Modelování cen nemovitostí se zaměřením na vlastnosti lokality / Real estate price modelling with a focus on location attributes

The thesis introduces several methods of real estate price modelling suitable either for prediction of the housing prices or for exploring the relationships between the price and its determinants. We compared the conventional linear regression approach to the tree-based methods of machine learning. The comparison analysis on the dataset of 28 019 apartments in Prague suggests that regression trees (especially the Random forest) yield a higher accuracy in the price prediction. Another objective was to examine the effects of location attributes (especially its accessibility and environmental quality) on the prices of nearby apartments. To address the spatial interactions in the geographical data, we employed three spatially conscious models to achieve more reliable results. The local analysis performed with the geographically weighted regression confirmed the presence of spatial heterogeneity and described the price effects relative to the location. In some areas, an increase of 100 meters in distance from the nearest metro station and the nearest park are associated with a decrease in the apartment prices by 644 CZK/m2 and 916 CZK/m2 , respectively. These findings are especially important for the apartments near the stations of the new metro line, which is currently in construction.

Návrh a posouzení prefabrikovaných nosníků uložených ozubem / Design and analysis of precast dapped-end beams

The doctoral thesis deals with the analysis of the dapped-end beam detail, in terms of theoretical modelling and practical design using the strut-and-tie method as well as experimental verification of the bearing capacity and the behaviour of the detail under load by means of load tests and subsequent numerical nonlinear analysis. A summary of known structural and static designs explored in the literature has been presented. In addition, the strut-and-tie method has been introduced as an appropriate tool for a consistent design of the detail, element or the whole structure. The theoretical basis for the method has been described, including the general methodology for design and analysis. Practical problems have been discussed, specifically those resulting from the known design of the analysed detail based on the German approach; its modification has been processed theoretically taking into account the practical mode of reinforcement. An experiment has been suggested with a view to verify the presented calculation procedure and the influence of the used ratio of vertical to inclined hanger reinforcement on the bearing capacity and behaviour of the detail under load. The experiment also included accompanying material tests of the concrete which were used along with the inspection certificates issued for the used reinforcement as a basis for the nonlinear finite element analysis. Based on the results, the presented design procedure can be considered safe. These results also imply that the chosen ratio of vertical and inclined hanger reinforcements has no influence on the ultimate bearing capacity within practical reinforcement, as it only influences the formation, development and final width of cracks. With the growing ratio of the inclined hanger reinforcement, the width and density of cracks decreases at all stages of loading. Owing to their limitations, primarily during the service state, it is recommended that the minimal inclined reinforcement should be used.

Survival analysis often includes dealing with data that are censored. This thesis focuses on censoring in the form of current status data. We discuss seve- ral methods of regression analysis of current status data and focus mainly on a method that assumes that the time to event follows the additive hazards mo- del. Under the assumption of proportional hazards for the monitoring time, this method does not require knowing the baseline hazard function and allows us to use the theory and software which were developed for Cox model. We also pre- sent a modification of this method, a two-step estimator, and show that it is asymptotically normal and has the advantage of lower asymptotic variance.

Finanční analýza evropských společností v elektroenergetickém průmyslu / Financial analysis of European companies in electroenergetic industry

This diploma thesis focuses on providing complete characteristics of European electroenergetic industry by sample of 28 most important companies from 28 countries. Analyzing these companies, their financial results and relations to surroundings during terms from 2001 to 2010 is made by means of financial analysis, then output analysis and statistical analysis to prove relations between companies' financial results and macroeconomic and microeconomic factors. As a result of partial analyses there are several findings, of which the most interesting ones are following. Financial results were getting better during observating period, indebtedness was decreased in spite of low level of indebtedness at the beginning, however companies didn't show high profitability of their capital. Companies from southeastern part of Europe had worse results than the others. By statistical analysis there wasn't observed significant influence of prices of input commodities necessary for electricity production. On the other side the positive connection between domestic product with price index and development of these companies was found significant. During this period the decrease of portion of these companies in electricity production in domestic economies was found with average partial privatization.

Benefits of Pharmacometric Model-Based Design and Analysis of Clinical Trials

Quantitative pharmacokinetic-pharmacodynamic and disease progression models are the core of the science of pharmacometrics which has been identified as one of the strategies that can make drug development more effective. To adequately develop and utilize these models one needs to carefully consider the nature of the data, choice of appropriate estimation methods, model evaluation strategies, and, most importantly, the intended use of the model. The general aim of this thesis was to investigate how the use of pharmacometric models can improve the design and analysis of clinical trials within drug development. The development of pharmacometric models for clinical assessment scales in stroke and graded severity events, in this thesis, show the benefit of describing data as close to its true nature as possible, as it increases the predictive abilities and allows for mechanistic interpretations of the models. Performance of three estimation methods implemented in the mixed-effects modeling software NONMEM; 1) Laplace, 2) SAEM, and 3) Importance sampling, applied when modeling repeated time-to-event data, was investigated. The two latter methods are to be preferred if less than approximately half of the individuals experience events. In addition, predictive performance of two validation procedures, internal and external validation, was explored, with internal validation being preferred in most cases. Model-based analysis was compared to conventional methods by the use of clinical trial simulations and the power to detect a drug effect was improved with a pharmacometric design and analysis. Throughout this thesis several examples have shown the possibility of significantly reducing sample sizes in clinical trials with a pharmacometric model-based analysis. This approach will reduce time and costs spent in the development of new drug therapies, but foremost reduce the number of healthy volunteers and patients exposed to experimental drugs.
