The Second Home Phenomenon in Haikou, China

Second home ownership is a new and booming phenomenon in China. Although it has been widely discussed in newspaper, radio and other mass media, it has not raised much academic concern. This study is a preliminary research in this field. <br /><br /> In western counties, second home growth has caused a series of socio-economic impacts to the host community, including housing price inflation, displacement of local people, disruption of local service, etc. These effects identified by western literatures are examined in the context of Haikou, China. <br /><br /> Through applications of interview, on-site observation and secondary research, this study generally confirms the impacts addressed by other second home research. Similar to the western experience, the growth of second homes in Haikou has both positive and negative impacts. On the positive side, the increase of second home purchase contributes to the boom of property-related industry. On the negative side, it causes inflation pressure on housing price and affects the affordability of the housing for local people. The seasonality of second home occupation also leads to a "ghost communit" problem. However, as the development of second homes in Haikou is at an early stage, both their positive and negative impacts are not significant. Some effects such as the displacement of locals, the effects on local retail outlets and services are not detectable. Remarkably, this study addresses two problems that can only be found in China: "college entrance exam immigration" and "illegal sale of <em>hukou</em>". <br /><br /> Based on the major findings, policy recommendations for local government are provided. Implications for conducting research in China, and for future research opportunities are also suggested.

Sweden is a popular holiday destination for people from all over Europe. Its beautiful nature, the possibility of various outdoor-activities and the quintessential Swedish traditions and life-style attract tourists and potential holiday-home-owners alike. Citizens especially from countries such as Denmark, Norway and Germany are buying houses mainly in the southern and western parts of Sweden, searching for a better, easier and more relaxed life in the Swedish countryside. In my study I chose "Högsby kommun", a small municipality situated in the county of Kalmar in Småland as an exemplary case-study to show how Swedish communities deal with the steady decline of inhabitants. The aim of the study is to examine how arguments are used to convince immigrants in moving to Högsby kommun and how they relate to motives of foreign second home owners. Which arguments are used in promoting the place and what kinds of motives have foreign buyers of second homes to choose Högsby kommun as a place to stay? It is a qualitative case study, information is collected through interviews with employee of Högsby kommun and real estate agents, a content analysis of brochures and e-mail questionnaire with second home owners from Germany. The theoretical approaches are counterurbanisation in relation to lifestyle, theory of place identity and promotion of places and research of the motives in buying a second home. The results of the study show that arguments and motives building on each other. The arguments are promoting mainly a beautiful nature, quietness, a relaxed lifestyle and inexpensive housing - all of this are even motives for  foreign second home buyers moving to Högsby kommun.

En fri marknad för fritidshus? : Lokala effekter av regleringar inom fritidshusmarknaden – En studie om boplikt för fritidshus med exempel från Ven och Bornholm

The purpose of this study is to highlight the second home sector in Sweden and Denmark, in a comparative study of regulations for the second home market, and residence requirement. Two attractive second home island destinations is being compared in Ven, Landskrona and Gudhjem, Bornholm. The study addresses issues such as the local effects of a regulation of the second home market get at a local level, and the effects generated by deregulation, as well as local people's opinions about second home regulation in a popular second home area in southern Sweden.  This has been examined using a mix between qualitative method and quantitative methods, and the study is based on six semi-structured interviews from informants from Ven, Bornholm, and Gudhjem which has been analyzed throughout a thematic analysis. In addition to the interviews, diagrams from the Central Bureau of Statistics of Sweden and Statistics Denmark, and various real estate websites, and a field observation from Ven and Gudhjem will be presented. The result shows that show that the discussion on residence requirement has been going on for a long time in Sweden and Ven, but the local organizations found more disadvantages than advantages and are now looking in to other solutions, while other locals believes that there are more advantages with a residence requirement. In Denmark it’s revealed that there is recently started discussion between municipal decision-makers and local organizations about the regulations, and if it should be abolished or not. It turns out that the directions of the local effects being positive or negative depends a lot on the resort's contemporary expertise in local organizations, the population basis and to what extent the resort attracts people to stay there permanently for a living. The results also implies that some regulations in Denmark will not be deregulated, while it is still an active political discussion in Denmark.

This paper illustrates recent processes of internationalization of second home tourism based on detailed research of the Spanish insular destination Mallorca as a case study. German second home owners are especially emphasised within the paper as they predominate on the island in terms of international ownership (as well the anual amount of tourist arrivals). The paper includes discussion on teoretical aspects of second home tourism with focus on latest trends such as international ownership of second homes and retirement migration. Empirical part describes second home tourism on Mallorca within the context of its historical development, spacial organization and using patterns. The key part of the research is questionnaire survey which has been conducted in order to find resident's perception of German second home owners in municipalities Andratx and Deiá.

Druhé bydlení na Třeboňsku jako předstupeň amenitní migrace / Second home in Třeboň area as the first stage for amenity migration

The diploma thesis deals with two contemporary phenomena, second home and amenity migration. These phenomena often overlap in the conditions of the Czech Republic, so it is difficult to find a clear border between them. Second home can be understood as a complex of phenomena and processes related to a real estate, which serves as a temporary residency for its owner or user, who uses this real estate especially for recreation purposes. Amenity migration can be defined as a migration of inhabitants with the aim to achieve a better quality of life, better health, relaxation or potentially entertainment as well. It concerns migration of people for non-economic reasons and the direction of amenity migration is predominantly from cities to the countryside. Unlike second home, it is not any form of a temporary residency, but a permanent accommodation. The main goal of the diploma thesis was to explore the phenomenon of second home in the region of Třeboňsko and to evaluate its potential for amenity migration. The goal of the work was realised on the basis of an analysis of the data of the Czech Statistical Office and the Czech Office for Surveying, Mapping and Cadastre, by means of both field research and a questionnaire survey with the subsequent evaluation.

