Property size preferences and the value of private and public outdoor spaces amid a shift to high-density residential development: A case study of Kitchener-Waterloo, Ontario

Planning policies in Ontario, such as the Provincial Policy Statement and the Growth Plan for the Greater Golden Horseshoe, enforce urban growth boundaries to preserve natural and agricultural lands while improving neighbourhood and city vibrancy. Consequently, urban areas must be intensified through high-density development, which will limit the land available for public green spaces and large private yards. As a result, homebuyers looking for spacious properties will have to rely mainly on the turnover of older homes. Therefore, this thesis explores how residents currently living in homes with private yards value private and public outdoor space, and whether they have interest in upsizing or downsizing their homes in the future. Neighbourhood and property attributes that may be influential in homebuyer decision-making are also investigated. The cities of Kitchener and Waterloo (“Kitchener-Waterloo”) were chosen as the study location, as both cities are affected by the Growth Plan and are currently being intensified. From March to August, 2012, a random sample of 1272 households living in homes with private yards were invited to participate in a survey on yard landscaping and maintenance practices and property preferences, after which a total of 206 surveys were analyzed. Most respondents were living in medium-sized homes with medium-sized yards, and results indicated that homes and yards of medium size would be the most commonly preferred options if residents were to move (considering their household size, health, finances, etc.). On the whole, the target market for high-density homes (i.e. condominiums, small houses, and small yards) came mainly from the aging population. Nevertheless, when asked if they would ever live with less yard space in the future (when their household conditions could differ from what they were at the time of the survey), 58% of all respondents indicated that they may live in a home with a small yard and 41% indicated that they may live with no yard. Such a finding further indicated that residents may find high-density dwellings more appealing as they age. Based on findings, ways of increasing the appeal of compact dwellings are discussed, such as including a small yard or balcony, providing privacy, ensuring access to public green spaces, and being located in a safe neighbourhood. Landscapes neat in appearance and designed with grass, colourful vegetation, trees, and natural gardens are also expected to increase property appeal. Overall, if development is to remain restricted to built-up areas, developers and planners will have to create desirable high-density homes located in communities that accommodate the lifestyles of potential residents. This thesis addresses such a challenge by delineating target market groups with the potential to move to high-density homes, and by providing insight into the variables that may increase the appeal of properties as landscapes are intensified.

Animosity, Ambivalence and Co-operation: Manifestations of heterogeneous German Identities in the Kitchener-Waterloo area during and after the Second World War.

Much has been written about how the city of Berlin, Ontario – long a centre of Germanic industry and culture in Canada –changed its name to Kitchener in 1916 in the face of anti-German sentiments. Studies by Geoffrey Hayes and Ross Fair have particularly identified how a more acceptable form of German identity evolved in Kitchener after 1918, emphasizing the Pennsylvania Mennonite origins of many of the area’s first non-native settlers, instead of the continental German identity of much of the citizenry. But what of the Second World War, and the wave of German immigrants that came to Waterloo Region in its aftermath? Through what means did this community of immigrants establish its identity, and come to terms with the legacy of wartime Germany? How did the German community continue to evolve and react to political and social currents reverberating in Europe? This study addresses these questions by examining a number of episodes in the twentieth century that both celebrated and divided local German communities. Three examples will be discussed to help elucidate the concept of complex German identities in Kitchener-Waterloo. The formation of the Deutsche Bund Canada at the time of the Second World War, the creation of Oktoberfest in Kitchener-Waterloo in the late 1960s, as well as the visit of David Irving to Kitchener in 1992 represent events in the history of the area that lend themselves very naturally to further examination. While German immigrants have historically been regarded as a cohesive community, unified by attributes such as a shared language, it will be argued here based on these three examples, that Germans in Kitchener-Waterloo are comprised of unique groupings of ‘Germans’, whose identities vary depending on attributes such as geographic origin and time frame of emigration.

From Wilhelm to Hans: Ethnicity, Citizenship, and the German Community of Berlin/Kitchener, Ontario, 1871-1970s

“From Wilhelm to Hans: Ethnicity, Citizenship, and the German Community of Berlin/Kitchener, Ontario, 1871-1970s,” examines how the ethnic elite, a group of politicians, businessmen, professionals, and leaders of cultural organizations defined German ethnicity. It argues that claiming a place for Germans as loyal Canadian citizens was central to how the ethnic elite defined German ethnicity. The ethnic elite, however, did not define German ethnicity in isolation. Rather, German ethnic identity was arrived at through the interaction between the ethnic group and the host society. In forums such as public celebrations, newspaper debates, politics, and business, immigrants and established Canadians negotiated their respective identities and their relationship to one another. This relationship was shaped by factors such as the two World Wars, Canada’s relationship with Britain, and Canadians’ changing attitudes towards race and racism. German ethnicity, therefore, was not a static inheritance from the Old World. It was dynamic, continually being contested, negotiated, and redefined. Recently historians have looked to ethnic group identities to locate the origins of Canada’s multicultural identity. By studying German ethnicity through the lens of citizenship, however, this dissertation demonstrates that multicultural citizenship was not the inevitable result of immigration and ethnic diversity. To seek a place for Germans as Canadian citizens, the ethnic elite’s definition of German ethnicity was premised on the exclusion of others who did not fit the class, gender, or religious distinctions of Canadian citizenship. Furthermore, throughout the period under study, Anglo-Canadian critics challenged the place of Germans as Canadian citizens. At times, these critics were only a small minority, but there were others, such as the First World War, when the rights of Germans as Canadian citizens were challenged more broadly. Heritage Languages: The Case of German in Kitchener-Waterloo

