The objective of the thesis Specifics of real estate market in the Olomouc region is to analyse the real estate market of the districts of the Olomouc region. Then compare the market specifics of these districts and compare the selected location within the Czech Republic. The first part of the thesis is focused on the theoretical description and terms related to the real estate market. Then it describes the subjects of the real estate market and the factors that influence this market. Next chapter is focused on the regional policy and its impact on the real estate market. In the next part is the analysis of real estate market in the Olomouc region itself. There is the comparison of the districts in the Olomouc region. The analysis is focused mainly on the price development of selected types of real estate in the selected location and then is compared within the Czech Republic.

Thesis is focused on "Taking into account the marketing aspects in the sale of real estate" and deals with the current situation of the real estate market in the Czech republic with an emphasis on marketing at the point of sale recruitment of real estate. The situation of the real estate market is compared with the designated area for the marketing research, therefore, district Vyškov. In the framework of the marketing research was carried out analysis of the real estate agents and their customers by using questionnaires. On the basis of the results of the analysis were designed marketing strategies for sales and recruitment of individual types of real estate. The diploma work has two parts theoretical and practical. In the first part I deal with the specifications of the basic concepts related with marketing, in the second part is already applied marketing research in practice. In conclusion are given suggestions and recommendations for improvement.

The objective of the thesis Analysis of factors affecting real estate prices is to analyze selected aspects that somehow affects the price of real estate. The aim is to compare the impact of these factors on the market price of the selected type of property. The first part of the thesis defines theoretical bases and terms that relate to the real estate market. Furthermore, there are described the subjects of the real estate market and factors that influence the market and real estate prices. The most frequently used methods of real estate valuation are also described in the theoretical part. The practical part deals with the analysis of selected factors that affect the market price of the property. The analysis compares the prices of apartments in the three regional cities of the Czech Republic and then examines the differences in the average prices of these apartments and the degree of influence of selected factors causing differences in the prices.

The goal of my thesis is to assess the Real estate market in terms of law. I chose this topic because I take an interest in it both as a graduate of The Faculty Of Law and as a student of The Real Estate Engineering. There is no such thing as legal regulations of the reality matters in an integrated lex so far; the regulations are divided into several laws and ordinances. In the routine practise there often occur cases that are not governed by law at all. My task is not only to explain some problems and situations that may arise in this area and consider main advantages of the up to now legislation within the Czech Republic, but also to point out the main deficiencies and suggest a possibility of legislative changes. In the first chapter I explain several basic concepts that often appear in my thesis. The second chapter concerns the realities and the Real estate markets, where I put forward the legal regulations and also furnish information on the realities abroad and in Space. In the third chapter I deal with Real estate agencies, their importance, origin, structure, sorts and also other organisations that are connected to Real estate agencies. In the fourth chapter I describe the Real estate business, meaning juristic services of a Real estate agency and selling and leasing a real property. I also present contracts related to the Real estate business and the tax matters concerned while dealing with realties. In the fifth chapter I explain the work of a Real estate broker, his certification, professional education and at the end I explain what an ethical codex is. The sixth chapter sums up the whole thesis and evaluates individual parts.

The aim of this thesis is to define problems in the field of real-estate activities related to business ethics, to explore causes of their origin and to search for possible solutions to improve the present condition. We will get acquainted with the conception of business ethics, their history, place of origin, driving motives and we will learn what the most widely used instruments of business ethics are. This work is dedicated especially to those problems of the Czech real-estate market which are related to business ethics and which are the most discussed ones. The possibilities of supervision over using ethic rules in business and possibilities of legal protection represent significant importance. Via research we will point out the experience and opinions of employees of real-estate agencies concerning business ethics, we will learn their opinion as to the sense of the most used business ethics instrument – code of ethics, the possibilities of its application and checking. Based on results of this research we will try to propose recommendations leading to improvement of present condition.

The practical part of diploma thesis is focused on analysis of bordered flat market and comparison to the particular types of development. The main aim of this work is to determine which historical period of block of flats development is important and which less for contemporary flat market.
