The target of this graduation thesis is to analyze options you have in order to ensure additional financial resources in retirement age. Public pension system is unsustainable. Pension replacement rates by earnings are unsatisfactory. It is necessary to create a financial reserve individualy. From a financial sphere life insurance and additional pension insurance are offered. It is a state contribution which makes them profitable. Also Life cycle fund is an interesting way especialy in long run. From real investment sphere alocation into real estates or small solar power station with state garanties seem to be very convenient. Investment into descendants are disappreciated nowadays, but it is historical tested way of creation added resources in retirement age.

This thesis deals with an architectural case study of the urban block in the Svitava industrial zone bordered by the Svitava River in the east, Ring Road in the west, Milady Horákové Street in the north and Zvonařka Street in the south. Špitálka Smart City has been designed to be in this area. The thesis is modelled on the Špitálka Smart City urban study, that was the outcome of the pre-thesis seminar in the winter term 2020/21. The urban study objective was the urban renewal of the Brno teplárny (heating plant) area and its surroundings as well as a design of a new urban boulevard. The thesis focuses on a design of a selected urban block in the Smart City Špitálka. This mixed-use development provides commercial, administrative and residential functions. The block is divided into two parts; either part consists of three sections. Two underground storeys providing parking space and space for building services are intended for the whole block. The case study further develops only the section that is labeled Coworking offering six floors for coworking spaces. On the ground floor there are spaces for a café, commerce and also the main entry to the co-working offices. A sky-office and a venue for rent are located on the seventh floor. The venue can be used for a wide range of events from smaller conferences, through corporate meetings & teambuildings to private parties. Both the sky-office and the venue have access to the rooftop terrace. The design creates a modern office building concept in the former industrial zone.

The dissertation is focused on current issues in the connection with the rental price of land and construction land maps, which are addressed to practice. It deals with an overview of the development of rental and price charts in the Czech Republic and abroad. The basic precondition of the dissertation is the existence of data dealing with the relationship between rents and the usual (market, global) price of land in the price map in the Czech Republic. This area, the relationship of rents and land prices, has not yet been fully explored. The unavailability of this data can result in questioning the expert opinions for example in court proceedings. The conclusions of the dissertation illustrate, how interdependent ground rent with the price specified in price map constructions of land. The percentage of the relation I have determined to both individual cities (Prague, Brno, Olomouc), and all the Czech Republic as a whole.

This diploma thesis focuses on the highest and best use analysis (HABU) of property. In first chapters there is mention about current legislation, theoretical terms and methods of property valuation in Czech republic. The next chapter describes a methodology for the highest and best use analysis. The analysis itself was applied to real case, specifically to a former storage area of the construction company, which is located in Brno - Maloměřice. For this area were designed scenarios of possible use and four of them were chosen using tests of HABU analysis. In the end, one of them was chosen which is being considered the highest and best use for this property.

This thesis deals with the history of the Cistercian monastery of Žďár nad Sázavou in the second half of the 17th century, specifically from 1676 till 1705. In 1676, after almost four decades since the Cistercian Order had regained control of the seigniory in Žďár and the convent had been re-established, the monks were allowed to elect their own Abbot. Benedikt Zaunmüller, the prior of the monastery of Vyšší Brod, was elected and remained Abbot of Žďár till 1691 when he was forced to resign on health grounds. He was succeeded by Edmund Bagner, the first of the Abbots of the re-established monastery who was elected from the members of the Žďár convent and remained in office till his death in 1705. The scope of this thesis corresponds with the terms of office of these two Abbots who significantly contributed to the improvement in the economic situation of the monastery and the expansion of the personnel of the convent in Žďár and who are indisputably among the significant personalities of the Žďár Abbey. The outset of the thesis provides an overview of the available archival sources and existing literature on the topic. Economic History of Authors' Rights and Creative Industries in Czechoslovakia Hana Moravcová Dissertation thesis Abstract The thesis analyzes the impact of cultural policy on creative industries in Czechoslovakia. The first chapter is devoted to economics of authors' rights. It identifies inconsistencies in its three main assumptions, that undermine proper understanding of the effects of copyright and authors' rights. It provides a framework for optimization behavior of authors, that respects that market transactions between authors, users and consumers take place not on one, but on many markets where a work is spread. The second chapter reveals that the emergence of the Authors' Rights Act in interwar Czechoslovakia was the result of the influence of particular interest groups. The most important organizations are identified. Their mutual interconnection and linkage to the state facilitated their ability to directly influence the wording of the new law and its practical application. They used favorable conditions, like interventionist thinking of the society. Moreover, Czechoslovakia had to implement an international copyright treaty, part of the peace treaty signed by Czechoslovakia after the Great War. Management of this resource and the tax revenue it generates are of serious strategic importance, both domestically and internationally. Understanding the results of taxation for this important commodity is important to international relations as well. The tax system affects tax revenue, government actions, oil company actions, and the oil supply itself. Each of these is important to international relations.
