos medios, tanto digitales como tradicionales para poder llegar al usuario (conductor) con la aplicación ya desarrollada. La funcionalidad de la aplicación también ha sido validada con los potenciales usuarios mediante diversos esprints para llegar a un prototipo final adecuado según sus necesidades. Por otro lado, los resultados financieros muestran que el negocio tiene un valor actual neto (VAN) de US$2’577,284 para los 5 años analizados y una tasa interna de retorno (TIR) de 201%, indicando que es un modelo viable. El primer año se considera un período de inversión en donde el resultado del margen neto será negativo; sin embargo, el margen neto a partir del año 2 reflejará un resultado positivo de US$75,933. / The present work aims to solve a relevant social problem (RSP) at the national level related to the need for obtaining parking quickly and easily. Therefore, a business solution, Aquí Es, is proposed, which will generate a positive economic impact, an improvement in mental health, and contribute to the environment. This solution consists of a mobile application compatible with iOS and Android smartphones that will help drivers visualize the availability of parking spaces in real-time in micro-beaches (smaller parking areas) and manage the reservation and payment of these spaces. Additionally, it will allow the management of various additional services such as car washing, mechanical services, etc. This proposal is supported by an initial business plan for micro-beaches, which will increase their presence or visibility in the mobile applications environment, contributing to an increase in occupancy (currently at 60%). In parallel, various means, both digital and traditional, will be employed to reach the user (driver) with the developed application. The application's functionality has also been validated with potential users through various sprints to reach a final prototype suitable for their needs. On the other hand, financial results show that the business has a Net Present Value (NPV) of US$2,577,284 for the analyzed 5 years and an Internal Rate of Return (IRR) of 201%, indicating that it is a viable model. The first year is considered an investment period where the net margin result will be negative; however, the net margin from the second year onwards will reflect a positive result of US$75,933.

En nuestro país, principalmente en Lima, la búsqueda de un lugar donde aparcar se ha convertido en un problema diario para las personas que se movilizan con su auto. Es muy difícil ubicar un lugar seguro a un costo asequible con la tranquilidad de no pensar lo que pueda sucederle a nuestro vehículo mientras nosotros realizamos nuestras actividades diarias. Con el aumento del parque automotriz, esta problemática se incrementa año tras año y tiende a seguir aumentando. Por lo que, nuestra propuesta buscará ayudar a que conductores y propietarios de estacionamientos puedan conectar. Nuestra plataforma permitirá a los propietarios mostrar los espacios disponibles con los que cuentan, publicando sus fotos y el lugar donde se encuentran ubicados, para que, de esta forma, sean ubicados por los conductores de una manera fácil y rápida. Se demuestra que el proyecto es viable financieramente con un Valor Actual Neto (VAN) elevado ($ 488,000.00), es escalable a todo Lima y a las principales ciudades del mundo que presentan similar problemática. Además, es sostenible en el tiempo porque contribuye a los Objetivos de Desarrollo Sostenible (ODS) de salud y bienestar. / In our country, mainly in Lima, the search for a place to park has become a daily problem for people who frequently drives their vehicles, it is very difficult to locate a safe place at an affordable cost, which gives us the peace of mind of leaving our vehicle in a safe place. while we carry out our daily activities. With the increase in the vehicle fleet, this problem increases year after year and tends to continue increasing. Therefore, our proposal will seek to help drivers and parking owners connect. Our platform will allow owners to show the available spaces they have, publishing their photos and the place where they are located, so that, in this way, they are located by drivers in an easy and fast way. It is shown that the project is financially viable with a high Net Present Value (NPV), which is $488,000.00. It is scalable to every place in Lima and the main cities in the world that present similar problems, and it is sustainable because it contributes to the Sustainable Development Goals (SDG) of health and well-being.
