Conceptual phase best practices

Construction projects comprise holistic and organic processes of the conceptual, detailed engineering, construction and start-up phases. The conceptual phase is the most critical phase in a project's life-cycle where the main strategic decisions are made. The success of other phases depends upon the decisions made during the conceptual phase. Although the conceptual phase presents the greatest opportunity for productivity improvement during the construction phase, it has been given relatively little attention. The main aim of this research was to establish the conceptual phase tasks and associated best practices for major projects that ensure good site productivity through decisions made in the conceptual phase. The aim was realised through the following five objectives: define tasks performed in the conceptual phase; rank the impact of conceptual phase tasks on site productivity; determine the impact of conceptual phase tasks on productivity in terms the main site resources of time, labour, plant, material and finance; establish the sequence with which tasks are performed in the conceptual phase; and establish Best Practices associated with each of the conceptual phase tasks. The research findings were based upon literature, an industry-wide postal questionnaire survey and case studies. The survey comprised a substantial twenty-page questionnaire containing 184 questions. The questionnaire was posted to 144 companies including clients, consultants, contractors and financial institutions throughout the European Union. A return of 37 per cent was achieved. The industry-wide survey was then followed by detailed case studies of six projects: a power plant; a chemical plant; a sewerage treatment plant; an offshore-structure; a motor way; and, a substantial building project. These case studies underpinned the survey and specific differences and similarities were highlighted among the six projects and the processes adopted during the conceptual stages. The industry-wide survey and complementary case studies formed the basis of recommendations for conceptual phase tasks and associated best practices achieving enhanced site productivity. It was concluded that the conceptual phase of construction projects comprised ten tasks: Consents and Permits; Project Definition; Financial Strategy; Project Planning; Contract Strategy; Project Management Organisation; Construction Philosophy; Procurement Strategy; Design of Temporary Works; and, Design of Permanent Structures. Eighty-one best practices relating to the conceptual phase were accepted by the respondents. These best practices, when adopted in the conceptual phase, should held to enhance site productivity.

Ao longo dos anos, o mundo contemporâneo caracterizou-se pelo desenvolvimento da tecnologia, da produção de bens industriais e do consumo. No entanto, a geração de resíduos e descartes do sistema industrial acompanhou esse progresso, causando a maioria dos problemas socioambientais. Atualmente, a sociedade vive sob a preocupação com a questão ambiental, o discurso da sustentabilidade e a busca por consumidores mais críticos. Sob essa perspectiva, observa-se a atividade do design como uma das grandes responsáveis pela manutenção do desenvolvimento industrial, ambiental e social, para o contínuo crescimento econômico. Contudo, isso só pode ser alcançado com a formação de uma cultura de designers conscientes dessa problemática, preparados para projetar frente aos princípios da sustentabilidade. Para tanto, este trabalho tem por objetivo aliar os conceitos do Design para a Sustentabilidade às metodologias de projeto, utilizadas no ensino de Design, a partir da integração de princípios, diretrizes e ferramentas para projetos com ênfase em sustentabilidade. Metodologicamente, este trabalho faz uso da pesquisa exploratória, revisão bibliográfica e pesquisa-ação. Sua aplicação ocorreu na disciplina de Metodologia de Projeto do curso de graduação em Design da Universidade Federal do Rio Grande do Sul, por meio de aulas teórico-práticas, aliadas ao desenvolvimento de projetos conceituais com potencial para a sustentabilidade. Os resultados esperados vão ao encontro da efetividade da aplicação dos procedimentos do design para a sustentabilidade nos métodos de projeto selecionados, bem como da aplicação deste processo no ensino de Metodologia de Design. / Over the years, the contemporary world characterized by the development of technology, production of industrial goods and consumption. However, waste generation and disposal of the industrial system accompanied this progress, causing most of the socioenvironmental problems. Currently, the society lives under the concern with environmental issues, the discourse of sustainability and the search for more critical consumers. From this perspective, there is the activity of design as a major responsible for the maintenance of industrial development, environmental and social, for continued economic growth. However, this can only be achieved with the formation of a culture of designers aware of this issue, prepared to project forward the principles of sustainability. To this end, this paper aims to combine the concepts of Design for Sustainability at project methodologies, used in undergraduate courses in Design, from the integration of principles, guidelines and tools for more sustainable projects. Methodologically, this paper makes use of exploratory research, literature review and action research. Its application occurred in the discipline of design methodology undergraduate degree in Design from the Federal University of Rio Grande do Sul, through theoretical and practical lessons, combined with the development of conceptual designs with the potential for sustainability. The expected results are in line with the effectiveness of the procedures of design for sustainability in design methods selected, and the implementation of this process in the teaching of Design Methodology.

Assim, este estudo examina a necessidade da utilização destas diretrizes na fase de concepção do projeto, considerando que esta é a etapa crucial para a tomada de decisões tais como a escolha de materiais, métodos e processos de construção. Para que isso ocorra, alguns princípios devem ser observados, tais como a durabilidade e a redução de tipos dos materiais e componentes, a adaptabilidade da planta a outras funções, a preferência por conexões mecânicas, facilidade de acesso a todos os componentes e a identificação de materiais, entre outros aspectos. O levantamento destes princípios foi feito a partir da análise de literatura específica no assunto. Após a comparação dos resultados levantados, estes princípios foram tabulados e aplicados em análises a projetos arquitetônicos publicados no ano de 2012 em revistas nacionais do setor. Após concluir que, pela análise dos projetos em si, dos manuais existentes na literatura e pelo fato de que os arquitetos brasileiros parecem não estar preocupados com a descontrução em suas obras, foram propostos princípios de projeto para desconstrução adequados ao contexto da produção arquitetônica brasileira. / This work discusses the importance of design guidelines for the deconstruction in order to, among other benefits, reduce environmental impact and cost generated by the construction industry, as well as increasing the lifetime of the building and its components. Thus, this study examines the need to use these guidelines in the conceptual stage of the project, considering that is a crucial step for making decisions such as the choice of materials, construction methods and processes. For this to occur, certain requirements must be observed, such as durability and reduced types of materials and components, the adaptability of the plant to other functions, the preference for mechanical connections, easy access to all components and materials identification, among other things. The survey was done of these principles through the analysis of specific literature on the subject. After comparing the results collected, these principles were tabulated and applied in analysis of architectural projects published in national magazines sector, in 2012. After completing that, by analyzing the projects themselves, the existing manual in literature and the fact that the Brazilian architects do not seem to be concerned with deconstruction in his works, were proposed design principles for deconstruction appropriate to the context of architectural production in Brazil.