Esta dissertação aborda o fenômeno da segunda residência, propagado em forma de ranchos, ao redor de diversas represas formadas a partir da implantação de usinas hidrelétricas que se localizam no Rio Grande, a norte do Estado de São Paulo e sudoeste de Minas Gerais, mais especificamente entre a Usina de Volta Grande e de Furnas. O objetivo principal foi compreender o papel desta forma de consumo do espaço na apropriação e ordenamento do território na região estudada. Para isso, buscou-se analisar os diferentes vetores que contribuíram para a ressignificação da região e formaram, na orla fluvial do Rio Grande, grandes áreas de subúrbios de veraneio que servem às cidades economicamente mais pujantes da região, como Franca, Ribeirão Preto e Uberaba. No intuito de compreender esse fenômeno, além do suporte bibliográfico, foi necessária a realização de trabalhos de campo na região estudada. Observou-se que esse fenômeno acaba produzindo a fragmentação do espaço, dada por um uso especializado e elitista de parte do território regional, pela apropriação e privatização de áreas de preservação permanente. A ocupação das margens do Rio Grande vem crescendo de uma forma acelerada, novos empreendimentos estão sendo comercializados e as áreas livres lindeiras ao Rio são objeto de interesse por parte de loteadores e outros empreendedores imobiliários. Este estudo nos permitiu perceber que os subúrbios de veraneio são um dos principais fenômenos promotores da urbanização na região, e que existe um sistema de ações que incentiva a proliferação desses subúrbios de veraneio pelas margens do Rio, como a ampliação das zonas urbanas, criações de zonas de interesse social e ausência efetiva de fiscalização / This essay approches second home issues, which propagates like ranches around the diversity of reservoirs that were created despite the hydroeletric plants in the area of Rio Grande, north of Sao Paulo and south-east of Minas Gerais, more specifically between Volta Grande and Furnas plants. The main purpose was to establish an understanding of the significance of this kind of space consumption on appropriated and orderly ways for the studied region. For this, was soughed for analyzes the different vectors that contributed to the development of the region and formed, at the fringe of the Rio Grande, large suburban areas which are willing cities economically more powerful around the area, like Franca, Ribeirão Preto and Uberaba. To make a clearly comprehension of all occurrence, besides of bibliographic information given, was necessary some fieldworks inside the studied region. Was observed that this phenomenon caused space fragmentation, because of an elite and specialized use of regional territory part, according the occupation and privatization of protected areas. The occupation along the borders have been growing dramatically. New estates were built, and the areas in the riverside are the main focus of the constructors. This study allowed us to understand that emergence of summery houses is the main urbanization prompter, and exists a action system that encourages the proliferation of these suburbs, like the expansion of urban areas, creation of social interesting zones and no supervision around there

The present thesis studies the transformation of recreational facilities of Prague. It is focused on a model area of villages, Ohrobec and Dolní Břežany, which have been long - term observed by the departement of social geography and regional development of Charles University in Prague. Although this area is a significant recreational zone, since 1990's it passes through a considerable number of changes. In this area the transformation of second home and suburbal activity occurs and changes the present landscape character. In an observed locality it has occured the tranformation of the structure of area users. The aim of the thesis is to find out how these people use this area, how do they identify themselves with the place where they live or relax and, what kind of mutual relationships they have. Due to the character of my topic, I have chosen several methods from qualitative research, the main source of information is questionnaire survey between the inhabitants and vacationers.

A place to get it all back: the cultural landscape of cottagers in Nopiming Provincial Park

Second home use or cottaging is an increasingly desirable practice across Canada. In Manitoba, cottaging sub-divisions are generally situated along lakes and rivers in the province, many of which are situated on Crown land or in provincial parks. This study explored what is meaningful about cottaging to bring about a better understanding of the importance of cottaging as a culturally meaningful social practice. The objectives of the research were to identify what makes Flanders Lake and surrounding area of Nopiming Provincial Park a meaningful place for cottagers; determine if there are shared meanings among cottagers; and consider the implications of the cultural landscape of cottagers for natural resource management. The case study research considered the sense of place that is derived from cottagers’ experiences and what specifically contributes to the significance of cottage culture in the cottaging sub-division of Flanders Lake, Manitoba. A qualitative, interpretive research design was used for data collection. Photo-elicitation also known as resident employed photography was used, whereby cottagers were asked to photograph things, places or people that represented meaningful aspects about cottaging and the surrounding area. Semi-structured interviews were conducted with individual participants to validate and triangulate perspectives. Using NVivo 7 qualitative software to manage data and elicit themes, a cultural landscape framework of cottagers was developed. Cottagers cited recreational activities, connections with people, interactions with nature and the tonic-like effects of cottaging experiences, as the most meaningful aspects of cottaging. The study showed that it is possible to determine the most meaningful aspects of a place, and that many of those attributes are shared between community members. However, dissecting those meanings into constituent parts of a collective body of shared, interrelated and sometimes dependent meanings is complex, and not always possible. Further study on the cultural landscape of additional cottaging communities and of other area stakeholders is recommended given the increasing desirability and interest in cottaging, and potential for negotiating place meanings in multiple land use areas. / October 2008