This thesis investigates the assimilation and/or integration of German families in Kitchener-Waterloo, Ontario into Anglo-Canadian culture. By administering questionnaires to and interviewing members in three three-generational families (n=29), different factors involved in an effort to ascertain what factors, if any, determine one's decision to pass on or continue learning German. The thesis proposes that if participants have a positive attitude towards German, i. e. , they see some use or value in it, then they will pass it on to the following generation. The first chapter outlines the aims of the study, methodology, and important terms. The second chapter describes previous research on the topic of immigrant integration in more detail, explaining the influences of external agents such as the government, school system, and media, and more 'internal' agents such as one's circle of friends and other social contacts as well as the family. The third chapter describes the three families and summarizes the main characteristics of each generation. Chapter four reports the results of the questionnaires and interviews. Chapter five, the conclusion, suggests which individual factors need to be studied further. The findings in this study suggest that there is no single factor which decides if those of German heritage decide to pass on their language or continue learning/using it themselves, or if they prefer to assimilate into Anglo-Canadian culture. Two factors did prove to be very important, namely the practicality of learning German, and how important one's heritage was to a participant. However, not even the presence of these two variables guaranteed a desire to continue learning German, demonstrating that numerous variables are taken into consideration when deciding whether to continue learning German and/or to pass it on to the next generation.

How Ontario's urban householders manage their ecosystem: A ten-year study in Kitchener-Waterloo

As much of the growing population of North America is accommodated within cities or on their fringes, one needs to understand how these people are managing their private outdoor space. Within the cities of Kitchener and Waterloo, Ontario, Canada a randomly selected set of residential occupancies were surveyed in 1994 and 2004 about their yard landscaping and maintenance practices. Parallel mail-out questionnaires were delivered to more than 1,000 randomly selected addresses in both 1994 and 2004. Approximately 30 percent of surveyed occupancies completed the questionnaire in both years. Over one-third of respondents from both 1994 and 2004 were matched together based on individual, household, or address information. The matched respondent results were used to validate similarities and identify any inconsistencies between survey years. In general, matched respondent trends did not differ substantially from the overall study trends. <br /><br /> This study found that much of the outdoor space on residential properties consists of turfgrass lawn. Lawns were the dominant form of landscaping in both 1994 and 2004. Although respondents' attitudes towards lawns shifted slightly in favour of more gardens in the 2004 survey compared to 1994, respondents' actual landscaping styles and behaviours did not follow suit. Regardless of minor differences in attitudes between survey years, turfgrass was reported to be present in more than 85 percent of respondents' yards. On average, lawns were estimated to cover more than half of respondents' total private outdoor space in both 1994 and 2004. Likewise, more than 60 percent of respondents in both survey years indicated that their yard reflected a monoculture lawn. When compared with five other styles of landscaping, the monoculture lawn was found attractive and well-liked by approximately half the respondents in both survey years. In addition to the prevalence and preference for lawns, lawns were seen as practical to maintain as: the majority of respondents had a lawnmower ? mostly gas-powered; respondents were willing to spend almost $200 a year to water their lawn, on average; the application of chemicals, particularly fertilizers, was common with approximately half the respondents; and more than 40 percent of respondents were willing to pay lawn-care professionals to look after their yards. Lawns were also perceived to be the landscaping style most acceptable to neighbours. Thus, given the ubiquitousness of lawns in urban residential environments, the presence of lawns not only represents the yard design preferences of homeowners, but is part of deeply entrenched societal norms. <br /><br /> With assistance from the media and advertisements, these implicit societal norms were found to influence household attitudes and preferences towards what is dubbed 'lawn-scaping'. As confirmation of these subtle norms, more than 60 percent of respondents in both survey years agreed that 'a yard has to have a lawn'. However, these landscaping norms are also explicitly established in municipal property regulations and lot-maintenance by-laws. Hence, the lawn landscape is implicitly linked with social norms and explicitly articulated in legal agreements, making it the unquestioned standard of landscaping styles. It is concluded that a change in local policies and regulations, along with greater education and awareness, will lay the foundation for more alternative styles of landscaping within urban residential areas.
